Sealy, on the eastern edge of the Texas German belt
In 1881 a cotton gin builder in Sealy filled a request for a cotton-filled mattress, and the Sealy Mattress Company took the town’s name. The city of 6,839 sits 49 miles west of downtown Houston, on Interstate 10, U.S. Highway 90 and State Highway 36.
Working in Sealy
Sealy was created in 1879 when San Felipe sold part of its original township to the Gulf, Colorado and Santa Fe Railroad, and it is named for George Sealy of Galveston, the railroad’s majority stockholder. It sits on the easternmost part of the Texas German belt, the area settled by German emigrants. The BNSF Railway and the Union Pacific Railroad both serve the city, which covers 15.5 square miles. Blinn College has a Sealy campus along Interstate 10, east of State Highway 36, and residents are zoned to the Sealy Independent School District.
Sealy is an incorporated city, so a re-roof, a remodel or a commercial build-out inside the limits answers to the City of Sealy’s permit office. We check what it requires for your address before scheduling. Around the city, San Felipe, South Frydek and Brazos Country are separate incorporated places with their own governments, and Pattison and Wallis are close by as well. Rural lots between those towns sit under no city at all, and for them we check county and state rules on floodplain, septic and driveway work instead.
Houses and business buildings fail at different places. A shingle roof on a house usually goes at the edges, the valleys and the flashing; a low-slope commercial roof goes at the seams, around rooftop equipment curbs and at the drains, and it ponds water when the slope is wrong. We inspect each kind on its own terms and report what we find in writing, with photos, and for a business we note anything that needs attention before the next storm season. If you lease the building, the report is written so your landlord can follow it, with each photo labeled by its spot on the roof.
Weather here is the Greater Houston mix: hail in spring, straight-line wind in summer storms, Gulf systems from June to November and humid heat that ages shingles from the attic. Flat ground and clay soil mean drainage and slab movement show up on remodels as well as new construction, so before tile goes down we look for the cracks and sticking doors that say the slab has moved. If a crack is cosmetic, we say so; if it needs a foundation specialist, we say that before anything else. On a commercial building, a crack running across the slab gets the same read before we price any interior work.
The jobs that come up here
Commercial roof replacement is the job for a business roof whose membrane has failed across its whole surface, and it is planned around the business: phased, with the building dried in every night. Commercial roof repair is the first answer when the trouble is local, a split seam, a failed curb flashing or a clogged drain, and we say so when repair is enough. On a flat roof we also check the parapet caps and the scuppers, since a business roof often leaks at its edges before its middle. Retail remodeling reworks a storefront or sales floor and is phased so the doors stay open where that is possible.
For houses, roof replacement covers a shingle roof worn out across its slopes, and kitchen remodeling reworks a kitchen whose layout is the problem: an island added, a wall opened, the range moved to an outside wall where its hood can vent straight out. Plumbing that moves on a slab house means saw-cutting the floor, so the layout is settled on paper before demolition starts. For a bathroom that needs an accessible layout, veteran ADA remodeling handles the curbless shower, the grab bars and the wider door in the same job. If the kitchen works and only looks tired, we will point you to a renovation instead, which keeps everything where it is.
- Commercial roof repair Water on a ceiling tile is almost never directly under the hole that let it in.
- Commercial roof replacement Replacing a commercial roof is mostly a logistics problem with a roofing problem in the middle of it.
- Kitchen remodeling A kitchen remodel changes the layout: the sink moves to an island, the wall to the family room comes out, the range gets a hood that actually vents outdoors.

Plenty of roofs we look at need a repair or nothing at all. If that is yours, you will hear it from us first.
Can you replace the roof on my Sealy business without closing it?
Usually. We tear off and dry in one section at a time, so the building is weathertight every night, and we schedule the noisiest work around your hours. The phasing plan is in the scope before we start, and you approve it before the first section comes off.
How do you tell whether a Sealy commercial roof needs repair or replacement?
We walk the whole roof, probe the seams, check the curbs and drains and look underneath for stains and wet insulation. If the trouble is in a few places, it is a repair. If the membrane has failed across the field, replacement is the honest answer, and the photos will show why.
Are San Felipe and South Frydek part of Sealy for permits?
No. Each is its own incorporated place with its own government, even though Sealy itself was carved from San Felipe’s original township in 1879. We check which one your lot is in before scheduling and ask that office directly.
Can my Sealy kitchen range move to an outside wall for venting?
Usually, yes. Gas or electrical gets rerouted and the hood ducts straight outside, which is the better setup. We check the wall framing and the route for the gas line before drawing it, and the drawing shows where the duct exits the house.
Do you work on retail spaces near I-10 in Sealy?
Yes. Retail Remodeling covers storefronts and sales floors, with the work phased so you can keep selling where that is possible. We plan around deliveries and your busiest hours and put the plan in writing before anything is torn out. Your customers see a clean storefront at opening time each day.
