Jacinto City houses, east of the 610 interchange

Frank Sharp laid out Jacinto City in 1941 for shipyard and steel mill workers, and it still works as a bedroom community for the plants nearby. If your house is one of the early ones, its roof frame has carried more than eighty years of Gulf weather, and that frame is where we start.

Working in Jacinto City

The town incorporated in 1947 with close to 3,800 residents and counted 9,613 at the 2020 census, all on 1.9 square miles of land. That is a lot of houses close together, and it shapes how a roof job runs here. The dumpster goes where the truck can reach it without blocking the street, a magnet sweeps your yard and the yard next door, and the crew strips and dries in one section at a time so an afternoon storm never finds open decking.

Market Street is the school line: homes south of it are zoned to Galena Park ISD, and homes north of it to Houston ISD. A roof does not care which side it sits on. The split still says something true about the place. Jacinto City is where older communities run into each other, with Galena Park, Cloverleaf, Pasadena and Houston all close by, and houses in towns this old tend to carry earlier repairs. Before we write a number, we check from the attic for a second layer of shingles, sagging decking and rafters somebody sistered decades ago.

The City of Jacinto City permits work inside its limits, so the first thing we confirm is that your lot sits in town and not across the line in a neighboring city. Owners here have been putting money into their houses for a long time; the median price per square foot roughly doubled between 1996 and 2006. A sound roof or a rebuilt bathroom on a well-kept older frame stays with the house when you sell. The town’s name comes from the San Jacinto battleground nearby, and its parks department runs four parks, a swimming pool, a recreation center and four ball fields. A barndominium will not fit on a lot this size, and we will tell you that on the first call instead of after a site visit.

Worth knowing here

  • Jacinto City sits east of the intersection of Interstate 10 and the East Loop of Interstate 610.

The jobs that come up here

On most houses here the work starts at the top. Roof replacement on a small gable or hip roof is a short job, and the real question is which shingle goes back on. Asphalt shingle replacement keeps material cost down and leaves the house looking like the rest of the block. Architectural shingle replacement puts on a heavier, dimensional shingle with a better wind rating than the flat three-tab a lot of older roofs still wear. If a summer storm has already lifted tabs, read wind damage roof replacement before you call, so you know what we will look for. Either way, the roof gets new underlayment, new flashing at the walls and new pipe boots; reusing forty-year-old flashing under a new shingle is how a fresh roof leaks in its first storm.

Inside, the bathroom is where a house from the 1940s shows its age soonest. Bathroom renovation keeps the existing footprint and replaces tile, tub, valves and fixtures. Bathroom remodeling moves a wall or a doorway when the room never worked in the first place. For an owner who has lived here for decades and now needs a curbless shower, wider doors and grab bars set into solid blocking, veteran ADA remodeling does exactly that without adding a square foot to the house. Kitchen renovation follows the same logic on the other side of the hall: new cabinets, counters and lighting inside the walls you already have, which is usually the right size of job for a house this size.

Leave it?

Plenty of roofs we look at need a repair or nothing at all. If that is yours, you will hear it from us first.

Is my address in Jacinto City or in a neighboring city for permits?

Addresses near the edge of town are easy to mix up, so we check the city limits for your lot before anything else. If you are inside them, the City of Jacinto City is the authority for the work. If you are not, we find out which city is and tell you before you sign anything.

How do you tell if there is an old roof under my current one?

We look at the edge of the roof and from the attic. A second layer shows at the drip edge and in how thick the shingles sit along the rake. It also adds weight that an older frame may not have been sized for, so if we find one, the scope says so and the tear-off goes all the way down to the decking.

My house is one of the early ones. Is a new roof still worth the money?

If the rafters and walls are sound, yes. A roof protects everything under it, and houses here have held their value. If the attic shows rot or settling that has to be fixed first, we tell you that before we ever talk about shingles.

Can you build a step-free shower in a small bathroom?

Usually, if you are willing to give up the tub. A curbless shower needs the floor recessed or built up around it, a properly sloped pan and a linear or relocated drain. We measure the room, look at the floor structure and tell you what fits before you commit to anything.

Do you take on single-roof or single-bathroom jobs in a town this small?

Yes. Most of what a house in a 1.9 square mile town needs comes in exactly that size: one roof, one bathroom, one set of front steps made safer. We schedule it like any other job and keep the crew on it until it is finished and the yard is clean.

We also work in Galena Park, Houston, Cloverleaf, South Houston, Pasadena. The whole list is on the Harris County page.

We are based in Cypress and work across twelve counties around Houston. Leland Cannon retired from the Army as a First Sergeant; Geoff Schardien served in the Air Force. The scope you get is in writing, and the person who wrote it answers the phone.
