Rosenberg roofs and remodels, south of the Brazos

Rosenberg carries the name of Henry Rosenberg, a Swiss immigrant who came to Galveston in 1843 and became the first president of the Gulf, Colorado and Santa Fe Railway. Today it is a city of 38,282 on the south side of the Brazos, with homes and businesses that need very different roofs.

Working in Rosenberg

Rosenberg sits in the middle of Fort Bend County on the south side of the Brazos River, right next to Richmond, the county seat. The 2020 census counted 38,282 people, more than three times the population of Richmond next door. The Southwest Freeway runs through the south side of the city and leads 32 miles northeast to downtown Houston, carrying Interstate 69 and US 59 through town. After Richmond, Cumings, Pecan Grove, Pleak and Beasley are the nearest neighbors, and most of the city is in Lamar Consolidated ISD.

In some ways this is the county’s gathering place. Rosenberg holds the Fort Bend County fair every October, the Fort Bend Epicenter sports arena opened here on August 26, 2023, and the city runs nine municipal parks. A city this size has shops, offices and small commercial buildings among its houses, and the roof work follows. A homeowner calling about a hail-bruised shingle roof and a business owner calling about a leaking flat roof over a storefront are both Rosenberg calls, and they need very different answers. Fair week in October is busy in town, and we schedule deliveries with that in mind.

Rosenberg is incorporated, so the City of Rosenberg permits and inspects work inside its limits, and property outside the city needs no city permit, though county floodplain and driveway rules and state rules can still apply. On the roof, the weather is shared with the rest of the county: spring hail, summer straight-line wind, Gulf storms from June to November, and humidity that keeps an attic hot and damp all summer. A good inspection looks at all of it and separates storm damage from ordinary wear, because the two get handled differently. On flat ground, a flat or low-slope commercial roof also needs a real look at its drains and scuppers, since ponded water is how those roofs fail.

The jobs that come up here

For homes, roof replacement and architectural shingle replacement are the usual jobs, and storm damage roof replacement applies when a specific storm did specific damage that we can photograph and describe. If the inspection says your roof is fine, you get the photos and no pitch. Bathroom remodeling, kitchen renovation and veteran ADA remodeling cover the inside work most households call about, from a dated tile bath to a shower a veteran can roll into. We price each job by itself, so the urgent one can go first. Accessibility work in particular gets planned around the person who will use it, and we write that scope room by room.

For small commercial owners, commercial roof repair is the first step when a flat roof over a shop or office starts leaking, and commercial roof inspection gives you a written condition report before you buy a building or sign a lease. When the membrane is past saving, TPO roofing replacement is a common answer on a low-slope roof. Inside, retail remodeling and office remodeling cover tenant spaces, planned around your hours and the city’s inspections, and restaurant remodeling is its own job, with hood, grease and health inspection coordination built into the schedule. A business owner gets told the same way a homeowner does: what is wrong, what it takes, and what can wait.

  • Architectural shingle replacement Plenty of older Houston subdivisions were built with three-tab shingles, and many of those roofs are at the end of their run.
  • Bathroom remodeling A remodel changes the bathroom’s layout: the corner garden tub comes out for a walk-in shower, the toilet moves to its own room, a wall shifts to borrow space from a closet.
  • Kitchen renovation When the sink, range and fridge already sit in sensible spots, there’s no reason to pay for moving them.

Plenty of roofs we look at need a repair or nothing at all. If that is yours, you will hear it from us first.

Can you inspect a flat roof over a Rosenberg storefront before I sign a lease?

Yes. A commercial roof inspection looks at the membrane, seams, flashing, drains and any ponding, and you get a written report with photos. It is a good thing to have before you agree on who pays for roof repairs. Ask the landlord for any past roof repair records too.

Does the City of Rosenberg require permits for re-roofing?

For work inside the city limits, the City of Rosenberg is the authority, and we confirm its requirement before starting. Property outside the city has no city permit, so we check the county septic, floodplain and driveway rules for it instead. Either way, the paperwork is in the schedule from the start.

How do I tell storm damage from normal wear on a Rosenberg roof?

Storm damage has a pattern: hail leaves random bruises across a slope, and wind creases or tears shingles along edges and ridges. Wear is even, with granule loss and curling across the whole roof. We photograph both and tell you which you have. Both can show up on one roof, and the scope will say which is which.

What is TPO, and is it right for a Rosenberg commercial building?

TPO is a single-ply membrane rolled out over insulation and heat-welded at the seams. It is a common choice for low-slope commercial roofs and reflects a lot of summer heat. Whether it fits your building depends on the deck, the drainage and what is up there now.

Can a Rosenberg restaurant stay open during a remodel?

Sometimes, with phasing and after-hours work, but kitchen and hood work usually means some closure. We plan the sequence with you and coordinate the health inspection so the closure is as short as it can be. Dining room work can often happen while the kitchen keeps running; the reverse is much harder.

We also work in Cumings, Richmond, Pleak, Beasley, Pecan Grove. The whole list is on the Fort Bend County page.

Veteran Built is two veterans running a roofing and construction company out of Cypress. Every job starts with one of them walking it with you, and every inspection ends in a straight answer: replace, repair or leave it alone.
