Splendora’s roofs and farmhouse builds, 37 miles from Houston

Before it was Splendora it was Cox’s Switch, a narrow-gauge spur on the Houston, East and West Texas Railway. The town took a new name for the splendor of the flowers around it and incorporated in December 1966.

Working in Splendora

The Splendora area filled in slowly after W. W. Burrow built a general store there in 1883. The town was named for the splendor of its floral surroundings and incorporated in December 1966. It sits about 37 miles north-northeast of Houston on 2.1 square miles, all land, and the 2020 census counted 1,683 residents. Children attend the Splendora Independent School District, which also serves neighboring Patton Village. Woodbranch, Roman Forest and Plum Grove are the other nearby places, with Plum Grove across the line in Liberty County.

Splendora is an incorporated city, and work inside its limits answers to the City of Splendora. Outside the limits, an address has no city review, though county and state rules on floodplain, septic and culverts can apply to a new structure or a new driveway. We confirm your side of the line before material is ordered and before anyone draws a site plan. For a new build on open land outside town, those county and state questions come first, since they can decide where the house sits and how high the slab goes.

A farmhouse barndominium is mostly a question of porches, rooflines and windows. A deep front porch shades the wall behind it, which matters on a west or south face in a Texas summer. A steeper roof pitch over the main living space reads as farmhouse and gives the attic room to breathe. Board-and-batten siding or vertical metal wall panels, a simple gable and windows sized to the rooms finish the look. We draw it with you and keep the heat in the conversation the whole way, because a pretty plan that bakes in August is a bad plan.

Spring hail, straight-line wind in summer storms, Gulf systems between June and November and months of humid heat are what every Splendora roof faces. On metal, the weak points are fasteners, trim and the sealant around anything that pokes through. On shingles, they are the edges, the valleys and the flashing. We check the right ones for the roof you have, and we tell you if the problem is a detail or the whole system. Humid heat adds a slower test: an attic that cannot vent pushes heat into the shingles and moisture into the decking. A ridge vent with no soffit intake is half a system, and it shows in the attic long before it shows on the roof, so ventilation is part of every Splendora roof we write up.

The jobs that come up here

Metal roof replacement suits a house or outbuilding whose old metal roof has rusted at the laps and fasteners, or a shingle house whose owner wants to move to metal. We take the old roof off, check and repair the decking or purlins, and install new panels, trim and closures. Roof replacement with shingles is the answer when you want to keep the look you have and the decking is sound. Either way, if the old roof can be repaired for a few more years, we say so, and the scope shows both paths. For a barn or shop with exposed-fastener panels, R-Panel metal roofing is the usual replacement, and new closures and screws go in with the new panels.

Farmhouse barndominiums are a design brief more than a building type: steel or post-frame structure underneath, a farmhouse face on top. We plan the porch, roof pitch, siding and window package with you, and we think through how a big open interior stays cool. Custom barndominium design is the step where those choices become drawings you can react to, and barndominium planning comes before it, settling the site, the budget and the order of work so the drawings start from something real. Bathroom renovation rounds out the list for existing houses, updating tile, fixtures and ventilation inside the current footprint. A good fan, ducted outside rather than into the attic, does more for a humid bathroom than any tile choice.

  • Custom barndominium design Design decides what the building looks like from the road and how it handles the weather for the next few decades.
  • Farmhouse barndominiums A farmhouse barndominium borrows from the working houses that have stood on Texas land for generations: a long porch, a simple gable, white walls and a kitchen big enough to feed a crew.
  • Metal roof replacement A metal replacement usually starts one of two ways: a worn shingle roof and an owner who wants something longer-lived, or an old metal roof leaking at its screws.

Plenty of roofs we look at need a repair or nothing at all. If that is yours, you will hear it from us first.

Was Splendora always called Splendora?

No. It started as Cox’s Switch, a narrow-gauge spur on the Houston, East and West Texas Railway, and was later named for the splendor of its flowers. It incorporated in December 1966, and today the City of Splendora reviews building work inside its limits.

What makes a barndominium look farmhouse?

Deep porches, a steeper main roof, a simple gable, board-and-batten or vertical siding and windows proportioned to the rooms. Inside, it is mostly materials and trim. We sketch the face of the building early so the structure can carry the look. Porch columns and window trim do a lot of the work, so we choose them early too.

Should I replace an old metal roof with metal or shingles?

It depends on the building and what you want. Metal lasts a long time and sheds debris well; shingles are quieter and easier to match to the house next door. We check the structure first, since a building framed for metal panels may need solid decking added before shingles can go on. Either way, the scope shows both options side by side.

How long does it take to plan a farmhouse barndominium?

Planning usually runs a few weeks to a couple of months, depending on how settled your ideas are and how quickly decisions get made. Site review and drawings happen in that window. Rushing the plan is the most expensive way to save time. You get a planning calendar so you know which decision is due when.

Does a bathroom vent fan really matter in this humidity?

It matters a lot. A fan that is too small or vented into the attic leaves moisture on the walls and ceiling, and that is how mildew and peeling paint start. We size the fan to the room and duct it outside. A timer or humidity switch keeps it running long enough to clear the air after a shower.
