Stafford roofs and remodels, from Main Street to the freeway

Stafford has the only municipal school district in Texas, and it runs its own permits too. For a homeowner or a small business owner here, the City of Stafford is the office that matters, and getting the paperwork right is the first part of a good job.

Working in Stafford

William Stafford set up a plantation here in 1830 with a cane mill and a horse-powered cotton gin, and the place became a townsite in August 1853 when the Buffalo Bayou, Brazos and Colorado Railway started stopping. It stayed an agricultural community before incorporating as a city in 1956. The 2020 census counted 17,666 people on 7.0 square miles, and the Stafford Municipal School District serves them. Stafford City Park, the largest park in the city, covers sixteen acres. No other city in Texas runs its own school district.

Stafford is a city of roads. Interstate 69, the Southwest Freeway, crosses the northwest part of town and runs sixteen miles northeast to the center of Houston, US 90 Alternate passes through as Main Street, and Beltway 8 and US 59 are close by. A town laid out along a main street and a freeway usually mixes businesses in with its houses, which is why a Stafford call can be about a shingle roof on a house or a flat roof over a business. Houses near Main Street and those in newer sections are different ages and get different answers. On a business property the questions start with the roof type, because a flat membrane over an office needs different eyes than a shingle roof over a house.

Stafford is incorporated, so work inside the city goes through the City of Stafford for permits and inspections. Most of the city is in Fort Bend County with a small part in Harris County, and the city handles work inside its limits on either side. Fifth Street, next door, uses Stafford addresses but is unincorporated county land, which trips people up. Missouri City, Meadows Place, Sugar Land and Houston itself press in on every side, so we always check which jurisdiction a given address actually sits in.

The jobs that come up here

For houses, roof replacement and architectural shingle replacement are the usual answers when the shingles are spent, and hail damage roof replacement applies when a spring storm did documented damage. Asphalt shingle replacement is the plain option when an owner wants the simplest roof that does the job. Bathroom remodeling and kitchen remodeling cover layout changes, and veteran ADA remodeling makes a house work for someone who uses a walker or a wheelchair. We price each scope separately and tell you which can wait. Kitchen renovation is the lighter option when cabinets and counters need replacing and the layout can stay, and bathroom renovation does the same for a bath that needs new tile and fixtures.

For businesses along Main Street and the freeway, commercial roof repair handles leaks over offices and shops, and commercial roof replacement or flat roof replacement takes over when the membrane or built-up roof is past repair. Before you sign a lease, a commercial roof inspection tells you what you are taking on. Commercial build-outs turn an empty shell into a usable space, and medical office remodeling is its own job, with patient flow, ADA access and plumbing at every exam room planned before a wall goes up. Office remodeling covers the simpler reworks, scheduled around your hours with the city inspections coordinated. Retail remodeling covers storefronts, where the work is usually scheduled around open hours and the customer entrance stays clear.

  • Architectural shingle replacement Plenty of older Houston subdivisions were built with three-tab shingles, and many of those roofs are at the end of their run.
  • Asphalt shingle replacement Replacing an asphalt roof is a day of controlled demolition followed by careful building.
  • Bathroom remodeling A remodel changes the bathroom’s layout: the corner garden tub comes out for a walk-in shower, the toilet moves to its own room, a wall shifts to borrow space from a closet.

Plenty of roofs we look at need a repair or nothing at all. If that is yours, you will hear it from us first.

Is Fifth Street part of Stafford for permit purposes?

No. Fifth Street residents have Stafford addresses, but the area is unincorporated and sits in Stafford’s extraterritorial jurisdiction, so the City of Stafford’s permit office has no say there and no city permit applies; county floodplain and driveway rules and state rules can. Inside Stafford’s own limits, the city’s permit office handles the work. The ZIP code is shared; the government is not.

Can you build out an empty shell for a medical office in Stafford?

Yes. A medical build-out starts with patient flow, accessible entries and restrooms, and plumbing to each exam room, and those decisions come before finishes. We coordinate with the city’s inspections from rough-in to final.

What happens to a flat commercial roof in Stafford’s summer rain?

If the drains or scuppers are clogged or the roof has low spots, water ponds and the membrane ages fast where it sits. A repair can handle a few problems; widespread ponding usually means the roof needs rebuilding with better slope. We tell you which after we look. Clearing the drains before storm season is the simplest maintenance a flat roof gets.

Can a Stafford shower be made accessible without moving the drain?

Sometimes. A low-curb shower with a handheld head and grab bars often fits the existing drain. A true roll-in shower usually needs the floor recessed or the drain moved, and we check what is under your floor before promising either.

Do you work around business hours for a Stafford office remodel?

Yes. We can schedule noisy work for evenings or weekends and keep a clean path for your staff and customers. Tell us your hours and we will build the schedule around them. For a medical or dental office, we also plan around patient appointments.

We also work in Missouri City, Fifth Street, Meadows Place, Sugar Land, Houston. The whole list is on the Fort Bend County page.

Two owners, both veterans, one phone number. We inspect, photograph and tell you what the job really needs, including when it needs nothing yet. Military families and first responders take 10% off.
