Pecan Grove, a master-planned community on the Brazos
Pecan Grove sits on the Brazos River four miles northeast of downtown Richmond, a master-planned community of 22,782 people. It is unincorporated, so no city building permit applies to a roof or a remodel here, whatever the neighbors assume about it.
Working in Pecan Grove
Pecan Grove covers 8.8 square miles of Fort Bend County, with the Brazos River along its southwest edge. Downtown Richmond, the county seat, is four miles southwest of its center, and downtown Houston is 29 miles northeast. The census counted 22,782 residents in 2020, nearly twice the population of Richmond next door. Most students are zoned to Fort Bend ISD, and Travis High School and James Bowie Middle School are both inside the community, which means school traffic on the main roads at the start and end of the day, and we plan deliveries around it. Four Corners, Cumings, Mission Bend and Rosenberg are the other nearby places.
Two cities claim Pecan Grove in a limited sense: it lies inside the extraterritorial jurisdictions of both Houston and Richmond. That does not make it part of either city, and being next door to Richmond does not change it either. With no city government of its own, Pecan Grove has no city permit for a re-roof, an addition or a remodel. What can apply are county rules on floodplain, septic, driveways and culverts, plus state rules, and in a community bordered by the Brazos the floodplain rule is the one most likely to matter for an addition. People sometimes assume Richmond or Houston rules apply because of the ETJ, and that sends the paperwork to the wrong desk. We say it plainly here and check what applies to the address before scheduling anything.
The river is the other thing to plan around. If you are thinking about a sunroom or an addition that enlarges the footprint, find out if your lot carries flood-zone requirements along the Brazos; the county can tell you, and the answer can set the floor height. Exterior changes in a master-planned community usually pass through an association review as well, so ask about approved shingle colors and patio cover rules before you choose. On the roof itself, gutters sized for heavy summer rain and downspouts that carry water away from the slab protect a foundation sitting on clay.
The jobs that come up here
Roof replacement and architectural shingle replacement are the bulk of Pecan Grove roof work, and the inspection decides which, if either, you need. If the roof is sound, the report says that and we leave. If hail has been the problem, hail damage roof replacement is built around documenting each strike before tear-off, and impact-resistant shingles are worth understanding before you pick a product: what a Class 4 rating means, how it is tested, and why your carrier is the only one who can tell you whether it changes your premium. Class 4 shingle replacement is the job that follows if you decide to convert, done with the same tear-off and deck check as any replacement. Whatever the product, we nail to the high-wind pattern and replace the flashing at every wall instead of reusing it.
Inside, sunroom construction and family room remodeling come up when a family wants more usable space without moving, and both need careful work where new roof meets old. A sunroom on the back of a house also changes how rain leaves that side of the roof, so we plan its gutters and downspouts with the room instead of adding them afterward. Luxury bathroom remodeling covers the primary bath with higher-end tile, glass and fixtures, while custom bathroom remodeling is built around one household’s particular needs, like a bench for a bad knee or a second vanity at a different height. Deck replacement rounds it out for back yards where an old wood deck has gone soft, and bathroom renovation is the lighter option for a hall bath that only needs new tile, a vanity and fixtures. Every one of those gets a written scope, and the scope says what we will not touch as clearly as what we will.
- Architectural shingle replacement Plenty of older Houston subdivisions were built with three-tab shingles, and many of those roofs are at the end of their run.
- Class 4 shingle replacement Switching an existing roof to Class 4 usually comes up after a hail claim or when the old roof is due anyway.
- Hail damage roof replacement Hail damage on a shingle is a bruise in the mat, soft when you press it, usually with the granules knocked off in a rough circle.

Plenty of roofs we look at need a repair or nothing at all. If that is yours, you will hear it from us first.
Pecan Grove is in both Houston’s and Richmond’s ETJ. Do either city’s permit rules apply to my roof?
No. Being in a city’s extraterritorial jurisdiction does not put Pecan Grove inside either city, and there is no city government here to issue a roof permit. County floodplain and driveway rules and state rules can apply to some jobs, especially additions near the river. Once the parcel checks out, we tell you exactly which ones touch your project.
Do I need flood-zone information before adding a sunroom in Pecan Grove?
If your lot is near the Brazos, it is worth getting. Flood-zone requirements can set the floor height of an addition. Ask the county, and we design to the answer. If your lot sits well away from the river, the question usually gets a short reply.
What does a Class 4 rating mean on a Pecan Grove roof?
It means the shingle passed the highest level of a standard impact test, where steel balls are dropped on it from set heights. It resists hail better; it is not hail-proof. Whether it lowers your premium is a question for your carrier.
Can you build a custom shower with a bench in a Pecan Grove primary bath?
Yes. A built-in bench needs proper framing and waterproofing, and a handheld shower at bench height makes it useful. We plan the layout around how you will actually use it.
Will my Pecan Grove association need to approve a sunroom?
Most master-planned communities review additions, so plan on submitting drawings and materials. We can prepare what they ask for, and we do not start until you have approval in hand. Reviewers usually want to see the roof tie-in and the materials along with the footprint.
