Clear Lake Shores roofs and remodels on the Clear Lake estuary

The eye of Hurricane Ike passed over Clear Lake Shores in September 2008 and destroyed many homes. That is the right starting point for any roof conversation in a small city where more than a quarter of the map is water.

Working in Clear Lake Shores

Clear Lake Shores began during the 1920s oil boom, when developers sold property around the Clear Lake estuary as waterfront recreational retreats. The Great Depression stopped most of that early growth. After World War II the town filled in again, this time with more people living here year round, and it incorporated in 1962. The 2020 census counted 1,258 residents, and water covers 27.69 percent of the town’s total area. Clear Lake Shores shares the 77565 ZIP code with Kemah, and its children attend Clear Creek Independent School District schools. Seabrook, El Lago, Taylor Lake Village and Nassau Bay are the other close neighbors.

A house this close to the water takes wind straight off it. Wind gets under shingle edges at the eaves and rakes, and rain driven sideways finds any gap in the flashing at a wall, a chimney or a dormer. Ike was the extreme case. An ordinary summer thunderstorm tests the same spots on a smaller scale, and so does the tail of a tropical storm passing well offshore. That is why our inspection starts at the edges and the penetrations and only then moves to the open field of the roof, where damage is easier to see and usually less important.

Salt is hard on metal. Nail heads, drip edge, vent flashing and the screws in gutters corrode faster within sight of the water, and a corroded pipe boot can leak for months before a stain shows on the ceiling below. Outdoor structures take the same exposure. A deck or a covered porch facing the estuary needs fasteners and connectors made for salt, and the written scope we hand you names them, so you are not guessing what is holding your railing on. Humid air is the indoor version of the same problem, and a bathroom fan that dumps into the attic instead of outside will rust nails and stain decking from underneath.

Clear Lake Shores is an incorporated city, and work inside its limits goes through the City of Clear Lake Shores’ permit office. The city decides what a re-roof, an addition or a remodel that moves plumbing requires, and we confirm it for your address before ordering material. Floodplain review is part of that conversation on anything that adds space or changes much of the structure, and we raise it on day one so it does not stall the job later.

The jobs that come up here

Wind damage roof replacement fits a roof that has been lifted and creased along its edges, where the seal strips no longer hold and each new storm peels a little more away. If the damage is confined to one slope, we say that and price the smaller job. Roof replacement is the broader answer for a shingle roof that has simply aged out: granules gone, edges curled, decking soft in spots near the eaves. On a house facing the water, Class 4 shingle replacement is worth discussing during a tear-off, and your insurance carrier can tell you whether it changes anything on your policy. A roof that still has years in it gets resealed where it needs it, and we tell you to wait on the rest.

Composite deck replacement makes sense where an old wood deck has weathered and loosened. Composite boards do not rot, though the framing under them still has to be sound, and we check that framing before we put a number on paper. Inside, bathroom remodeling handles layout changes like moving a toilet or turning a tub into a walk-in shower, and kitchen renovation updates cabinets, counters and lighting in place. If you would rather do interior work after the storm season ends, we can schedule it for the cooler months. A covered porch or patio roof gets the same tie-down check we give the main house, since wind pushes under it as well as over it.

  • Bathroom remodeling A remodel changes the bathroom’s layout: the corner garden tub comes out for a walk-in shower, the toilet moves to its own room, a wall shifts to borrow space from a closet.
  • Class 4 shingle replacement Switching an existing roof to Class 4 usually comes up after a hail claim or when the old roof is due anyway.
  • Composite deck replacement Swapping a tired wood deck for composite sounds like a board job, and sometimes it is.

Leave it?

Plenty of roofs we look at need a repair or nothing at all. If that is yours, you will hear it from us first.

Clear Lake Shores and Kemah share a ZIP code. Which city’s rules apply to my house?

The city whose limits your lot sits in. Sharing 77565 does not mean sharing a permit office, so we look up your address and confirm whether the City of Clear Lake Shores or the City of Kemah reviews the work. That answer goes into the written scope. It takes minutes and keeps the job from stalling.

Our deck faces the water. Should we replace it with composite boards?

Composite holds up well to sun and moisture and will not rot, which helps on the estuary. The framing, posts and connectors underneath decide how long the deck lasts, though, and those need salt-rated hardware. We check the frame first and tell you whether it can carry new boards or needs rebuilding.

Is a roof that came through Hurricane Ike still sound today?

Possibly, but surviving one storm says little about how it stands now. Shingles age, seals let go and flashing corrodes in salt air. An inspection with photographs of the edges, ridge and every penetration tells you where it stands today. If it checks out, we tell you to leave it alone.

Why do you look at the gutters and screws before the shingles?

Because on a waterfront house the metal usually fails first. Rust on gutter fasteners, drip edge and pipe flashing shows how hard the salt has been working, and those are the places water gets in. The shingles get their turn right after.

Will a remodel in Clear Lake Shores bring floodplain rules into play?

It can, especially an addition or a project that changes a large share of the house. Floodplain review depends on where your lot sits and how big the job is. We find out what applies before we draw anything, so the design does not have to be redone.
