Wharton County, East Bernard to Boling

Wharton County spreads across 1,094 square miles, only 8.2 of them water, and it counted 41,570 people at the 2020 census. It is named for two brothers, William H. and John Austin Wharton, and the city of Wharton is its county seat.

The cities include Wharton, El Campo and East Bernard. Boling, Hungerford, Iago and Louise are census designated places, which means no city government of their own. U.S. 59, U.S. 90 Alternate, State Highway 60 and State Highway 71 cross the county, and the planned Interstate 69 will follow the U.S. 59 route in most places once construction is done. El Campo Metropolitan Airport and Wharton Regional Airport serve general aviation. The county sits about 130 miles southeast of Austin. On our list, East Bernard is the city, and Boling, Hungerford and Iago are the unincorporated communities.

Paperwork follows that split. In East Bernard, the city’s own permit office reviews work inside its limits, and we ask what your job needs before material is ordered. In Boling, Hungerford or Iago there is no city government, so city permit rules do not apply. County rules on floodplain, septic, driveways and culverts can, and so can state rules, and on a rural property the septic location and the driveway culvert are the two we check first for a new building or an addition. We put what we find into the written scope, so you know which rules shaped the plan.

Metal roofing deserves a plain explanation here, because R-Panel and standing seam get lumped together and they are different products. R-Panel metal roofing fastens with screws through the face of the panel. It goes on quickly and suits shops, barns and many barn-style homes, and its screws and washers need a look every few years as heat and storms work on them. Standing seam metal roofing hides its fasteners under raised seams and lets the panels expand and contract in summer heat, which takes more labor and suits a house you want to leave alone for a long time. We price both side by side when either one fits.

The weather is the Gulf Coast’s, with tropical systems from June through November and hail and straight-line wind through the warm months, so storm damage roof replacement and hail damage roof replacement apply here as much as anywhere. Emergency roofing covers the night a storm opens a hole and water is coming in. For a new house or shop on your land, barndominium steel framing and barndominium post-frame construction are the two structural paths, and we will lay out which one fits your spans, your doors and your plans. Inside an existing house, bathroom renovation and veteran ADA remodeling are both on the table, and we schedule the days on site so you are not living in dust longer than needed.

Is Boling a town with its own government?

No. Boling is a census designated place, which is unincorporated, so there is no city government and no city permit rules. County floodplain, septic, driveway and culvert rules can apply to a job there, along with state rules. We check your address before anything is designed or ordered.

Should our shop get R-Panel or standing seam?

For most shops, R-Panel does the job well, and we would tell you so. Standing seam makes sense on a shop that is attached to the house, finished as living space or meant to match a standing seam house roof. We write both options with their trade-offs and let you pick. If you plan to heat and cool the shop, tell us early, since that changes the insulation under either one.

Is East Bernard incorporated?

Yes. East Bernard is one of the county’s cities, along with Wharton and El Campo, so work inside its limits goes through the city’s own permit office. Step outside those limits and the rules change to county and state ones. We confirm which applies to your lot before we price.

Steel framing or post-frame for a barn-style home?

It depends on the span, the doors and how you plan to finish the inside. Steel framing handles wide clear spans and big openings; post-frame uses wood columns set in the ground or on piers and suits many simpler layouts. We sketch your floor plan on each system and show you where each one fits and where it fights you.

How far out from Cypress will you come for a Wharton County job?

As far as Iago and Boling, which are on our list. For a single small repair, call anyway; we will tell you whether we can get to it soon or whether someone closer should. For a roof, a remodel or a new building, the drive is part of the job.
