Brookshire’s roofs and shops, out on the I-10 Energy Corridor
Brookshire sits on Interstate 10 seven miles west of Katy and 34 miles from downtown Houston, and it is part of the Interstate 10 Energy Corridor. It is a city of about five thousand, and the work here runs from house roofs to the low-slope roofs on commercial buildings.
Working in Brookshire
The Town of Kellner and the Town of Brookshire were both platted in 1893, and on May 24, 1946, Brookshire incorporated by combining the Kellner and Brookshire/Drew plats. The name comes from Nathan Brookshire, a large landowner in the vicinity. The city covers 3.5 square miles and counted 5,066 residents in 2020. It is served by the Royal Independent School District, and the Waller County Library System runs the Brookshire-Pattison Library here. Pattison, Brazos Country, Weston Lakes, Fulshear and Katy are the nearest places, with Fulshear and Weston Lakes across the line in Fort Bend County.
Igloo Corporation, the maker of cooling and portable refrigeration products, is headquartered in unincorporated Waller County between Brookshire and Katy. Commercial and industrial buildings generally sit under low-slope membrane or metal roofs, a different job from a shingle house roof, and we handle both. A low-slope roof gets inspected for ponding, seam failures and flashing at curbs and parapets; a metal building gets checked at its fasteners, laps and skylight panels. Big roofs also collect rooftop equipment over the years, and every curb, pipe and unit is one more place for water to get in. Each roof gets a written report you can hand to a partner, a lender or a tenant.
Brookshire is an incorporated city, and work inside its limits answers to the City of Brookshire’s permit office. Unincorporated Waller County land around town, including the stretch toward Katy, has no city review, though county and state rules on floodplain, septic and driveways can apply. Katy, next door, runs its own process. Because three different answers are possible within a few miles, we check your lot before we file anything, and the answer is the first line on the scope.
Brookshire weather is Greater Houston weather: hail in spring, straight-line wind with summer storms, Gulf systems from June to November and heavy rain on flat ground that drains slowly. For a roof, that means paying attention to gutters and downspouts, since water that leaves the roof has to go somewhere other than the foundation. For a new slab, it means grading the pad so rain runs away from the building before it has a chance to pond. Heavy rain also tests every roof penetration at once, which is when a cracked pipe boot finally shows itself on a ceiling.
The jobs that come up here
Commercial roof replacement covers the building whose low-slope or metal roof has reached the end: membrane torn off or metal panels removed, insulation and decking checked and a new system installed with proper flashing at every curb and wall. TPO roofing replacement is the specific version for a single-ply membrane roof, with new insulation wherever the old boards are wet. Flat roof replacement is the same idea at a smaller scale, such as a flat section over a porch, a garage or the back of a shop. Roof replacement handles the shingle roof on the house. If a commercial roof can be repaired for a few more years, the scope says that and shows the repair beside the replacement.
Barndominium steel framing is the stage where a barndominium on land outside town goes from slab to skeleton: columns, rafters, girts and purlins set plumb, square and bolted, ready for the roof and walls. Mistakes at this stage show up for the life of the building as doors that bind and walls that wave, so it is not a day to rush. If the plan calls for post-frame instead of steel, we explain the trade-off before the slab is formed, since the two anchor differently. Bathroom remodeling covers the house side when a layout no longer works, with a walk-in shower, a moved vanity or a wider door.
- Barndominium steel framing Red iron is the structural steel skeleton of a barndominium: heavy columns and rafters bolted into rigid frames that carry the roof, the walls and the wind.
- Commercial roof replacement Replacing a commercial roof is mostly a logistics problem with a roofing problem in the middle of it.
- Flat roof replacement Most residential flat roofs we’re asked to replace failed at the same few places: a low corner that holds water, a tie-in that was caulked, a drain nobody cleared.

Plenty of roofs we look at need a repair or nothing at all. If that is yours, you will hear it from us first.
Do you work on commercial roofs along I-10 in Brookshire?
Yes. We inspect, repair and replace low-slope and metal commercial roofs, and we work around business hours when the building has to stay open. You get photos and a written report that separates urgent repairs from work that can wait. Tenants get notice of noisy days through you.
Is Brookshire inside Katy’s permit area?
No. Brookshire is its own city, incorporated in 1946, and it reviews work inside its own limits. Katy runs its own process, and unincorporated land in between has no city review at all. We check your lot before filing anything, and the scope names which office, if any, reviews the work.
How did Brookshire come to be one city?
The towns of Kellner and Brookshire were both platted in 1893, and in 1946 the two plats were combined when Brookshire incorporated. The name honors Nathan Brookshire, a large landowner nearby. Today the city covers 3.5 square miles.
What is involved in steel framing a barndominium?
After the slab cures, columns are set and anchored, then rafters, girts and purlins go up and get bolted together. Everything is checked for plumb and square before the roof panels go on. Anchor bolt placement is set when the slab is poured, so the framing really starts with the concrete layout.
Does flat ground change how you build a slab near Brookshire?
It changes the grading. On flat ground, we raise the pad and slope the surrounding dirt so rain moves away from the building instead of pooling against it. Gutters and downspouts get sized to carry water well clear of the foundation, and the driveway is set so it does not channel water toward the house.
