Webster, on I-45 at the Harris and Galveston county line

James W. Webster founded the place in 1879 as Gardentown, a colony for English settlers and a stopover for travelers between Houston, Galveston, Kemah and Seabrook. It became a city in 1958, three years before NASA announced the Manned Spacecraft Center on Clear Lake and set off decades of growth.

Working in Webster

In 1903 Seito Saibara settled here to teach rice farming, at a time when rice was becoming an important cash crop, and in 1937 oil was found at the Webster (Friendswood) Oil Field. The big change came after 1961, when the space center, now Johnson Space Center, brought new people to the Clear Lake shore. Webster had 12,499 residents at the 2020 census. Interstate 45 runs through its western side, and downtown Houston is 22 miles to the northwest.

Clear Creek forms Webster’s southeastern border, and it is also the line between Harris and Galveston counties. A creek that doubles as a county line is a reminder to check the address on every job near it: a house on the Webster side answers to the City of Webster, and land across the water is in another county and possibly another city. We confirm which before the scope is written. Highway 3 and I-45 are the main roads through, and we schedule deliveries so a truck is not idling on either of them in the evening rush.

Webster sits close enough to the bay that tropical storms reach it with real wind. If you own a building with a flat roof, that roof is the weak point in that weather: water ponds after a downpour and wind peels at the edges. On houses, the attic, the roof edges and the flashing get our attention first. Schools here are part of Clear Creek ISD, and the closest neighbors are Nassau Bay, League City, Taylor Lake Village, El Lago and Friendswood.

The Webster side of Clear Creek is Harris County, and the creek itself is a reason to look at drainage on any lot near it. Upstream, the rise of Clear Creek is what causes major flooding in Friendswood, so it is a creek that deserves respect. On a property close to it, downspouts, patios and additions should never send more water toward the low side of the yard. If your lot is in a mapped floodplain, an addition or a new slab can have rules a reroof does not, and we check the city’s floodplain requirements before we draw anything.

The jobs that come up here

Commercial roof inspection is where a flat-roof owner should start: we walk the membrane, check seams, drains and edge metal, and write down what is failing and what is not. From there it is commercial roof repair if the roof has life left, or TPO roofing replacement if it does not. Office remodeling and commercial build-outs cover suites that need a new layout for a new tenant. Medical office remodeling is its own kind of job, with plumbing at nearly every exam room, accessible routes from the parking lot to the chair, and a schedule built around keeping patients moving through the parts of the office that stay open.

For houses, roof replacement and storm damage roof replacement are the main calls in a town this close to the bay, and bathroom renovation and kitchen renovation handle the inside. Deck replacement suits a backyard where an old wood deck has given up to the humidity. If you run a restaurant here, restaurant remodeling covers the hood, grease and health inspection work that has to be coordinated before the doors reopen. A house roof and a commercial roof get the same treatment from us on paper: photos, a written scope, and a plain answer about whether the job is needed at all.

  • Commercial build-outs A build-out takes an empty space, a gray shell or a landlord’s white box, and turns it into a place you can run a business.
  • Commercial roof inspection A commercial roof inspection earns its keep before you buy a building and after a storm you’re not sure about.
  • Commercial roof repair Water on a ceiling tile is almost never directly under the hole that let it in.

Plenty of roofs we look at need a repair or nothing at all. If that is yours, you will hear it from us first.

My property is near Clear Creek. Is it in Webster or in Galveston County?

Clear Creek is the county line, so the side of the creek you are on decides it. On the Webster side, the City of Webster is the authority. Across the creek is Galveston County, and we check which city, if any, applies there.

How do I know if my flat roof can be repaired instead of replaced?

An inspection tells you. If the problems are limited to seams, flashing and a drain or two, repair is the honest answer. If the insulation under the membrane is wet across large areas, patching just moves the leak, and replacement is the better money.

Can you build out an office suite for a new tenant?

Yes. Commercial Build-Outs cover walls, doors, ceilings, lighting and finishes to the tenant’s layout. We work from the lease drawings or help produce them, and the schedule is written to the move-in date.

Do you work on houses as well as commercial buildings in Webster?

Yes, both. Homeowners get the same inspection, photos and written scope as a building owner. The difference is mostly the size of the roof and the paperwork.

What does a tropical storm do to a building near Clear Lake?

Wind lifts roof edges and shingles, and rain driven sideways gets in at flashing and windows. On flat roofs, water piles up faster than the drains can take it. Securing the edges and keeping drains clear before the season starts prevents most of it.

We also work in Nassau Bay, League City, Taylor Lake Village, El Lago, Friendswood. The whole list is on the Harris County page.

We are based in Cypress and work across twelve counties around Houston. Leland Cannon retired from the Army as a First Sergeant; Geoff Schardien served in the Air Force. The scope you get is in writing, and the person who wrote it answers the phone.
