Todd Mission’s roofs and buildings, home of the Renaissance Festival

Todd Mission had 121 residents at the 2020 census and hosts the Texas Renaissance Festival, which draws the largest annual attendance of any renaissance fair in the United States. It is a very small city with a very big name on the map, and its roof and building questions get the same straight answers as anywhere else.

Working in Todd Mission

Todd Mission lies on Farm to Market Road 1774, fifty miles northwest of Houston, in Grimes County. The 2020 census counted 121 people, up from 107 at the 2010 census. The city covers 2.0 square miles, and 45 acres of that is water. Its schools belong to the Navasota Independent School District. Plantersville is adjacent, Pinebrook is close by, and Magnolia, Stagecoach and Montgomery are the other nearest places.

The Texas Renaissance Festival makes its home in Todd Mission. A commercial building that serves crowds needs a roof that stays dry on its busiest days and entries that work for every visitor, including people using wheelchairs, walkers and strollers. Repairs on a building like that get scheduled around the days it is open, and we plan the noisy work for the quiet stretches. If a leak turns up at a bad moment, the first job is to stop the water, and the full repair comes when the building can spare the time.

Grimes County was named for Jesse Grimes, a signer of the Texas Declaration of Independence and an early settler of the county. The Navasota and Brazos rivers form its western boundary, and the eastern part of the county lies in the San Jacinto River watershed. Cotton and corn were the main commodity crops before the Civil War; timber harvesting was part of early 20th century industry, and later livestock and dairy farms brought in most of the farm revenue. Spring hail and summer wind ahead of thunderstorms are the weather a roof here answers to, and the remains of a Gulf storm can reach this far in late summer. If pine or hardwood shades your roof, needles and leaves will collect in the valleys and hold water against the shingles.

Todd Mission is an incorporated city, and work inside its limits goes through the City of Todd Mission, which decides what a re-roof, a new building or an addition needs. Outside the limits there is no city review at all, though county and state rules on floodplain, septic, driveways and culverts can apply. With 45 acres of water inside the city, we check floodplain status on any new structure before drawing it. A building placed with the water in mind saves a lot of worry over its life compared with one moved after the fact.

The jobs that come up here

For a commercial building, commercial roof repair handles the leaks and open seams that show up after a storm, and commercial remodeling covers interior changes like a new counter layout, wider entries or an accessible restroom. On a metal-roofed building, the fasteners and the trim at the eaves are usually where trouble starts, and we check them before anything else. Every finding comes with photographs and a plain note on how soon it needs fixing, so you can line up the work with the calendar you already keep.

On a home site, barndominium post-frame construction is one way to build: wood columns set on or in the ground carry the roof, and the walls hang between them, which keeps framing simple and leaves room for big doors. Turnkey barndominiums carry the job from slab to finished interior, so you move in when we leave. For an existing house, a worn-out shingle roof with soft decking at the eaves calls for roof replacement, and a roof with life left in it gets a repair and a straight answer. We spell out each stage on paper, so nothing about the build is a mystery.

  • Barndominium post-frame construction Post-frame is the other way to stand up a barndominium: laminated wood columns set several feet apart, with girts across the walls and purlins across the roof to carry the metal panels.
  • Commercial remodeling Commercial remodeling is changing a space that already exists: moving walls, upgrading restrooms, redoing finishes or adapting a building for a new use.
  • Commercial roof repair Water on a ceiling tile is almost never directly under the hole that let it in.

Plenty of roofs we look at need a repair or nothing at all. If that is yours, you will hear it from us first.

Todd Mission is tiny. Does it really have its own building rules?

Yes. It is an incorporated city, and work inside its limits answers to the City of Todd Mission. Population does not change that. We check what your project needs before we start and write it into the scope. If your land sits just outside the limits, we check which county and state rules apply there instead.

Can you work on a Todd Mission commercial building without disrupting its busy days?

Yes. We plan noisy and messy work for the days you name, keep entries open and clean up each evening. If a repair can safely wait until after a busy stretch, we say so; if it cannot, we tell you that too.

Is post-frame a good fit for a barndominium near Todd Mission?

It can be, especially for a simple shape with big doors and a large open floor. Post-frame needs good drainage around the columns, and how the columns are treated and set matters for long life. We talk through the site and the use before recommending it. Steel framing is the other route, and we lay the two side by side.

What does 45 acres of water inside Todd Mission mean for a new building?

It means checking floodplain status before you pick a building spot. Some parts of the city may sit near water and some may not, and the floodplain map can affect where and how you build. We look it up for your address first. That check comes before any drawing, so the plan never has to move.

Do you build accessible entries and restrooms for small commercial buildings?

Yes. Commercial Remodeling can include ramps, wider doors and accessible restrooms. We plan them around how people actually move through the building and check slopes and clearances before we build anything. Ramps get a slope you can roll up without help, and doors get hardware a closed fist can work.
