Sienna homes from 1996 on, and the roofs that came with them
The first homes in Sienna sold in 1996, and by 2009 five thousand of the 5,200 planned houses were occupied. That puts most houses here somewhere between seventeen and thirty years old, which is exactly when an honest roof inspection is worth the most.
Working in Sienna
Sienna was known as Sienna Plantation until May 2019, when it officially dropped the second word. The land goes back to 1840, when Jonathan D. Waters bought it and developed a working plantation along the Brazos River. Development began in 1978 with a ten-mile levee for flood protection, the first houses sold in 1996, and the 2020 census counted 20,204 residents. Downtown Houston is 27 miles north, and Arcola, Fresno, Missouri City and Thompsons are the nearest neighbors. Five thousand of 5,200 planned homes occupied by 2009 means the community filled fast, and most of its houses are close in age.
Water is the organizing fact of this place. Oyster Creek flows south through the middle of Sienna, a trail follows four miles of Brazos River frontage, and the levee built at the start of development is what makes the rest possible. For a homeowner, that makes roof drainage part of the house’s water plan: gutters sized for heavy summer rain, downspouts carried away from the slab, and valleys that do not back up. A levee protects the community; it does not excuse a roof that dumps water at the foundation. It is also a reason to check flood-zone requirements with the county before enlarging a house.
Sienna is unincorporated and has no municipal government, so no city building permit applies to a re-roof, an addition or a remodel. County rules on floodplain, septic, driveways and culverts can still apply, and so can state rules, and in a community built behind a levee the floodplain question deserves a direct answer before anything enlarges a footprint. we confirm which of those touch your lot before anything is ordered. As a master-planned community, Sienna commonly routes exterior changes through an association review, so get the approved color and product list before you pick a shingle, and expect to submit plans for a patio cover or sunroom. We can put the exact product and color on paper for your submission so nobody guesses. Fort Bend ISD serves the community, and State Highway 6 and Sienna Parkway are the main ways in and out.
Worth knowing here
- Sienna’s initial development phase began in 1978 and included a 10-mile-long levee for flood protection.
The jobs that come up here
Roof replacement is the main Sienna roof job for houses built in the late 1990s, and architectural shingle replacement is the usual product. Houses from the mid-2000s may still have years left, and we will tell you so instead of selling you a roof. For owners who have been through more than one hail claim, Class 4 shingle replacement is worth a direct question to your carrier about premiums before you decide, and we will give you the product details to ask about. In a two-story house here, attic ventilation deserves a look on any re-roof, because the upstairs heat in August tells you a lot about it. If the shingles came from the original builder, we check the nailing at the rakes and the starter course, where a summer gust gets its first grip.
Inside, houses of this age are ready for their first round of serious updating. Kitchen renovation and bathroom renovation refresh the finishes in place, luxury bathroom remodeling covers the primary bath that wants a bigger shower and better materials, and custom bathroom remodeling is for a household with specific needs. Once a tub comes out or a wall moves, the job is remodeling, and the scope will say which one you are getting. Sunroom construction and composite deck installation add usable outdoor space, both subject to association approval. Veteran ADA remodeling covers the step-free entries and roll-in showers for families planning to stay, and each of these gets written up as its own scope and price. Living room remodeling and family room remodeling come up when a tall great room turns out hard to heat, cool and furnish.
- Architectural shingle replacement Plenty of older Houston subdivisions were built with three-tab shingles, and many of those roofs are at the end of their run.
- Class 4 shingle replacement Switching an existing roof to Class 4 usually comes up after a hail claim or when the old roof is due anyway.
- Composite deck installation Composite decking trades yearly sealing for a higher upfront price and a few rules of its own.

Plenty of roofs we look at need a repair or nothing at all. If that is yours, you will hear it from us first.
My Sienna house was built in 2007. Does it need a new roof?
Not necessarily. Plenty of roofs that age are fine; some took hail and some were installed in a hurry. We inspect, photograph and tell you which you have, and if it is fine, we say so. A roof already replaced once since 2007 may need nothing at all.
Does the Sienna levee mean I can skip gutters?
No. The levee holds back the river; gutters handle the rain falling on your roof. On clay soil, water dumped next to the slab is a foundation problem regardless of the levee.
What rules apply to a Sienna remodel if there is no city?
No city permit applies, because Sienna is unincorporated. Your section’s association review almost always does, and county floodplain, septic or driveway rules and state rules can, depending on the job and the lot. We check the address and handle the association paperwork with you.
Can you build a sunroom in Sienna that stays comfortable in August?
Yes, with the right glass, a solid insulated roof instead of glass overhead, and shading on the west. The tie-in to the existing roof is where sunrooms leak, so that is where we spend the most care. A ceiling fan and a dedicated vent finish the job.
What changed when Sienna Plantation became Sienna?
As far as building goes, only the name, which officially changed in May 2019. There is still no city government, the association rules still apply, and the county’s floodplain rules still matter near the river. If old paperwork says Sienna Plantation, it is the same place, and some older maps and documents still use that name.
