Orchard, a 313-person city on State Highway 36

Orchard fits on 0.39 square miles along State Highway 36, with Rosenberg ten miles southeast and Wallis six miles northwest. It is a city of 313 people, and in a town that size a sloppy job site is everybody’s business.

Working in Orchard

Orchard is an incorporated city in western Fort Bend County, laid out along State Highway 36 and the BNSF Railway. Most of town sits north of the tracks, on streets running north-south and east-west, and the town center is on Kibler Road. The whole city covers 0.39 square miles, all of it land, and the 2020 census counted 313 residents. FM 1489 is the other road in, and Simonton, Weston Lakes and Fulshear are the closest neighbors in the county. Wallis, six miles up the highway, is across the line in Austin County. With most of the houses north of the BNSF tracks, the south side of town is the smaller half.

Children in Orchard attend Brazos ISD, and Brazos Elementary School sits right inside the city limits. For a contractor, a small grid town has advantages: the streets are easy to stage on, and a roof job can be planned down to where the trailer parks. It also means the job site is in plain view of the whole street, so we keep it tight, sweep the yard with magnets daily and haul the debris off as we go. Short blocks put neighbors’ driveways close, so we tell the houses on either side when the tear-off is happening.

Orchard is a city, so permit questions for a house inside its limits start with the City of Orchard, and property outside those limits has no city permit to pull, though county floodplain, septic and driveway rules may still reach it. With so little ground inside the city line, some addresses people think of as Orchard are actually county property. On the roof, the weather matches the rest of this part of the county: spring hail, summer storms that push straight-line wind across open country, and a long humid stretch that bakes attics. We inspect for all three, and if your roof has years left, the report says so. State Highway 36 carries the traffic between Rosenberg and Wallis right past town, so we stage deliveries on the side streets and keep the highway shoulder clear.

The jobs that come up here

In a town Orchard’s size, the roof calls tend to be straightforward. Roof replacement fits a house whose shingles have lost their granules, asphalt shingle replacement fits when the budget points that way, and metal roof replacement fits an owner who would rather not do this again. Wind damage roof replacement is the job when a summer gust has creased or torn shingles across a slope, and we document it before anything is removed. If only a few shingles lifted, we fix those and stop. You get the options with photos of your actual roof and choose. Hail damage roof replacement gets the same photo-first treatment after a spring storm.

Outbuildings get their own line: R-Panel metal roofing on a shop or carport goes on fast and fixes one panel at a time. Inside the house, bathroom renovation keeps the layout and replaces the worn surfaces, kitchen renovation does the same for cabinets and counters, and veteran ADA remodeling handles grab bars, wider doors and a shower without a curb. If you own land outside town and are thinking about building, small barndominiums are a sensible size where a full house would be too much: one or two bedrooms, a porch, and a shop bay if you want one. Bedroom remodeling and living room remodeling round out the interior list for small houses where a wall or a closet is in the wrong place.

  • Asphalt shingle replacement Replacing an asphalt roof is a day of controlled demolition followed by careful building.
  • Hail damage roof replacement Hail damage on a shingle is a bruise in the mat, soft when you press it, usually with the granules knocked off in a rough circle.
  • Metal roof replacement A metal replacement usually starts one of two ways: a worn shingle roof and an owner who wants something longer-lived, or an old metal roof leaking at its screws.

Plenty of roofs we look at need a repair or nothing at all. If that is yours, you will hear it from us first.

Does the City of Orchard handle building permits for a re-roof?

Orchard is incorporated, so for a house inside its 0.39 square miles, start with the city. Addresses just outside the limits need no city permit, though a county driveway or septic rule can still apply. A quick lookup settles it before anything is scheduled. On a lot at the very edge of town, the answer is not always obvious, which is why we look instead of guessing.

How do you keep a roof job tidy on a small Orchard street?

We let the neighbors know when tear-off is happening, keep the dumpster in one place and sweep the yard and street with magnets every day. Debris leaves with us. On a street this size, that is simply manners.

What size barndominium makes sense on a lot near Orchard?

It depends on the lot and the plan, but a small barndominium with one or two bedrooms and a porch is a common starting point. We start from how you will live in it and what the land will allow, then size the slab and the frame to fit.

Is Orchard close enough to Wallis that Austin County rules apply?

Orchard itself is in Fort Bend County. Wallis, six miles up State Highway 36, is in Austin County, so a property out toward it should be checked. We confirm the county for every address.

Will a metal roof be loud during rain on an Orchard house?

Over solid decking with underlayment and attic insulation, it is not much louder than shingles. Metal over open purlins on a shop is louder, and that is normal. On a house we install over decking. Rain on a metal roof over a well-insulated attic is a soft sound most owners end up liking.

We also work in Simonton, Weston Lakes, Wallis, Fulshear. The whole list is on the Fort Bend County page.

Two owners, both veterans, one phone number. We inspect, photograph and tell you what the job really needs, including when it needs nothing yet. Military families and first responders take 10% off.
