Tiki Island’s roofs and remodels, on 0.46 square miles of land

Tiki Island covers 1.6 square miles, and only 0.46 of that is land. With that much water inside the village limits, salt and wind are the first two things we plan a roof around, before shingle color or style ever comes up.

Working in Tiki Island

The Village of Tiki Island counted 1,106 residents at the 2020 census. Its 1.6 square miles are 70.1 percent water, which leaves 0.46 square miles of land. The streets follow a Polynesian theme, with names like Bora Bora, Maui, Tahiti and Outrigger. School zoning splits the island in two: the eastern half belongs to the Texas City Independent School District and the western half to the Hitchcock Independent School District, with La Marque High School designated for the former La Marque district area. College of the Mainland serves the whole village. Bayou Vista, La Marque, Hitchcock, Jamaica Beach and Texas City are the nearest places.

Tiki Island is part of Galveston County, which counted 350,682 residents in 2020 and has the City of Galveston, on Galveston Island, as its seat. The county was formally established under the Republic of Texas in 1838 and organized in 1839, and its storm record runs long: the 1900 Galveston Hurricane devastated it, and the seawall went up in the recovery. Gulf hurricanes and tropical storms can arrive any time from June through November, and in a village that is mostly water, the wind arrives off open water.

On a lot this close to the water, metal ages faster than shingles. Pipe boots, step flashing, drip edge, gutter hangers and exposed screws are where salt shows up first, often as rust streaks down the roof before any leak appears inside. We look at those before anything else, then check the edges of the roof for lift and the ridge for cracked or missing caps. Attic ventilation gets a look too, because a hot, damp attic in humid coastal air will rot decking from the inside even when the shingles hold.

Tiki Island is an incorporated village, and the Village of Tiki Island’s permit office reviews building work within its limits. A re-roof, an addition and a remodel that moves plumbing can each need something different, and the village decides what. We confirm your project’s requirements before we order material and put them in the written scope. Floodplain questions come first on anything that adds space, since a village that is mostly water leaves little room to guess.

The jobs that come up here

After a blow, the question is whether the shingles lost their seal on a few tabs or across the whole roof. A handful of lifted tabs is a repair. Seals failed on most slopes means wind damage roof replacement, because new storms will keep peeling what is left. Standing seam metal roofing is the metal option suited to a house: concealed clips, no exposed screw heads for salt to work on, and panels that shed wind-driven rain. We put shingles and metal side by side in writing, trade-offs included, so you can compare without a sales pitch.

Composite deck installation suits a lot with no deck yet, using boards that will not rot set on framing and connectors chosen for salt. Inside, bathroom renovation keeps the layout and updates tile, fixtures, lighting and the exhaust fan, which needs to move real moisture in a house this close to the water. Kitchen remodeling is the bigger step, for when cabinets, plumbing or a wall need to move. We write the scope room by room before work starts, so you can see exactly where the dust will be and for how long.

  • Bathroom renovation If the tub, toilet and vanity are already in the right places, nothing has to move.
  • Composite deck installation Composite decking trades yearly sealing for a higher upfront price and a few rules of its own.
  • Kitchen remodeling A kitchen remodel changes the layout: the sink moves to an island, the wall to the family room comes out, the range gets a hood that actually vents outdoors.

Plenty of roofs we look at need a repair or nothing at all. If that is yours, you will hear it from us first.

Which permit office handles work on Tiki Island?

The Village of Tiki Island’s, for work inside the village. What it requires depends on the job, and we check before ordering material. On a lot with this much water around it, floodplain review is part of any addition. We note the answer in the scope so everyone works from the same page.

Why do rust streaks show up on my Tiki Island roof?

Usually from corroding nail heads, flashing or fasteners in vents and gutters. Salt air speeds that up. The streaks are an early warning; we find the source, replace the metal and check whether water has gotten under the shingles. Left alone, the same corrosion opens the path a leak will follow.

Does a house on mostly-water Tiki Island need a different roof underlayment?

Synthetic underlayment and a self-adhering membrane at the eaves, valleys and around penetrations are good practice anywhere storms drive rain sideways. On a lot this close to the water, we recommend them and show you in the scope where they go.

Can we stay in the house while the roof is replaced?

Yes. Tear-off is loud and dusty outside, but the house stays usable. We cover plantings and the drive, sweep the yard for nails with a magnet each day, and dry the roof in every night. If rain threatens, we stop tearing off and seal what is open before it arrives.

Should we redo the bathroom and the roof in the same year?

If both need it, there is a good case for doing the roof first, so the house is dry before new finishes go in. If only one needs it, do that one. We will tell you which, if either, is due. There is no sense doing both just to have them done.

We also work in Bayou Vista, La Marque, Hitchcock, Jamaica Beach, Texas City. The whole list is on the Galveston County page.

Two owners, both veterans, one phone number. We inspect, photograph and tell you what the job really needs, including when it needs nothing yet. Military families and first responders take 10% off.
