Fulshear’s roofs, from the old farm town to the new streets
Fulshear stayed a farm town of a few hundred people into the 1970s. Then Houston came west, and growth in the 2000s turned the crossroads at FM 359 and FM 1093 into a city of 16,856, with roofs of every age in between.
Working in Fulshear
The name goes back to Churchill Fulshear, one of Stephen F. Austin’s Old Three Hundred, who received his land grant on July 16, 1824. The town grew around the San Antonio and Aransas Pass Railroad in the 1890s and held between 300 and 700 people into the 1970s. Fulshear incorporated in 1977, and growth exploded in the 2000s as Houston, 33 miles to the east, spread its way. FM 723 and Interstate 10 are the other roads that tie it in, and Weston Lakes, Simonton, Brookshire, Orchard and Katy are the nearest neighbors. That jump, from a few hundred people for most of a century to 16,856 by 2020, is the story of the place told in one number, and it is why the old town at the crossroads and the newer streets around it get treated as two different conversations.
The ground here is Brazos country. Sediment the river left behind made rich soil in the Fulshear area, good for farming and a reason to think carefully about a slab. Soil that holds water swells and shrinks with the seasons, so a new building pad needs its grading and drainage planned before the forms go down. For an existing house, the roof is part of that system: gutters and downspouts that carry water well away from the foundation keep the soil under the slab steadier through a wet spring and a dry August. That is why we ask where your downspouts end when we are up on a Fulshear roof.
Fulshear is an incorporated city, and work inside its limits is permitted through the City of Fulshear. A lot of land near Fulshear sits outside those limits, where there is no city permit at all and the questions become county floodplain, septic and driveway rules and state rules. School zoning splits too, between Lamar Consolidated ISD and Katy ISD. In the newer subdivisions, expect an association to review exterior changes like shingle color; in the older parts of town and out on the farm roads, expect fewer rules and more variety in what is standing. We check both the city line and any association rules before a single bundle shows up.
Worth knowing here
- Sediments deposited by the Brazos River have created rich soil in the Fulshear area.
- Fulshear remained a rural agricultural town with a population ranging from 300 to 700 into the 1970s.
The jobs that come up here
In the subdivisions built during the 2000s boom, some roofs are reaching the age where one bad hailstorm is the deciding factor. Hail damage roof replacement is the job when the strikes are real and documented. Class 4 shingle installation is worth considering on a new build or addition, and if you are replacing anyway, ask your carrier what Class 4 shingle replacement would do to your premium; we do not promise discounts, we show you photos. Standing seam metal roofing is the other option people ask about in Fulshear, and on a house with a simple roofline it is a good one. Bathroom remodeling in a 2000s-era house usually means retiring a corner garden tub for a larger walk-in shower.
Out on the farm roads, the questions are bigger. Barndominium planning and barndominium floor plans come first, because on land this flat the layout has to account for drainage, the summer sun and the direction of the wind before anyone orders steel. Farmhouse barndominiums suit the setting here, with deep porches that shade the walls and a roof pitched to shed heavy rain. Inside the older houses in town, home renovation covers the refresh when the rooms work but look tired, and luxury home remodeling is the call when the plan involves higher-end materials and custom work. Barndominium steel framing and barndominium post-frame construction are both options on acreage here, and the choice depends on the spans you need and how you plan to finish the inside.
- Bathroom remodeling A remodel changes the bathroom’s layout: the corner garden tub comes out for a walk-in shower, the toilet moves to its own room, a wall shifts to borrow space from a closet.
- Class 4 shingle installation A new roof is the simplest moment to choose impact resistance, because no good roof gets thrown away to get it.
- Class 4 shingle replacement Switching an existing roof to Class 4 usually comes up after a hail claim or when the old roof is due anyway.

Plenty of roofs we look at need a repair or nothing at all. If that is yours, you will hear it from us first.
Is my house near Fulshear inside the city, and does it matter?
It matters for permits. Inside the city limits, the City of Fulshear’s permit office handles them; outside, no city permit applies, though county rules on floodplain or septic can. Our first step is checking your parcel against the city boundary. Land carrying a Fulshear name can sit well outside the city, out along FM 359 or FM 723.
Will my Fulshear association approve a metal roof?
Some associations allow standing seam metal and some do not, so ask yours with the exact product and color in hand. We can supply the spec sheet. If metal is out, impact-rated architectural shingles are the usual alternative.
Does the rich Brazos soil around Fulshear change how you pour a slab?
It changes how we prepare for one. Soil that holds water moves, so we plan grading and drainage first and size the slab and its reinforcement for the site. If the lot calls for a soil report, we say so up front.
What does a farmhouse barndominium near Fulshear need to handle the heat?
Shade and air. Deep porches on the sunny sides, a light-colored roof, good insulation at the roof deck, and windows sized and placed to avoid the afternoon sun. Those choices are easy to make on paper and pay back every August.
How quickly after hail can you inspect a roof in Fulshear’s newer neighborhoods?
As fast as the storm load allows, and you get a real day when you call. After big storms the list grows, and we work it in the order calls arrive unless water is coming in. If you can, photograph the hailstones on the ground right after the storm; it helps show what size came down.
