Hilshire Village roofs and remodels, done to fit a small city
Frank Bruess named Hilshire Village after a country estate in Hillshire, England, and building here started by the early 1950s. Covering 0.3 square miles with 816 residents, it is the smallest of the Memorial Villages by area, and it has kept its own city government since 1955.
Working in Hilshire Village
Hilshire Village incorporated on April 15, 1955, and that decision kept it outside Houston’s city limits while Houston annexed the land around it. As the population grew toward the 1990s, some owners demolished older homes and replaced them with newer ones, so a 1950s house can sit near a much newer build. Every bit of its 0.3 square miles is land. School of the Woods is located here, and students attend the Spring Branch Independent School District.
That mix is the defining feature for our work. An original 1950s house needs a different conversation than a newer rebuild: older electrical and plumbing, framing that predates current spans, and a roof that may have been re-covered once or twice. A newer house usually has a sound structure and builder-grade finishes the owners are ready to upgrade. Neither is better; they are different jobs. We walk both kinds the same way, attic first, then the wet rooms, then the exterior, and the scope we write reflects which house you actually own.
Because Hilshire Village is a separate city, permits for roofing and remodeling come from the City of Hilshire Village, even though Houston surrounds it. A city this small can set its own rules on construction hours, parking and dumpster placement, and with only 816 residents, everyone on the street will notice a work truck. A quick note to the neighbors before tear-off day goes a long way here. Spring Valley Village, Hedwig Village and Bunker Hill Village are next door, each with its own permit rules, so we never assume one village’s answer applies to another. We stage materials on your lot whenever we can and leave the street clear and clean each evening.
Frank Bruess took the name from a country estate in Hillshire, England, and the village spells it with one l. Building began by the early 1950s, and the rebuilding that came as the population grew toward the 1990s put newer houses beside the first ones. With 816 residents on 0.3 square miles, there are not many houses in the village at all, which makes every project visible. A tear-off here is something every neighbor sees and hears, so we schedule loud work for the middle of the day, keep crews small and give you a finish date we can meet.
The jobs that come up here
For an original 1950s house you plan to keep, home renovation updates floors, doors, trim and lighting without moving walls, and bathroom renovation brings the old baths up to date inside their footprint, with new tile, fixtures, waterproofing and ventilation. If the wiring or plumbing in a wall is past its life, we tell you before the tile goes up, because opening a finished wall later costs far more. If an original bath still has its first tile, we tap the walls and check behind the fixtures, because old tile can look fine over a wet wall. Living room remodeling suits a house where one wall stands between a small living room and a smaller dining room. If the house is headed for a teardown anyway, we will tell you not to spend remodel money on it.
For the roof, architectural shingle replacement on either kind of house gives you a heavier, dimensional shingle that holds up better to wind than old three-tab, and it is a good moment to fix ventilation. Newer homes with builder finishes are good candidates for luxury bathroom remodeling or kitchen renovation, where the layout works and the materials are what hold the house back. In a village this small and built out, a barndominium is the wrong project, and we will say so before anyone wastes time. On a small village lot we order the smallest dumpster the job allows and swap it rather than overfill it. Each scope comes with photos of what we found, so you can show the next contractor exactly what we saw.
- Architectural shingle replacement Plenty of older Houston subdivisions were built with three-tab shingles, and many of those roofs are at the end of their run.
- Bathroom renovation If the tub, toilet and vanity are already in the right places, nothing has to move.
- Home renovation Most houses we walk through don’t need a single wall moved.

Plenty of roofs we look at need a repair or nothing at all. If that is yours, you will hear it from us first.
Does Hilshire Village issue its own building permits?
Yes. Hilshire Village has been a separate city since April 15, 1955, so permits come from the City of Hilshire Village rather than Houston. We ask about any local limits on work hours and parking when we apply.
Should we remodel our 1950s Hilshire Village house or tear it down?
That is your decision, and we will give you honest numbers to make it with. If the foundation and framing are sound, renovation usually keeps more of your money in the house; if the slab is cracked through and the framing is failing, remodeling may not make sense. We look at the bones before we talk about finishes.
Is it worth swapping three-tab shingles for architectural shingles on a Hilshire Village house?
When the old roof is due, yes. Architectural shingles are thicker, carry higher wind ratings and look better on most houses. There is no reason to replace a sound three-tab roof early just to switch styles, and we will not suggest it.
How do you keep a job site tidy on a Hilshire Village street?
Materials go on your driveway or lawn, never on the street overnight. We sweep for nails daily, keep the dumpster on your property when there is room, and make sure trucks are not blocking a neighbor. Small city, small footprint.
Can you upgrade builder-grade bathrooms in a newer Hilshire Village home?
Yes. When the layout already works, we replace the tub, tile, vanity, glass and lighting with better materials and leave the plumbing where it is when we can. That keeps the cost down and the timeline short, usually a few weeks.
