Boling, the boomtown on the Boling dome

Sulfur, oil and gas turned up on the Boling dome in 1925, and Boling went from 20 people in 1920 to 450 in 1930. Mineral production stayed the dominant industry for 70 years, and today Boling is a census designated place in Wharton County with 930 residents and no city government.

Working in Boling

Before the New York, Texas and Mexican Railway arrived in 1900, the area was called Floyd’s Lane. The town was named for the Bolling family of Virginia, and the spelling slipped when citizens applied for a post office. Farming and the railroad carried the economy until 1925, and many streets and subdivisions here were named for the companies that came in with the boom. Boling was formed as a census designated place from parts of the old Boling-Iago CDP before the 2010 census. Wharton County lists Boling, Hungerford, Iago and Louise as its census designated places, and of the first three, Boling had the most people in 2020.

Students attend the Boling Independent School District. Iago, Needville, Hungerford, Damon and Kendleton are the neighbors, and the county seat is the city of Wharton. From our side, Boling is a long drive from Cypress, so we plan the job for as few trips as it can take and put the schedule in writing before the material is ordered. A first visit covers the house roof and any shop or barn you mention, and the scope prices each one separately. Many streets here carry the names of the companies that came with the boom, so tell us your street when you call and we will find you.

Boling is unincorporated, so there is no city government and no city permit rules. Do not read that as no rules at all. Wharton County floodplain, septic and driveway culvert rules and state rules can apply to a given property, especially when a new building or a new driveway is involved, and we look up what touches your address before any work starts. If the answer is that nothing applies, that goes in the scope too.

Under Boling is a salt dome that was worked for sulfur, oil and gas, and around it is flat ground with clay soil. For a new slab, we talk with you about a soil test and set the pad to drain before design. For an existing house, the roof work is what Gulf Coast weather makes it: hail in spring, wind at the edges in summer storms, and long humid heat that ages shingles from the attic side. We photograph every slope and give you a straight read on what the roof needs, starting with whether it needs anything.

The jobs that come up here

Barndominium home construction builds the full steel home, from the slab and frame to a finished interior, and on a Boling lot it starts with the ground: pad, drainage and a slab sized for the soil. Concrete slab foundations are the step most worth getting right here, with the pad built up, compacted and graded before any forms go down. If the lot needs fill or a different footprint, we say so before you buy steel. A building that starts square and dry is easier to finish, and every trade after the slab benefits. We also set the building on the lot with you before the pad is cut, so the doors face the driveway and the porch faces the shade.

Metal roof replacement takes off an old metal roof that has rusted at the fasteners or worked loose at the seams and puts back panels and trim fastened for Gulf Coast wind. Roof replacement covers the shingle roofs, and bathroom renovation handles the bathroom that needs new surfaces and fixtures in the same layout. We write each as its own line so you decide what happens now and what waits. When a metal roof needs only new fasteners, that is what the scope says. A bathroom refresh can run while the roof crew works outside, and the debris from both goes in the same container.

Leave it?

Plenty of roofs we look at need a repair or nothing at all. If that is yours, you will hear it from us first.

Boling is unincorporated. Who do I ask about building a new shop?

There is no city government, so no city permit rules. Wharton County floodplain, septic and culvert rules and state rules may apply, depending on the lot and the building, and we check your property against them before anything is drawn. If nothing applies, you hear that too.

Does the salt dome under Boling affect a new slab?

Possibly, and the way to know is a soil test instead of a guess. Before we design a slab here, we talk through testing with you and size the slab from the results. A re-roof on an existing house is unaffected by what lies under it.

My old metal roof in Boling leaks at the screws. Replace or repair?

If the panels are sound and only the fasteners have failed, new fasteners with fresh washers may be enough. If panels are rusted through, Metal Roof Replacement is the job. We look before we say, and we show you the rust or the lack of it.

Can a Boling barndominium be built in phases?

Yes, if it is planned that way. The slab and shell can go up first, with the interior finished later, as long as the plumbing rough-ins under the slab are set before the pour. We plan the phases on paper before the first truck arrives. Finishing the inside later then means framing, wiring and drywall, with nothing under the slab to dig up.

What does a bathroom renovation in Boling usually include?

New tile, a new vanity and top, new fixtures and a vent fan ducted outside, all in the existing layout. If something has to move, it becomes a remodel, and we price that separately so you can see the difference. How long it takes depends mostly on the tile you choose.

We also work in Iago, Needville, Hungerford, Damon, Kendleton. The whole list is on the Wharton County page.

We are based in Cypress and work across twelve counties around Houston. Leland Cannon retired from the Army as a First Sergeant; Geoff Schardien served in the Air Force. The scope you get is in writing, and the person who wrote it answers the phone.
