Piney Point Village, one of the Memorial Villages

Piney Point Village started in 1885 as a stop on the Texas Western Railroad, and German farmers worked the land near a sawmill long before anyone called it a Memorial Village. It incorporated in 1955 and now holds 3,128 residents on 2.1 square miles, most of it north of Buffalo Bayou.

Working in Piney Point Village

Your mail says Houston, and most addresses here fall in the 77024 ZIP code, but the village is its own government. The City of Piney Point Village is the authority for permits on work inside its limits, and that is the first thing we confirm. We put permitting at the front of the schedule and order nothing until it is settled, because a special-order roof sitting in a driveway waiting on paperwork helps nobody. A village of 2.1 square miles with its own government is easy to get right if you ask first, and that is our habit.

If your house has a roof with many hips, valleys and dormers, it has more places for water to get in than a simple gable, and the flashing at each of those places matters more than the shingle on the open field. If your roof carries heavier or more expensive materials, such as designer shingles, slate-look products or standing seam metal, we look at what you have and how it was installed before we talk about what replaces it, and we will match it when matching is the right call. On a roof this size, a leak can travel a long way inside before it shows on a ceiling, so we trace stains back to their source in the attic.

Most of the village is zoned to Spring Branch ISD, and the Kinkaid School, a private school for kindergarten through 12th grade, is in Piney Point Village too. The neighbors are the other Memorial Villages: Hunters Creek, Bunker Hill, Hedwig and Spring Valley. Where big trees overhang a roof, leaves fill the valleys and gutters and shade keeps algae alive on the slopes that never dry out, so cleaning and drainage go into our scope along with the roof.

Most of the village lies north of Buffalo Bayou, and the bayou is the reason drainage deserves a look on any lot near it. A large roof sheds a lot of water in a Houston downpour, and that water has to go somewhere deliberate: gutters sized for the roof area, downspouts tied into drains that discharge where the grade allows, and no new patio, sunroom or addition that dams the way the lot already drains. We check the slope of your lot before we design anything that sits on the ground.

Worth knowing here

  • According to 1936 state highway maps, the Piney Point Village community was near a sawmill.
  • Piney Point Village is part of a collection of upscale residential communities in west Houston known as the Memorial Villages.

The jobs that come up here

Luxury home remodeling and luxury home renovation are the main inside jobs here: higher-spec materials, custom millwork, and careful protection of finishes that are already expensive. Luxury kitchen remodeling and luxury bathroom remodeling are where those projects usually concentrate. We write exactly what goes in, by brand and model, into the scope, so nothing gets quietly downgraded halfway through the job. Lead times on custom cabinets, stone and fixtures run longer than most people expect, so we order early and do not tear out a working kitchen until the replacement is on its way.

On the roof, standing seam metal roofing and architectural shingle replacement are the two choices that suit a large, complicated roof, and Class 4 shingle replacement is worth pricing if hail has already cost you one. Sunroom construction and composite deck installation fit the bigger lots, as long as they tie into the house cleanly and drain away from it. For an owner planning to stay in a large two-story house for good, veteran ADA construction can add a first-floor suite or an elevator shaft framed into the plan, which is far easier to build in during a remodel than to bolt on later.

  • Architectural shingle replacement Plenty of older Houston subdivisions were built with three-tab shingles, and many of those roofs are at the end of their run.
  • Luxury bathroom remodeling Higher-end bathrooms fail in the same places builder-grade ones do: water behind the tile and steam inside the walls.
  • Luxury home remodeling A luxury remodel pairs a layout change with materials that leave less room for error: wide openings, heavy stone, built-ins measured to the sixteenth.

Leave it?

Plenty of roofs we look at need a repair or nothing at all. If that is yours, you will hear it from us first.

My mail goes to Houston 77024. Who permits work on my house?

The Postal Service uses Houston for addresses here, but the City of Piney Point Village is your local government. Work inside the village goes through the village. We confirm the requirements for your project before anything is ordered.

How do you protect existing finishes during a high-end remodel?

We cover floors with rigid protection, seal off the work area with plastic walls and run dust collection on the cutting tools. Rooms outside the work area stay closed off, and the crew walks the protected areas with you at the end of each week.

How do you handle a complicated roof with lots of valleys?

Valleys and wall intersections get the most attention: ice and water underlayment, new flashing, and a valley style that suits the shingle. On a roof like that, the crew lays out the work so each valley is finished and sealed before they move on.

Will you match the materials already on my house?

When it makes sense, yes. Some designer shingles and metal profiles are still made, and some are not. We tell you what can be matched, what the closest option is, and when it is smarter to replace a whole plane so the roof looks like one roof.

Can you add a sunroom without it looking tacked on?

Yes, if the roofline, trim and exterior finish follow the house. We draw the roof tie-in first, because a sunroom roof that fights the main roof looks wrong and leaks. You see the plan before we break ground.

We are based in Cypress and work across twelve counties around Houston. Leland Cannon retired from the Army as a First Sergeant; Geoff Schardien served in the Air Force. The scope you get is in writing, and the person who wrote it answers the phone.
