Jamaica Beach roofs and remodels between West Bay and the Gulf

Jamaica Beach is a small city on Galveston Island with the Gulf of Mexico on its south side and West Bay on its north. Salt air comes off water on both sides, and a roof here gets planned and checked with that in mind from the first visit.

Working in Jamaica Beach

Jamaica Beach began as a 2,000-lot resort subdivision close to a marina, laid out on 320 acres the developers acquired from land the Moody family had owned. As the second-house market grew, almost every lot sold by the 1970s, and the city incorporated on May 12, 1975. The 2020 census counted 1,078 residents. Galveston borders it to the east and the west, West Bay lies to the north and the Gulf to the south. The streets carry pirate names like Blackbeard, Buccaneer and Jean Lafitte, and pupils attend Galveston Independent School District schools. Tiki Island, Bayou Vista, Hitchcock and La Marque are the nearest places beyond Galveston itself.

Hurricane Alicia affected Jamaica Beach in August 1983, and Hurricane Ike did the same in September 2008. On an island, a hurricane brings wind and water together. For a roof, the wind is the immediate threat. It gets under the eaves and rakes, peels ridge caps loose and drives rain sideways into any opening at a wall, a vent or a skylight. An inspection here starts at those edges and openings, then works inward across the slopes, and every weak spot we find gets photographed so you can see it from wherever you happen to be.

Jamaica Beach grew with the second-house market, and if your house sits empty between visits, a slow leak can run for weeks before anyone notices. A stained ceiling found on the next trip down may be the last sign of a problem that started at a rusted pipe boot months earlier. Salt air speeds that along. Exposed nails, flashing, gutters and outdoor light fixtures corrode faster with the Gulf this close, and they are the first things we check. A scheduled look before and after storm season is far less trouble than a ceiling repair.

Jamaica Beach is an incorporated city, and work inside its limits goes through the City of Jamaica Beach’s permit office. The city decides what a re-roof, an addition or a remodel needs, and we confirm the requirement before ordering any material. With the Gulf on one side and West Bay on the other, floodplain questions come first on anything that adds space or changes the structure, and we raise them at the first meeting. A plan built on the right answers from the start does not have to be drawn twice.

The jobs that come up here

Wind damage roof replacement fits a roof whose shingles have lost their seal across several slopes after a storm off the Gulf or the bay. Metal roof installation is worth a look on an addition or any new structure with no roof on it yet, since metal handles wind well when the fasteners and trim are chosen for salt air and installed to hold. Standing seam metal roofing hides its fasteners under the raised seams, which keeps them out of the spray, and on a house this close to the Gulf that matters. We lay out shingle and metal options with the trade-offs written down, and you decide.

If you use the house part-time, interior work can be scheduled around your visits. Bathroom renovation and kitchen renovation keep the footprint and update fixtures, cabinets, tile and lighting, and they can be planned so the house is usable on the weekends you are there. Composite deck replacement suits a weathered wood deck facing the water. The boards do not rot, though the posts, joists and connectors under them still need to be sound and rated for salt, and we check them first. We send photographs at each stage, so you can follow the work from home.

  • Bathroom renovation If the tub, toilet and vanity are already in the right places, nothing has to move.
  • Composite deck replacement Swapping a tired wood deck for composite sounds like a board job, and sometimes it is.
  • Metal roof installation Metal is the roof most people picture on a shop, a barn-style home or a patio cover, and it works on houses too.

Leave it?

Plenty of roofs we look at need a repair or nothing at all. If that is yours, you will hear it from us first.

Our Jamaica Beach house sits empty for weeks at a time. How do we catch a leak early?

Have the roof looked at after every named storm and at least once a year otherwise. Pipe boots, flashing at walls and the ridge are the usual entry points. When we inspect, we photograph each of those spots, so you can see the condition of the roof without making the drive.

Is standing seam metal worth it on Galveston Island?

It can be. The fasteners sit under the seams, out of the salt and sun, and the panels shed wind-driven rain well. It is a bigger job than shingles, and we lay both options out side by side so you can decide with the facts in front of you.

Who reviews permits for work in Jamaica Beach?

The City of Jamaica Beach’s permit office reviews work inside the city. We confirm what your project needs before ordering material and note it in the written scope. Floodplain questions come up early on any addition, so we ask them before any design is drawn.

Can you work on our island house while we are away?

Yes. We agree on access, schedule and how you will get updates, and we send photographs at each stage so you can see progress from wherever you are. If something unexpected turns up, you hear about it by phone before we go further. You will not come back to a surprise.

Can you rebuild deck stairs and railings without replacing the whole deck?

Often, yes, if the frame is sound. Stairs and railings take the most wear from hands, feet and weather, and they can be rebuilt on their own. We check the posts and joists first, because new railings bolted to a weak frame fix nothing.
