Bonney, the smallest village in Texas, one mile off Highway 288

With 180 people counted in 2020, Bonney is the smallest village in Texas. It sits 10 miles north of Angleton and 13 miles south of Arcola, and Texas State Highway 288 runs a mile to the east, which puts downtown Houston 33 miles up the road from a village of 1.7 square miles.

Working in Bonney

Bonney began in 1873 as a station on the International Great Northern Railroad and took its name from a conductor on the Houston Tap and Brazoria Railway. A post office opened in 1889 and closed in 1920. Today it is a village of 1.7 square miles, all land, and Rosharon, Sandy Point, Holiday Lakes, Danbury and Angleton are its neighbors. Children here attend Angleton Independent School District schools. That is most of what the record holds, and for a roof or a building on your land, the rest of what we need to know comes from walking the property with you.

A village this size has a short list of jobs, and the roof over the house sits at the top of it. Highway 288 is close, so getting a supply truck here is no trouble; weather is the thing to plan around. Bonney sees the same spring hail, summer wind and June-to-November Gulf storms as the rest of Greater Houston, and each leaves a different mark on a roof. Hail bruises and dents, wind creases and lifts, and a long rain finds the flashing. We tell you which one we found, with the photos, before anybody mentions a new roof.

Bonney is incorporated, so the Village of Bonney is the government to ask first about work inside its limits. We call ahead to learn what the village wants to see for a re-roof or a new building on your property, and we write the answer into the scope. A project that adds a septic system, a driveway culvert or a slab near a floodplain can also bring county and state rules into play, and those get checked during that same call, before any material is ordered or any dirt is moved.

Small jobs are where a contractor’s habits show. We schedule a Bonney roof so the tear-off and the dry-in happen the same day, because a roof left open overnight is a bet against the weather. Trucks stay off any septic field or buried line you point out to us. The crew runs a magnetic sweeper for nails along the driveway and through the yard, and we leave the place looking the way we found it, minus the old roof. If a job here needs a second trip, it is because the weather said so, and you hear about it the day before.

The jobs that come up here

Roof replacement and asphalt shingle replacement cover most house roofs, and the difference is mostly the product: a full replacement can change materials, while a shingle replacement keeps the roof shingle and rebuilds it from the decking up. If the damage traces to one hailstorm, hail damage roof replacement is the job, and it starts with photos of every strike before anything comes off. On any re-roof we replace the vent boots and reflash the wall joints instead of reusing tired metal, since that is where an otherwise good roof leaks. Some roofs need only a few shingles and a new pipe boot, and that is the answer you get when it is true.

For a steel building on a Bonney lot, barndominium steel framing puts up a frame that clears wide spans without interior posts, and concrete slab foundations are designed for the clay underneath it. Small barndominiums suit a household that wants one level, a porch and a shop bay under a single roof without paying for rooms nobody uses. We plan these from the slab up, with drainage settled first, and we tell you if the lot needs fill before a single beam is ordered. If you want the building finished in stages, we set the under-slab plumbing for the final layout so nothing has to be cut out later.

  • Asphalt shingle replacement Replacing an asphalt roof is a day of controlled demolition followed by careful building.
  • Barndominium steel framing Red iron is the structural steel skeleton of a barndominium: heavy columns and rafters bolted into rigid frames that carry the roof, the walls and the wind.
  • Concrete slab foundations Houston clay swells when it is wet and shrinks when it dries, and it does both under every slab in the area.

Leave it?

Plenty of roofs we look at need a repair or nothing at all. If that is yours, you will hear it from us first.

Is a village as small as Bonney worth the drive for you?

Yes. Highway 288 makes it an easy trip, and we plan the visit so the measurements, the photos and the roof walk all happen at once. The size of the town has nothing to do with how carefully the work gets done, and a 180-person village gets the same written scope as anywhere else.

Does the Village of Bonney need to sign off on a new steel building?

We ask the village what it requires for your lot before anything is drawn. If the building needs a septic system, a culvert or a slab near a floodplain, the county and the state may each have a say, and we check them in the same pass. You see all of it in writing first.

How do you tell hail damage from ordinary wear on a Bonney roof?

Hail leaves round bruises where the granules are knocked loose, usually on the slopes that faced the storm, and it dents gutters and vent caps. Wear is more even, with granules thinning everywhere and shingle edges curling. We photograph both kinds side by side and show you the difference before saying what the roof needs.

What counts as a small barndominium?

Usually one story, two bedrooms or fewer, and a footprint sized so the slab, the steel and the roof stay modest. The point is to build what you will use and nothing you will pay to cool and never enter. We sketch a few layouts against your Bonney lot before anyone commits to a plan.

Will you leave a Bonney roof open overnight?

Not on purpose. We tear off only what we can dry in the same day, and if weather moves in early, the exposed section is covered before the crew leaves. An open roof in a Gulf Coast summer is asking for trouble, and we would rather finish a day later.
