Sealy, Wallis and San Felipe: Austin County roofs and remodels

Austin County dates to 1836, carries Stephen F. Austin’s name, and is still a rural county where agriculture leads. It counted 30,167 people at the 2020 census across 656 square miles, 9.9 of them water, and Bellville is the county seat.

Its cities include Sealy, Wallis, Brazos Country and South Frydek. Industry and San Felipe are towns, and New Ulm is a census designated place. Interstate 10, U.S. 90, State Highway 36 and State Highway 60 cross it, and it borders Washington, Waller, Fort Bend, Wharton, Colorado and Fayette Counties. Every place on our list here is incorporated: Sealy, Wallis, San Felipe, Brazos Country and South Frydek. Where a property has a barn, a shop or an equipment shed beside the house, we will look at each roof on the place and tell you which ones need work now. On a working property, we also plan around your schedule, since a roof crew in the yard during a busy week is nobody’s idea of help.

Since those are all cities, permit-level work in town starts with that city’s own office: Sealy’s for Sealy, Wallis’s for Wallis, and so on down to South Frydek. Out in the country between them, there is no city government, so city permit rules do not apply. County rules on floodplain, septic, driveways and culverts still can, plus state rules, and a new building on rural land will often meet at least one of them. We look them up for your address and write the result into the scope.

If you are thinking about a barn-style home on Austin County land, the design work starts long before the steel. The long wall’s orientation decides where afternoon sun lands. Porch depth decides which windows stay shaded. Ceiling height and the roof assembly decide how the place handles summer heat, and the slab height has to suit the way water moves across the lot. Custom barndominium design and barndominium floor plans are where we settle those on paper, and barndominium planning ties them to the site, the septic and the driveway before anything is ordered. We walk you through how the work is done, step by step, so you can judge the plan on its merits.

On the house itself, roof replacement and architectural shingle replacement are the everyday jobs, and hail damage roof replacement follows a spring storm. Metal roof replacement suits an existing house you want to move off shingles. Inside, kitchen renovation and bathroom renovation refresh rooms within their walls, while whole home remodeling is the option when the layout itself is the problem. Deck installation gives a country house a place to sit out back, built on footings sized for the clay. We write the scope in plain terms and price exactly what it says.

Work we take on in Austin County

  • Deck installation A new deck in a Houston backyard has to deal with soil that moves, air that stays damp and termites that never take a season off.
  • Deck replacement A deck that’s soft underfoot usually has bigger problems underneath than on top.
  • Composite deck installation Composite decking trades yearly sealing for a higher upfront price and a few rules of its own.

Do you roof barns and equipment sheds, or only houses?

Both. R-Panel Metal Roofing is usually the sensible choice on a barn or shed, and the work goes faster than on a house. We look at the framing under old panels first, because rusted purlins or a sagging span can mean the structure needs attention before new metal goes on.

Is San Felipe incorporated?

Yes. San Felipe is an incorporated town, so work inside its limits follows the town’s own requirements. We confirm what those are for your specific job, a re-roof, a bathroom or an addition, and put the answer in the written scope before work starts.

How do you keep a barn-style home cool in an Austin County summer?

Mostly with choices made early: orientation, deep porches on the hot sides, a roof assembly with real insulation and ventilation, and windows placed where they help instead of where they bake a room. Metal walls need a proper insulation package too. We go through each choice during design so the house is not fighting the sun for its whole life.

Do Sealy and Wallis handle re-roof permits differently?

They can. Each is its own city with its own process, and we do not assume one matches the other. We ask the city that covers your address what a re-roof needs, and if the answer is nothing, we say so and get to work. The call comes before material is ordered, never after.

Is it worth replacing an old shingle roof with metal on a farmhouse?

Sometimes. Metal stands up to wind when the fasteners and trim are done properly, but it is a bigger job up front. If the shingle roof still has life in it, we will tell you to wait. If it is done, we price both and lay out the trade-offs.
