Pinebrook roofs, barndominiums and remodels in Grimes County
Pinebrook is a small community of 485 people, two miles southwest of Plantersville and 17 miles southeast of Navasota. An extension of the Aggie Expressway, State Highway 249, is slated to pass just south of it, and any project here, from a roof to a new barndominium, starts with the ground and the drainage.
Working in Pinebrook
Pinebrook is an unincorporated community and census-designated place in Grimes County, first listed as a census-designated place before the 2020 census, which counted 485 residents. It sits 2 miles southwest of Plantersville and 17 miles southeast of Navasota, and its students attend Navasota Independent School District schools. Plantersville and Todd Mission are the nearest places, and Magnolia, Montgomery and Stagecoach are the other close neighbors.
Grimes County was formed from Montgomery County in 1846 and named for Jesse Grimes, a signer of the Texas Declaration of Independence and an early settler. Anderson is the county seat, and the county counted 29,268 residents in 2020. The Navasota and Brazos rivers form its western boundary, and eastern Grimes County lies in the watershed of the San Jacinto River. In 1859 the Houston and Texas Central Railroad reached the county, and Navasota soon outgrew Anderson after Anderson rejected the line. Cotton and corn were the main crops before the Civil War. Timber harvesting was part of early 20th century industry, and later livestock and dairy farms made up most of the county’s farm revenue.
On a rural lot, a building project starts on the ground. Where a pad sits, how water leaves it in a heavy rain and how a loaded concrete truck reaches it when the ground is wet all come before anyone talks about steel or shingles. Expansive clay soils move between wet and dry seasons across Greater Houston, so slab design and drainage carry real weight. A barndominium or shop slab poured on poorly drained ground will crack and settle no matter how good the building on top of it is, and fixing that afterward is a much bigger job than doing it right first.
Pinebrook is unincorporated, so no city government sets building rules here and there are no city permit requirements to meet. Where county rules on floodplain, septic, driveways and culverts apply, and wherever state rules reach a project, they still count, and we check which ones touch your address before work starts. A new septic system or a driveway culvert for a barndominium is exactly the kind of item that check catches early, before it can hold up a slab pour.
The jobs that come up here
Barndominium planning is where a Pinebrook build begins: deciding size and layout, setting the pad and working out how power, water and septic reach the site. Barndominium foundation construction follows, with a slab sized for the steel or post frame above it and for clay that moves. Barndominium steel framing puts up the structure, and the roof and wall panels go on with trim and closures sealed against wind-driven rain. We describe each stage in writing before it starts, so you know what happens when and what has to be decided before the next step.
For an existing house, roof replacement makes sense once shingles have worn bald and the decking at the eaves has softened. Metal roof replacement fits a barn or shop whose old panels have rusted at the screw holes or laps. Inside, bathroom remodeling handles layout changes, and veteran ADA remodeling adds ramps, wide doors and curbless showers for anyone in the house who needs safer access, planned before the need is urgent. If the barn and the house both need roofs, we write them as separate lines so you can do one this year and one next.
- Barndominium foundation construction A steel barndominium puts its weight down at the columns, and the wind tries to pull those same columns up.
- Barndominium planning Most barndominium trouble starts before construction, on a piece of land nobody checked closely enough.
- Barndominium steel framing Red iron is the structural steel skeleton of a barndominium: heavy columns and rafters bolted into rigid frames that carry the roof, the walls and the wind.

Plenty of roofs we look at need a repair or nothing at all. If that is yours, you will hear it from us first.
With no city government in Pinebrook, what rules apply to a new barndominium?
No city building code reaches this land. County rules on floodplain, septic, driveways and culverts can, along with state rules, depending on the lot and the plan. We check your address and list what applies before the design is final. That list goes into the written scope.
Will the Aggie Expressway extension affect a build near Pinebrook?
The State Highway 249 extension is slated to pass just south of Pinebrook. If your land is near the planned route, it is worth knowing where the right-of-way sits before you place a building. We can help you look into that during planning. Road projects keep their own schedules, so we treat the route as something to confirm, never something to assume.
How do you keep a barndominium slab from cracking on clay?
Good site preparation, compaction, moisture control and a slab designed for the load and the soil. Clay swells when wet and shrinks when dry, and a slab that is not built for that movement will show it. We plan drainage away from the slab from the first day.
Steel frame or post frame for a barndominium in Grimes County?
Both work. Steel framing gives long clear spans and will not rot or draw termites. Post-frame uses wood columns set in or on the ground and can be simpler to finish inside. We walk through the trade-offs for your size, layout and use, and you choose. Either way, the slab and the drainage matter more than the frame.
Can you replace a rusted barn roof on a Pinebrook property?
Yes. We take off the old panels, check the purlins for rot or rust, replace what is bad and put on new panels with new washered screws. If the panels are sound and only the screws are leaking, we say that and quote the smaller job.
