Class 4 Shingle Replacement on an Existing Home

Switching an existing roof to Class 4 usually comes up after a hail claim or when the old roof is due anyway. The roofing part is straightforward. The money questions run through your insurance carrier, and we send you there before you sign anything.

Veteran BuiltCypress, Texas

There are two common paths. In the first, a storm damaged your roof, your carrier approved a replacement with standard shingles, and you are deciding whether to pay the difference to go to Class 4. In the second, your roof is simply worn out and you want the next one rated for hail. Either way, the tear-off, deck repair and installation are the same as any re-roof. What changes is the shingle, the paperwork, and the questions you ask before the order goes in.

Some Texas carriers offer a premium credit for a Class 4 roof, and some do not. Some policies also limit what they pay for cosmetic hail damage, and that can apply to rated roofs. We are a roofing company, not your insurance agent, so here is the honest advice: call your carrier, give them the product name and class, and ask how it changes your premium and your coverage. Get the answer in writing. We will not promise you a discount, and you should be wary of anyone who does.

After the roof is on, the documentation does the work. Carriers usually want proof of the product, so we keep bundle labels showing the class, photograph the install, and give you a completion letter naming the product and the date. If your carrier has its own form, bring it and we will fill in our part. Around Greater Houston, where spring hail can hit one street and miss the next, that file is what tells an adjuster which roof you actually have.

On the Gulf Coast the weather writes most of the work orders. Hail in March and April, tropical storms later in the year, and a long hot summer that bakes a poorly vented attic. We check decking, ventilation and every penetration, because the roof surface is only one part of whether a roof is still doing its job.

The straight answer on class 4 shingle replacement

Here is when we would recommend it, and when we would talk you out of it.

The right call
  • Your carrier approved a hail replacement and you want to pay the difference to go to Class 4.
  • Your roof is worn out across the field and you want the replacement rated for the next storm.
  • Your carrier has told you in writing how a Class 4 roof affects your policy, and you want the work documented for them.
Not the right call
  • If your roof has years left, tearing it off to chase a premium credit you have not confirmed rarely pays back, so ask your carrier first and we will wait.
  • If hail scuffed a few shingles but nothing cracked, that may call for a repair or for nothing at all, and we will tell you which.
  • If the claim will not cover the difference and money is tight, a standard architectural shingle installed well is a respectable roof.

How we run it

  1. Inspect and photograph

We document the current roof and any hail damage, so you and your carrier are working from the same pictures.

  2. Call your carrier

You ask your carrier, with the product name and class in hand, how the upgrade affects premium and coverage, and you get the answer in writing.

  3. Tear-off and install

The old roof comes off to the deck, the sheathing gets repaired, and the Class 4 product goes on per its printed instructions.

  4. Paperwork

Bundle labels, install photos and a completion letter naming the product and date go to you for your carrier.

What we ask before we price it

  • When did you first notice the problem, and has it changed since?
  • Can we get into the attic, and is there a clear path to the access?
  • Does the HOA need to approve materials or colors before work starts?
  • Has anyone else inspected it, and what did they tell you?
  • Is anyone in the house bothered by noise, dust or early starts?
Will Class 4 shingles lower my insurance premium?

Maybe. Some carriers give a credit and some do not, and the amount varies by policy. Ask your carrier before you decide and get the answer in writing. We do not promise discounts, because we do not set your premium.

If my claim covers standard shingles, can I upgrade?

Usually, yes. You pay the difference between what the claim covers and the Class 4 product. Check with your carrier on how they want the upgrade shown on the paperwork.

Can you deal with my insurance adjuster?

We can meet the adjuster on the roof, show what we found, and provide photos and measurements. The claim decision belongs to your carrier. Nobody honest can tell you a claim will be approved.

What proof will my carrier want?

Usually the product name and class, plus something showing it was installed. You get bundle labels, photos and a completion letter from us. If they have their own form, we fill in our section.

Should I replace a good roof just to get Class 4?

Usually not. If the roof has real life left, wait until it needs replacing and make the switch then. Ripping off a sound roof for a credit you have not confirmed is a gamble.

Does Class 4 mean I won’t file another hail claim?

No. A large enough stone can still crack a rated shingle, and storms bring wind as well. The rating improves the odds in a moderate storm. It does not end the conversation with your carrier.
