Bailey’s Prairie, seven square miles along Highway 35
Texas State Highway 35 runs straight through Bailey’s Prairie, five miles from Angleton one way and eight from West Columbia the other. The village covers 7.7 square miles and counted 775 people in 2020, and the jobs we expect to hear about range from a shingle roof on a house to a steel building that has not been built yet.
Working in Bailey’s Prairie
Bailey’s Prairie was established in 1818 and named for the pioneer James Briton Bailey, three years before the first of Stephen F. Austin’s settlers reached the mouth of the Brazos in 1821. It is a village in central Brazoria County, and Highway 35 is its main road, leading east 5 miles to Angleton and west 8 miles to West Columbia. Angleton, Holiday Lakes, East Columbia, Richwood and West Columbia are the neighbors. Students are zoned to Angleton Independent School District schools, Angleton High School included, and the 2020 census put the population at 775. Highway 35 is also the road our crews and deliveries will use to reach you, so it figures in the plan below.
The ground here is flat coastal prairie, and flat ground decides a great deal about building on it. Rain has nowhere fast to go, so where a new slab sits relative to the surrounding grade matters more than any finish choice inside. On a roof, spring hail and summer straight-line wind do most of the damage, and long humid heat bakes shingles from the attic side when ventilation is poor. On a metal building, the same wind works on fasteners and trim, and a loose panel edge or a dried-out screw washer is how a shop roof starts to leak long before anyone sees a drip.
Bailey’s Prairie is incorporated as the Village of Bailey’s Prairie, so the village’s own requirements are the first ones to check for work inside its limits. We ask the village what it needs for a re-roof, a remodel or a new building on your lot before scheduling anything, and the answer goes into the written scope. Where a project reaches into a floodplain, a new septic system or a driveway culvert, county and state rules can come in as well, and we look those up during the same round of questions so the plan does not change halfway through.
Because Highway 35 links the village to both Angleton and West Columbia, a job here can be supplied from either direction, and we plan deliveries so the material, the dumpster and the crew land on the same morning. That matters on a rural lot: a load of shingles left in the rain or a dumpster parked on soft ground after a storm costs days. We look at where the trucks will park and where the debris goes before day one, and if the yard is soaked, we wait a day rather than rut it.
The jobs that come up here
If the plan is a new building, barndominium planning comes before any drawing: what the village allows, where water drains, how big a slab the site can carry and what can be built in phases. Barndominium site preparation follows, grading a pad that sheds water away from the building, and concrete slab foundations are designed for the clay under that pad rather than copied from a catalog. Metal roof installation is the usual lid for a steel building, and for a shop or barn that does not need a finished look, R-Panel metal roofing does the job with exposed fasteners and panels you can replace one at a time.
For the house itself, roof replacement is what we recommend when the shingles are worn out across the roof, and a short repair is what we recommend when they are not. Bathroom remodeling handles the layout changes inside, and we tell you up front how cutting the slab for a drain changes the schedule. If the house needs both a roof and a bathroom, we can price them together and sequence them so the roof is closed before any interior work starts. If someone in the household is a veteran who needs a step-free shower or wider doors, veteran ADA construction builds those features into a new structure from the start, which is simpler than retrofitting them later.
- Barndominium planning Most barndominium trouble starts before construction, on a piece of land nobody checked closely enough.
- Barndominium site preparation A barndo slab is only as good as the ground under it, and the ground around Houston is flat, wet half the year and full of clay that swells and shrinks.
- Concrete slab foundations Houston clay swells when it is wet and shrinks when it dries, and it does both under every slab in the area.

Plenty of roofs we look at need a repair or nothing at all. If that is yours, you will hear it from us first.
Does the Village of Bailey’s Prairie have rules for a new metal building?
We ask the village before anything is drawn, because the answer depends on the lot and the use. If the building sits near a floodplain or needs a new driveway culvert, county and state rules can be part of it as well. You get every answer in writing before you spend money on steel.
How do you set a barndominium slab on flat prairie ground?
Grade first, then pour. The pad has to sit high enough and slope far enough that water leaves the building on its own, and the slab is designed for clay that moves between wet and dry seasons. If the site calls for a soil test, we say so before any concrete is ordered, and the test result drives the design.
Is R-Panel good enough for a barn in Bailey’s Prairie?
For a barn or shop, usually yes. It goes on quickly, it handles rain well when the laps and fasteners are right, and a damaged sheet can come out without touching its neighbors. For a house or a building you want to look finished, Standing Seam Metal Roofing hides the fasteners and is worth comparing.
Can you work off Highway 35 without tearing up my yard?
We walk the route the trucks will take before the job, pick where the dumpster sits and lay plywood where the ground is soft. After heavy rain we would rather move the start date a day than leave ruts you have to fix. That decision gets made the evening before, and you hear about it then.
What happens if the decking under my Bailey’s Prairie roof is rotten?
We find it during tear-off, photograph it and replace only the boards that are bad. The written scope carries a per-sheet line for this up front, so it never turns into a surprise on the final bill. Sound boards stay right where they are.

We are based in Cypress and work across twelve counties around Houston. Leland Cannon retired from the Army as a First Sergeant; Geoff Schardien served in the Air Force. The scope you get is in writing, and the person who wrote it answers the phone.
