Iago, a small Wharton County community near Boling

Iago is a census designated place of 148 people on 1.9 square miles in Wharton County, all of it land. Most of the work here is roofs, shops and homes on open rural lots, and that is where we spend our time on a visit, which is the part we can actually speak to.

Working in Iago

Iago was formed as a census designated place from parts of the Boling-Iago CDP before the 2010 census. It is in the Boling Independent School District, whose high school is Boling High School, and the Texas Legislature assigns Iago, along with all of Wharton County, to Wharton County Junior College. Boling, Hungerford, Needville and Kendleton are the neighbors. Wharton County itself covers 1,094 square miles, and its county seat is the city of Wharton. That is the whole of what we can tell you from the record, and we would rather say so than pad it with local color we cannot back up.

Iago is unincorporated, and there is no city government here to issue permits. Rules can still apply: Wharton County’s floodplain, septic and driveway culvert rules, and state rules, depending on the property and the project. Before work starts, we find out which apply to your address and write it into the scope, so the answer is on paper instead of in somebody’s memory. A new building or a new driveway is where those rules most often come up. If the project needs nothing from anyone, the scope says that as well.

With no published detail on Iago’s houses or ground, our first visit does the work the record cannot. We walk the house roof from eave to ridge, look into the attic if we can reach it, check the slab edges and the drainage around the house, and look over any outbuilding you point to. You get photos and a written answer for each, including the ones that need nothing. If something on the property calls for a trade we do not do, a septic contractor or a surveyor, the report says so plainly. That report is the starting point for every decision after it.

What we can say is what applies across this part of Texas. The ground is flat, and the clay soils common to the Gulf Coast move as they wet and dry, which matters for a new slab. Spring hail, summer straight-line wind and Gulf storms from June to November are the forces on a roof, and long humid heat wears shingles from the attic side when ventilation is short. None of that is special to Iago, and all of it applies here. We plan for those conditions on every job here.

The jobs that come up here

For a new steel building on an Iago property, barndominium site preparation and concrete slab foundations come first, and they are where the money is best spent: a pad built up and graded to drain, compacted in lifts, and a slab designed for the soil, with a soil test if the site calls for one. Barndominium steel framing follows, clearing wide spans without posts in the middle of the room. Get the first two right and the frame goes up square; get them wrong and every door in the building tells you about it. If you plan to finish the inside in stages, the slab plumbing is still laid out for the final plan.

For the house, asphalt shingle replacement covers a worn shingle roof, torn down to the decking and rebuilt with new underlayment and flashing. Metal roof installation is the option for a new outbuilding, or for a house owner who wants a longer-lived roof and will pay more up front for it. Veteran ADA remodeling is there for a household that needs a step-free shower or wider doors, built into the existing house with grab bars set in solid blocking. If a roof needs only a repair, the scope says repair, and that is the job we do.

  • Asphalt shingle replacement Replacing an asphalt roof is a day of controlled demolition followed by careful building.
  • Barndominium site preparation A barndo slab is only as good as the ground under it, and the ground around Houston is flat, wet half the year and full of clay that swells and shrinks.
  • Barndominium steel framing Red iron is the structural steel skeleton of a barndominium: heavy columns and rafters bolted into rigid frames that carry the roof, the walls and the wind.

Leave it?

Plenty of roofs we look at need a repair or nothing at all. If that is yours, you will hear it from us first.

Is Iago part of Boling?

No. Iago is its own census designated place, formed from parts of the old Boling-Iago CDP before the 2010 census, though it shares the Boling school district. Neither one has a city government, so the rules that apply to a job in either place come from the county and the state.

Do I need a permit to re-roof in Iago?

Iago has no city, so no city permit is involved. Some projects can still trip a Wharton County rule on floodplain, septic or culverts, or a state rule, and we look your property up before work starts. A straight re-roof on an existing house is the job least likely to touch any of those.

What goes into a barndominium slab on an Iago lot?

A pad built up and compacted in layers, graded so water runs off, and a slab with thickened edges and reinforcement sized for the building and the soil. Plumbing rough-ins go in before the pour, so the floor plan has to be settled first, down to where the kitchen sink and the showers will be.

Is a metal roof worth it on an Iago house?

Metal costs more up front than shingles, sheds wind-driven rain well when the trim is detailed right, and usually outlasts a shingle roof. Whether that adds up depends on how long you plan to stay in the house. We price both so you can compare the two on paper.

What does your first visit to an Iago property cover?

We walk the roof and look in the attic, then check the slab edges, the gutters and where the water goes. Any barn or shop you mention gets the same look. Everything is photographed and goes into one written report, and nothing gets ordered until you have read it.
