Spring Valley Village, a Houston enclave since 1955

Voters made Spring Valley a city on April 9, 1955, and in 2007 it officially became Spring Valley Village. It is an enclave, surrounded by Houston, and its 4,229 residents at the 2020 census live under their own city government on 1.3 square miles of land.

Working in Spring Valley Village

In 1936 state highway maps showed only a cemetery and a church on the site, and the first settlement covered about one and a half square miles. By 1960 the new city had 3,004 residents and only two businesses, a town of houses with almost no commerce. If your house was built in that first decade, it is about sixty-five years old, and it may have been added onto or partly rebuilt along the way. The house next door tells you very little about yours, and we inspect accordingly.

The Village Fire Department serves Spring Valley Village and all of the Memorial Villages, and schools are part of Spring Branch ISD. The neighbors are Hilshire Village, Hedwig Village, Hunters Creek Village, Piney Point Village and Bunker Hill Village. For a homeowner, the useful part is the city line: Houston surrounds you, but the City of Spring Valley Village is the authority for work on your house. We get the village’s requirements for your job in hand before a crew is scheduled.

A small, settled city of houses produces a particular kind of work. Roofs come due on a schedule, kitchens and baths age out, and owners who have been here a long time start thinking about how the house will work for them in twenty years. We walk the whole house with that in mind, and if the roof has five good years left in it, we tell you so before anybody mentions replacing it. Planning two or three projects in a sensible order, roof before ceilings and plumbing before tile, saves you from paying to do the same wall twice.

The 2007 name change from Spring Valley to Spring Valley Village moved no property lines. It does explain why older surveys, plans and permit records on some houses still say Spring Valley. If you have paperwork like that from an earlier addition or remodel, dig it out before we meet. Old plans show where the beams, bearing walls and plumbing runs are before anything gets opened, and that means fewer surprises in the middle of the job and a scope that is right the first time.

The jobs that come up here

Roof replacement and architectural shingle replacement handle most roofs that have reached the end. Class 4 shingle replacement is the conversation to have if you have filed a hail claim in the past few years; ask your carrier what an impact-rated roof means for your policy, because carriers differ. Wind damage roof replacement covers a roof where summer storms have lifted tabs and ridge cap. On a house that has been added onto, the scope also covers the places where the old roof and the newer one meet, because a replacement is the one time those joints can be rebuilt as a single roof.

Inside, kitchen remodeling, bathroom remodeling and dining room remodeling fit houses where the original rooms are small and closed off from each other. Veteran ADA remodeling and veteran ADA construction serve owners who plan to stay in the house as they age, from a curbless shower to a ramp at the front door built to a gentle slope. Bedroom remodeling can turn a ground-floor study into a main bedroom for an owner who would rather not climb stairs at night. Family room remodeling fits a back room that was added decades ago and never got the light, heat or finish the rest of the house has.

Leave it?

Plenty of roofs we look at need a repair or nothing at all. If that is yours, you will hear it from us first.

Houston surrounds Spring Valley Village. Do Houston rules apply to my project?

No. Your house is inside the City of Spring Valley Village, and that city is the authority for work on it. Whatever the village requires for your job is listed in the scope before work starts.

Is my roof due, or does it have a few years left?

We will tell you after we have been on it and in the attic. Granule loss, cracked or curled shingles, soft decking and failed flashing are what decide it, not the age alone. If it can wait, you will hear that from us.

Can you build an entry ramp that does not look like an afterthought?

Yes. We plan the slope, landings and railings to match the house, use the same materials as the porch or walk where possible, and keep the run as short as the slope allows. A ramp built that way looks like it was always part of the house.

What can be done with a small, closed-off 1950s dining room?

Often the wall between it and the kitchen can come out, or be opened partway, so the two rooms work together. If that wall carries load, a beam does the job. We check before we promise anything.

Should I switch to an impact-rated roof after a hail claim?

It is worth considering, especially if hail has already cost you one roof. Ask your carrier whether it affects your premium, and get our price for both a standard and an impact-rated shingle. Then decide with both numbers on the table.

We are based in Cypress and work across twelve counties around Houston. Leland Cannon retired from the Army as a First Sergeant; Geoff Schardien served in the Air Force. The scope you get is in writing, and the person who wrote it answers the phone.
