Roofs and barn-style homes on Grimes County land

Grimes County was cut from Montgomery County in 1846 and named for Jesse Grimes, a signer of the Texas Declaration of Independence who settled here early. It counted 29,268 people in 2020, with the Navasota and Brazos Rivers along its western edge and Anderson as its seat.

Anderson’s story turned on a railroad. The Houston and Texas Central line reached the county in 1859, Anderson turned it down, and Navasota, which took it, soon outgrew the county seat. The Anderson Historic District, Fanthorp Inn included, is on the National Register of Historic Places. Before the Civil War the main crops were cotton and corn; timber harvesting came in the early 1900s, and livestock and dairy farms later brought in most of the farm income. Eastern Grimes County sits in the San Jacinto River watershed. On our list, Todd Mission and Plantersville are incorporated, and Pinebrook is unincorporated.

In Todd Mission and Plantersville, each city’s own permit process covers work inside its limits, and we check what your job needs with the right office before material is ordered. Pinebrook has no city government, so city permit rules do not apply; county rules on floodplain, septic, driveways and culverts can, and so can state rules. Rural land between towns falls under the same arrangement. Outside a city, a new building or an addition tends to raise a septic or driveway question before a design question, and we answer those first. Near either river or along a creek, floodplain status comes into it as well.

The Houston area’s weather reaches this far: spring hail, summer thunderstorms with straight-line wind, and tropical systems from June to November. On a property with more than one building, each roof takes that weather differently. A house with architectural shingles, a shop under exposed-fastener panels and an old pole barn each fail in their own way: shingles lose their seal and granules, panel screws back out and leak, and a pole barn’s posts and purlins can rot or rust long before its roof looks bad. We inspect each building for what it is, and the written scope lists them separately.

Barndominium post-frame construction fits a simple, open building on rural land, and barndominium steel framing fits when the spans get wide or the doors get big. Farmhouse barndominiums and ranch-style barndominiums are two design briefs worth reading if you want a barn-style home with deep porches and a long, low roofline. A barn-style home is a long project, and we start each one with barndominium planning so the site, septic and driveway are settled before steel or posts are ordered. For the house you already have, roof replacement, bathroom remodeling and veteran ADA remodeling are the core jobs, and we will tell you which, if any, your house needs. Kitchen renovation and deck installation round it out.

We live in Pinebrook. Which rules does a new shop building follow?

Pinebrook is unincorporated, so it has no city government and city permit rules do not apply. County rules on floodplain, septic, driveways and culverts can, along with state rules, and a shop that adds a slab is exactly the kind of job where those come into play. We check them before we draw.

Our pole barn roof leaks at the screws. Do we need a new roof?

Not always. Leaks at the screws usually mean the rubber washers have dried out or the screws have backed out, and new fasteners can fix that. If the panels are rusted through or the purlins underneath are failing, re-screwing only buys time. We look from inside and out and tell you which it is.

Plantersville and Todd Mission: does each have its own rules?

They are separate incorporated cities, so yes, each sets its own requirements for work inside its limits. We confirm what your job needs with the one that covers your address, and if your property sits just outside both, we tell you which county and state rules apply instead.

Can a barn-style home have a real farmhouse look?

Yes. The look comes from proportions and details: a steeper roof pitch over the main body, a deep front porch, board-and-batten or lap siding on the walls you see from the drive, and windows sized like a house instead of a shop. Farmhouse Barndominiums covers the brief in detail, and we draw it to your site.

Is Grimes County too far out for you?

No. It is one of the twelve counties we cover, and Todd Mission, Plantersville and Pinebrook are on our town list. We group visits up this way when we can, so tell us your timing when you call and we will be straight with you about when we can get there.
