Panorama Village roofs, built around a 27-hole golf course
Panorama Village was built around a golf course, and its residents bought the golf club themselves in 1969. Mail comes addressed to Conroe and the phones ring on the Willis exchange, but the city is its own, incorporated in 1972, with 2,515 people on 1.1 square miles.
Working in Panorama Village
The Bamwood Development Company bought the land in 1964 and laid out a golf course with residential subdivisions around it. In 1969 residents formed a civic association and purchased the Panorama Golf Club, and in 1972 they incorporated. Today the city has a 27-hole municipal golf course and country club, 1.1 square miles of ground and 2,515 people at the 2020 census. Children go to Willis Independent School District schools. Willis, Conroe, Cut and Shoot, Montgomery and Woodloch are the neighbors, and Interstate 45 and Lake Conroe are both a short drive away.
The address mix is real, and it matters for a building job. Residents have Conroe mailing addresses and Willis phone exchanges, yet neither Conroe nor Willis reviews work here. Inside the limits, a re-roof or a remodel answers to the City of Panorama Village. A permit filed with the wrong city on the strength of a mailing address is a delay nobody needs, so we confirm the jurisdiction from the lot itself, then note it on the scope so everyone on the job knows which office to call.
If your lot backs onto a fairway, your roof faces a hazard most roofs never see: golf balls. A ball that clears the trees can crack a shingle, dent a vent or break a skylight. One strike rarely leaks right away, but a roof that collects a few each season ends up with bruised spots that lose granules faster than the rest of it. We check fairway-side slopes separately from the street side, and we talk about impact-rated shingles if the house takes regular hits. Hail does the same kind of damage in spring, so the two problems share a fix.
The weather here is Montgomery County weather, same as next door: hail in spring, wind with summer storms and Gulf systems through the fall. A house at the edge of a wide stretch of open ground catches more wind than one tucked among trees, and the edges of the roof take the first hit in a gust. Ridge caps, rake edges and the starter course are where we look first on a windy-side slope. We nail those for the exposure, and we seal the starter course so the first row of shingles cannot be peeled back.

The jobs that come up here
Class 4 shingle replacement suits a fairway-side house best: tear off the old roof and put back shingles with the highest impact rating. The upfront number is higher than a standard shingle and no shingle is bulletproof, but an impact-rated roof holds up far better to the occasional stray drive and to spring hail. Roof replacement with a standard architectural shingle is the right answer for a house that never sees a ball. We tell you which one fits your lot, and if your current roof has years left, that is what you hear first. Skylights on the fairway side deserve their own look: a cracked dome lets water straight into the house, and swapping to an impact-rated unit while the roof is open is a small addition to the job.
Inside, bathroom remodeling handles a layout change, such as a bigger walk-in shower where a tub used to be. Living room remodeling reshapes the main room when an old layout cuts it into pieces or blocks the view out back. Composite deck installation fits a new deck on a course-side lot, since composite boards do not splinter, rot or need staining and hold up to full sun. Each one gets a written scope with the materials named, so there is nothing to argue about halfway through. Kitchen renovation rounds out the list for a house whose kitchen works fine but looks its age: new counters, cabinet fronts, sink and lighting inside the same layout. Interior work is scheduled so the house stays livable, with the noisy days on your calendar before we start.
- Bathroom remodeling A remodel changes the bathroom’s layout: the corner garden tub comes out for a walk-in shower, the toilet moves to its own room, a wall shifts to borrow space from a closet.
- Class 4 shingle replacement Switching an existing roof to Class 4 usually comes up after a hail claim or when the old roof is due anyway.
- Composite deck installation Composite decking trades yearly sealing for a higher upfront price and a few rules of its own.

Plenty of roofs we look at need a repair or nothing at all. If that is yours, you will hear it from us first.
My address says Conroe. Who issues permits in Panorama Village?
the City of Panorama Village, which covers work inside the village. The Conroe mailing address and the Willis phone exchange do not change which city reviews your job. We check the lot itself before we file anything. Filing with the wrong city is about the most avoidable delay there is.
Will a golf ball really damage my roof?
One ball rarely causes a leak. Repeated hits crack shingles, dent vents and knock off granules, and those bruised spots age faster. If your house sits along a fairway, ask us to check that side of the roof separately. Vents and skylights usually show ball damage before the shingles do.
Are Class 4 shingles worth it next to the course?
On a fairway-side house that takes regular hits, they usually are. They carry the highest impact rating for shingles and hold up better against both golf balls and hail. Ask your insurance carrier whether the rating changes your premium; we will not promise that it does. We photograph the old roof’s condition first in case you want that record for the carrier.
Can you build a deck facing the golf course?
Yes. We set the footings, frame with treated lumber and finish with composite boards that do not splinter or need yearly staining. If the deck faces the course, we talk through railing height and where a stray ball might land before the layout is final. Lighter board colors stay more comfortable underfoot in full afternoon sun.
Do you schedule Panorama Village and Willis jobs together?
When we can, yes, since the two sit side by side. Grouping nearby jobs cuts drive time and gets you on the calendar sooner. Storm calls still go by severity, wherever they are. With Conroe on one side and Willis on the other, Panorama Village is never out of our way.
