San Jacinto County roofs, remodels and rural builds

San Jacinto County sits northeast of our usual towns, and we take roof, remodel and building work here like anywhere else on our map. The county counted 27,402 people at the 2020 census and takes its name from the 1836 battle that secured Texas its independence from Mexico.

Work out here runs like this. You call, we agree on a day that makes the drive worth it, and we come with what we need to inspect, measure and write the scope in one visit. If the job goes ahead, we schedule the crew days as a block so the work does not stretch across weeks of partial trips. If a contractor closer to you can fix the problem in an afternoon, we will say so, because a small repair should not wait a week for our calendar. We send photographs of whatever we find, so you never have to take our word for it.

Coldspring is the county seat, and Shepherd and Point Blank are also cities, along with a part of Cleveland that crosses in from Liberty County. Cape Royale and Oakhurst are census designated places. The county covers 628 square miles, 59 of them water, and part of the Sam Houston National Forest falls inside it. U.S. 59, U.S. 190, State Highway 105, State Highway 150 and State Highway 156 run through, and Interstate 69 is being built to follow U.S. 59 in most places here. Trinity, Polk, Liberty, Montgomery and Walker Counties border it.

Cape Royale and Oakhurst, like any land outside a city, have no city government, so city permit rules do not apply there. Those places still answer to county rules on floodplain, septic, driveways and culverts, and to state rules. With 59 square miles of water in the county, the floodplain question is worth asking early on any lot near it. Inside Coldspring, Shepherd or Point Blank, the city’s own requirements come first, and we confirm them before we order material. The distance does not shorten the checklist. On a lot with a septic system, an addition has to clear the drain field, and we find it before we draw anything.

The work that justifies the drive is usually the bigger job: roof replacement on a house, metal roof replacement on a house or a shop, storm damage roof replacement after a tropical system, or a bathroom remodeling or veteran ADA remodeling project that takes several days on site. Hail damage roof replacement belongs on that list too after a spring storm. A barn-style home on your own land starts with barndominium planning, and that conversation can happen by phone before we ever drive up. Smaller jobs are still worth a call, and we will tell you straight whether we are the right crew for one.

Work we take on in San Jacinto County

  • Bathroom renovation If the tub, toilet and vanity are already in the right places, nothing has to move.
  • Bedroom remodeling Bedrooms look simple until you change one.
  • Living room remodeling The usual living room complaint is that it’s walled off from everything else, a formal room by the front door that nobody sits in.

San Jacinto County is a drive from Cypress. Do you really work here?

Yes. We schedule visits here ahead of time instead of fitting them between local calls, and we say so up front so nobody waits on a promise. If your date matters, tell us when you call, and we will tell you honestly whether we can meet it.

We’re in the part of Cleveland that crosses into San Jacinto County. Whose rules apply?

Inside Cleveland’s city limits, the City of Cleveland’s permit office handles review regardless of the county line. The county line still matters for other things, so we confirm both the city and the county on your address before writing the scope. Cleveland itself is listed on our Liberty County page.

We’re out near Coldspring. Can you look at a roof that leaked after one storm and not since?

Yes, and that pattern is a clue. A leak that shows up only in wind-driven rain often points to flashing, a lifted shingle or a vent boot rather than a worn-out roof. We find the entry point, photograph it, and price the repair. If the roof is near the end anyway, we will show you why.

Our lot is close to the water. Can we still add on?

Often, yes, but the floodplain answer decides how. Some lots need the addition raised, some need a different footprint, and a few should not be built on at all. We look up your address before any design work, and if the answer is no, you hear it before you have paid for drawings.

Will Interstate 69 construction affect getting a crew out here?

It can affect how long the drive takes on a given day, and we plan around it. We set crew days in advance, load what the job needs in one trip, and keep you posted if traffic pushes an arrival time. The construction does not change what we will take on.
