Bacliff’s roofs and remodels on the west shore of Galveston Bay
Bacliff began in 1910 as Clifton-by-the-Sea, a weekend resort on the western shore of Galveston Bay, and it owes its spelling to a 1948 postal mistake. Today 9,677 people live here, and every roof in the community takes the bay’s wind and salt air year round.
Working in Bacliff
Bacliff counted 9,677 residents at the 2020 census and sits 36 miles southeast of Downtown Houston. Texas State Highway 146 and FM 646 carry traffic in and out, while Grand Avenue and Bayshore Drive run through the community itself. The name is a slip of the pen: in 1948 the subdivision name Bay Cliff was misspelled on postal paperwork, and the misspelling became the name. After World War II the place grew as a home for workers at the nearby petrochemical plants. Bayshore Park has five baseball fields, a boat ramp and a pier. Students attend Dickinson Independent School District schools. San Leon is the closest neighbor, and Kemah, Clear Lake Shores, Seabrook and Dickinson are a short drive away.
The shoreline here has a long storm record. The hurricane of 1915 destroyed many of the resort’s early improvements, and the 1943 storm did enough damage that the bathhouse and pavilion were never rebuilt. In 2008, flooding from Hurricane Ike was held down partly because Bacliff sits at about 16 feet, a relatively high elevation for the bay shore. Height helps with rising water. It does nothing about wind. A roof here has to be fastened and sealed for gusts that come straight off open water, so the eaves, rakes, ridge and every pipe or vent through the deck get the closest look when we inspect.
Salt air is the slow problem on a bay-shore house. It works on exposed nail heads, drip edge, step flashing and the screws holding gutters and vent caps, and it works fastest on the side of the house that faces the water. A rusted pipe boot can let water into the decking for months before a stain shows on a ceiling. When we price a Bacliff roof, the written scope names the fastener and flashing materials going up, so you can see what will stand up to the salt and why we picked it. On a remodel, the same thinking covers exterior doors, light fixtures and any metal finish that sees the weather.
Bacliff is unincorporated, so there is no city government and no city permit rules to follow. County rules on floodplain, septic, driveways and culverts can still reach a job, along with state rules, and we check what applies to your address before any work starts. That check matters most on an addition or anything else that changes the footprint of the house. A straight re-roof on the same footprint is usually the simpler kind of job, and we tell you which kind you have before you sign anything.
The jobs that come up here
Wind damage roof replacement fits what a bay-front roof tends to show after a hard blow: shingles creased or torn away along the rakes and ridge, seal strips broken loose and underlayment peeking through. We photograph the damage slope by slope before anything comes off, because the pattern tells you whether the whole roof is finished or only the face that took the wind. If it is one face, we say so and price the smaller job. Storm damage roof replacement covers the wider case, where rain and flying debris did their share too. For a house that needs a new roof anyway, impact-resistant shingles deserve a conversation, and your insurance carrier is the one to ask about what they mean for your policy.
Indoors, bathroom remodeling makes sense when the layout has stopped working, such as a tub that should be a walk-in shower or a vanity that crowds the door. Veteran ADA remodeling covers grab bars, wider doorways and curbless showers for someone who needs them now or will soon. Any bathroom near the bay needs an exhaust fan that actually pulls damp air outside, since humid air off the water will not leave on its own. Deck installation suits a house that wants a spot to sit and watch the bay, and the footings and connectors on a deck that close to salt water get the same attention we give the roof fasteners.
- Bathroom remodeling A remodel changes the bathroom’s layout: the corner garden tub comes out for a walk-in shower, the toilet moves to its own room, a wall shifts to borrow space from a closet.
- Impact-resistant shingles Impact-resistant shingles are built to take a hailstone without cracking through.
- Storm damage roof replacement After a big storm, Houston neighborhoods fill with trucks and yard signs and people knocking on doors.

Plenty of roofs we look at need a repair or nothing at all. If that is yours, you will hear it from us first.
Does Bacliff’s 16-foot elevation mean an addition can skip flood questions?
No. That height helped hold down Hurricane Ike’s flooding in 2008, but floodplain status is set address by address. Before we draw an addition, we look up where your lot sits and tell you which county and state rules apply. It is a short check, and it comes before any design work.
What does salt air actually do to a Bacliff roof?
It corrodes the metal. Exposed nail heads, drip edge, step flashing and the fasteners on vents go first, and they can fail while the shingles still look fine from the yard. We check the metal parts before anything else on a bay-shore roof and list what we will replace them with.
There is no city government in Bacliff. What rules does a remodel follow?
City permit rules do not apply here. County rules on floodplain, septic, driveways and culverts can, and so can state rules, depending on the address and the size of the job. We sort that out at the start and put the answer in your written scope.
A few shingles blew off the bay side of our Bacliff roof. Is that a full replacement?
Not always. If the loss is limited to one slope and the rest of the roof still has its grit and its seal, a repair can carry it. If shingles are breaking loose across several slopes, the seal has failed and patches will keep peeling. We show you photographs of both and tell you which one your roof is.
Is a metal roof a good idea on a house this close to Galveston Bay?
It can be, if the panels, trim and fasteners are chosen for a salt setting and installed with that in mind. Metal handles wind well when it is fastened right. We lay a shingle roof and a metal roof side by side in writing, with the trade-offs spelled out, and you pick.
