Kenefick’s roofs and rooms, in a town of 615

Kenefick is a town, not a city, with 615 residents on 1.5 square miles in Liberty County. The work people call about from here: impact-rated roofs, family rooms that need a rethink and barndominium shells on open land.

Working in Kenefick

What we know about Kenefick is brief. It is an incorporated town in Liberty County. The 2020 census counted 615 people, the town covers 1.5 square miles, and its students are served by the Dayton Independent School District. Dayton Lakes, Dayton, Liberty and Hardin are the closest places on our list. That is the whole file. We would rather admit that than write a paragraph about local landmarks we have never confirmed. If you live there, the most useful thing you can tell us on the first call is what the roof or the room is doing, and we will take it from there.

Kenefick is incorporated as a town, and the Town of Kenefick is the local government for a house inside its limits. A town can set its own requirements for a re-roof, a remodel or a new structure, so we ask before we schedule and do not assume it mirrors Dayton next door. Past the town line, the town has no say, but floodplain, septic and culvert rules from the county and the state can still govern a lot. Either way, the answer is written into your scope before a single bundle of shingles is delivered.

Hail is the storm that changes roof decisions in this part of Liberty County. A spring storm with large hail can bruise a standard shingle roof in a few minutes. Impact-resistant shingles are tested by dropping steel balls on them, and the highest rating, Class 4, means the sample survived the largest ball without cracking. That rating does not make a roof hail-proof. It does mean the roof is more likely to come through a moderate storm intact, and some insurance carriers treat it differently, which is a question for your carrier, not for us.

The city of Liberty, one of the nearest places on our list, is the county seat. Houses and outbuildings across the county face the same long, humid summers as the rest of the Gulf Coast. Humidity is the reason bathroom and kitchen fans need to vent outdoors, not into the attic, and the reason an attic needs both intake and exhaust. Without them, moisture settles on the underside of the decking, where it softens plywood and rusts nails long before anyone sees a stain on the ceiling.

The jobs that come up here

Class 4 shingle replacement takes off an existing roof and puts an impact-rated shingle in its place. The tear-off, the decking check, the underlayment and the flashing are the same as any good re-roof. What changes is the shingle and the fastening pattern the manufacturer calls for. If you are weighing the switch for insurance reasons, call your carrier first and ask whether a Class 4 roof changes your premium or your deductible. We will not promise a discount, because we do not set your rates. If the current roof still has life in it, we say so and you can wait.

Family room remodeling is for the room where everyone actually lives: opening a wall to the kitchen, moving the TV wall away from the glare, adding lighting that does not depend on one ceiling fan, and putting in flooring that can take a dog. Because walls move, we check which ones carry load before anything is drawn. On open land outside town, barndominium shell construction gets you a dried-in building: frame, roof, walls, doors and windows on a finished slab, ready for you or your own trades to finish the inside. We are clear in writing about where our scope stops and yours begins.

  • Barndominium shell construction A shell is the outside of the building and nothing more: frame, roof, wall panels, exterior doors and windows, closed up tight against the weather.
  • Class 4 shingle replacement Switching an existing roof to Class 4 usually comes up after a hail claim or when the old roof is due anyway.
  • Family room remodeling The family room is where the TV, the kids, the dog and the Saturday game all end up.

Leave it?

Plenty of roofs we look at need a repair or nothing at all. If that is yours, you will hear it from us first.

Kenefick is a town, not a city. Does that change anything for my project?

Not much in practice. The Town of Kenefick is the local government for work inside its limits, and we ask it what a given job needs. The label matters less than making that call before the crew shows up, which we always do.

Will a Class 4 roof lower my insurance?

Maybe, and only your carrier can say. Some carriers adjust premiums or deductibles for an impact-rated roof and some do not. Call your agent with the specific product name before you decide, and we will give you that name in writing so the answer you get is about the actual shingle.

Can you take out a wall between my family room and kitchen?

In most houses it can be done. If the wall is not load-bearing, it comes out and the floor, ceiling and wiring get patched. If it carries load, a beam takes its place, sized for the span. We confirm which kind of wall it is before anything goes on paper.

What does a barndominium shell include?

A finished slab, the steel or post frame, the roof, the exterior walls, and exterior doors and windows installed so the building is weather-tight. Interior framing, plumbing, electrical, insulation and finishes come after, by us or by your own trades. We spell out the line between the two so nothing falls through the gap.

How long does an impact-rated re-roof take?

About as long as any shingle re-roof on the same house, usually one to two days of work once the material is delivered, with the weather deciding the rest. The fastening is more particular, not slower. We will not open a roof with rain on the way just to keep a date.
