Conroe’s roofs and remodels, from Loop 336 to Lake Conroe

Isaac Conroe built a sawmill here in 1881, and the town that grew up around it is now the seat of Montgomery County with close to ninety thousand people. We work Conroe roofs and interiors on both sides of a city line that has moved every year since 2007.

Working in Conroe

Conroe started out as Conroe’s Switch, a lumber stop in the piney woods, and incorporated in 1904 with 5.44 square miles inside its limits. Oil changed the pace in 1931, when the Conroe Oil Field came in and produced 40 million barrels by 1935. The city counted 89,956 residents at the 2020 census. Interstate 45 runs north and south through town, State Highway 105 crosses it east to west, and Texas Loop 336 rings the middle. Lake Conroe lies northwest of downtown. Panorama Village and Willis sit to the north, and Cut and Shoot, Grangerland and Woodloch are the small places closest on the other sides. The Crighton Theatre has been open downtown since November 26, 1935.

The number that matters most for a building job here is the size of the city. Conroe has annexed territory every year since 2007, and its limits grew from 52.8 square miles to 77.5 by 2022. A house that sat outside town on the day it was bought may sit inside it now, and that changes who reviews the work. Inside the limits, the City of Conroe’s permit office is the first stop for a re-roof, an addition or a remodel that moves plumbing. Outside them there is no city review at all, though county and state rules on floodplain, septic and driveways can still reach a lot. We look up your address against the current limits before we write a scope, so the paperwork is right on the first try.

Conroe sits in the southwest corner of the East Texas Piney Woods, and loblolly pine is the most common tree around it. If tall pines stand over your house, they belong in the roof decision. Needles pile up in valleys and behind chimneys and hold water against the shingles. Shade keeps a north slope damp long enough for algae to streak it. A limb that comes down in a summer storm can punch through decking that looked fine from the yard. None of that dooms a pine-shaded roof. It does mean the inspection has to cover the valleys, the gutters and the decking along with the shingles, and we photograph all of it so you see what we saw.

Montgomery County had 620,443 residents in 2020, and Conroe is its seat. Spring brings hail, Gulf storms push wind and rain north between June and November, and the summers run long and wet. Attic heat is the slow one. A roof that cannot vent its heat cooks the shingles from underneath through every August, and a ridge vent that is too small shortens a roof’s life no matter which shingle went on. That is why flashing and ventilation get as much of our attention on a Conroe roof as the shingles themselves.

Worth knowing here

  • Conroe was originally called Conroe’s Switch and built its early economy on the lumber industry in the local piney woods.
  • Lake Conroe, northwest of downtown Conroe, is used for boating and fishing.

The jobs that come up here

Roof replacement is the answer when a shingle roof has lost its grit, curled at the edges or taken one storm too many, and the decking under it has started to soften. When the decking is sound and the house only needs new shingles in a heavier profile, architectural shingle replacement is the right line on the scope. After a spring storm, hail damage roof replacement starts with photographs of the strikes, slope by slope, before anything comes off the house. If your roof still has years in it, we say so and leave. A pine limb through the deck in the middle of the night is a different call: the first job is a dry-in, and the repair scope comes after the limb is off.

Inside the house, the Conroe jobs worth doing are the ones that fix how a room works. Kitchen remodeling covers moving walls, plumbing and cabinets when the layout itself is the problem. Bathroom renovation is the lighter version: same footprint, new tile, fixtures, lighting and a fan that actually moves the steam out. If you own a building downtown or out along Loop 336, commercial roof repair keeps a low-slope roof watertight while you decide whether it needs replacing. Most owners already know which room bothers them. Our part is telling them what fixing it involves before anyone takes a wall down. Kitchen and bath work in an occupied house runs on a calendar you can plan dinner around, with the water off on the days we name and no others.

Leave it?

Plenty of roofs we look at need a repair or nothing at all. If that is yours, you will hear it from us first.

My Conroe address was annexed. Do I need a city permit now?

If your lot is now inside the limits, yes, work goes through the City of Conroe’s permit office. Conroe has added land every year since 2007, so we check the current limits for your address instead of trusting an old plat. It takes a few minutes and saves you a stop-work order. If the lot is still outside the line, we tell you which county and state rules, if any, touch the job.

Do pine needles really shorten a roof’s life?

They can. Needles that sit in valleys hold water against the shingles and feed algae on the shaded slopes. Clearing the valleys and gutters once or twice a year is the easy fix, and we show you where the needles collect when we inspect.

How long does a shingle re-roof take on a Conroe house?

Tear-off and new shingles on a single-story house usually take one to two days once the material is on site, weather allowing. Rain is the usual reason a job runs long. We will not open a roof with a storm on the radar just to stay on schedule.

Do you work on commercial buildings in Conroe?

Yes. We handle low-slope and shingle roofs on small commercial buildings and remodel interiors for owners who need to stay open. We walk the roof, tell you what is failing and hand you a written scope you can take to a lender or a partner.

Is it worth replacing my roof before hurricane season?

If the roof needs replacing, yes, because June through November is when Gulf storms reach this far north. If it does not need replacing, no, and we will tell you so. Resetting loose shingles and resealing flashing and vent boots is often enough to carry a sound roof through the season.

We also work in Panorama Village, Cut and Shoot, Woodloch, Willis, Grangerland. The whole list is on the Montgomery County page.

Veteran Built is two veterans running a roofing and construction company out of Cypress. Every job starts with one of them walking it with you, and every inspection ends in a straight answer: replace, repair or leave it alone.
