Sandy Point, the small city on FM 521 that chose to incorporate
Sandy Point incorporated in 2012 to avoid being annexed by Missouri City, and in 2015 Missouri City agreed to recognize it. The result is a city of 207 people on FM 521 in north central Brazoria County, with its own government to answer building questions inside its limits.
Working in Sandy Point
In the 19th century, Sandy Point served the sugar cane and cotton plantations around it. Its post office, school and railroad have since disappeared. The 2020 census counted 207 residents, and students attend Angleton Independent School District schools. FM 521 is the road through town, and Rosharon, Bonney, Iowa Colony and Sienna are the neighbors. The setting is small and rural. Nothing in the record describes individual houses or lots, so everything we say about yours starts on site, with a tape, a camera and a ladder.
A city of 207 people is still a city. Work inside Sandy Point’s limits answers to the City of Sandy Point, so that is who we ask about a new building, a re-roof or a remodel on your lot. Small cities set their own requirements, and we do not assume they match Missouri City’s or anyone else’s. If a project also involves a septic system, a driveway culvert or a slab in a floodplain, county and state rules can apply, and we check those at the same time and put every answer in the written scope.
Small, rural settings are where steel buildings come up in conversation: a shop, a barn, a barndominium a family will live in. Each one here starts on flat Gulf Coast ground with clay underneath, and the first decisions are about water and soil; the steel comes later. Where does rain leave the pad? How high does the slab sit? Does the site need a soil test before anyone sizes the footings? We answer those before a floor plan is final, because a drawing is easy to change and a slab is not.
For an existing house, the roof work is the familiar list: spring hail, summer straight-line wind that lifts tabs along the edges, Gulf storms between June and November, and an attic that runs hot and wet if it cannot vent. We walk the roof, photograph each slope and give you a written answer. If the roof has life in it, the answer is short. If it does not, the scope spells out the tear-off, the decking allowance, the underlayment and the flashing so you can compare it line by line with anyone else’s.
The jobs that come up here
Large barndominiums are the brief for a household that wants the space a steel building does well: tall ceilings, a wide open living area, a shop bay big enough for real equipment and a porch that wraps more than one side. Barndominium post-frame construction is one way to frame it, with posts set on footings and wood trusses overhead, and it suits buildings that do not need very wide clear spans. Turnkey barndominiums take the project from the slab to the finished interior under one contract, so you are not managing the trades yourself. Whatever the frame, the slab and the drainage come first, and we will not pour until the pad has been graded and compacted to the plan. A porch that wraps two sides also needs its roof tied into the main building with flashing that will not leak at the corner, a detail worth drawing before any steel is cut.
Metal roof installation goes on the new building, with trim and fasteners chosen for Gulf Coast wind and sun. For an existing house, roof replacement covers a shingle roof that has given out, and metal roof replacement covers an old metal roof that has rusted at the fasteners or loosened at the seams. We price the house and the outbuildings as separate lines so you can do them in the order that suits you, and if the house roof is the one leaking, we will tell you to do it first. On a new metal roof we also specify the panel gauge and the fastener pattern in writing, so you know what is on the building.
- Barndominium post-frame construction Post-frame is the other way to stand up a barndominium: laminated wood columns set several feet apart, with girts across the walls and purlins across the roof to carry the metal panels.
- Large barndominiums A large barndominium can hold a big family, a home office, guests and a shop under one roof.
- Metal roof installation Metal is the roof most people picture on a shop, a barn-style home or a patio cover, and it works on houses too.

Plenty of roofs we look at need a repair or nothing at all. If that is yours, you will hear it from us first.
Sandy Point is a city of 207 people. Does it have building rules?
It is an incorporated city with its own government, so we ask the City of Sandy Point what applies to your project before anything is drawn. County and state rules can come in as well for septic systems, culverts and floodplain work. The answers go in the scope with the date we got them.
Post-frame or steel framing for a Sandy Point barndominium?
Post-frame uses wood posts and trusses and suits buildings without very wide open spans. Steel framing clears wider spans without interior posts. We draw both against your plan and lay out the trade-offs before you choose. Either way, the slab design comes first.
What does turnkey cover on a Sandy Point barndominium?
One contract from the slab to the finished interior: site work, foundation, frame, shell, plumbing, electrical and finishes. You deal with one point of contact instead of a dozen trades, and the schedule is ours to keep. Changes you make along the way are priced in writing before they happen.
Can you build a big shop bay into a Sandy Point barndominium?
Yes. The shop bay drives the slab thickness, the door size and the clear span, so we plan it first and fit the living space around it. If you have equipment in mind, bring its dimensions to the first meeting.
Will you replace the house roof and roof a new barn in the same Sandy Point job?
We can. They are priced as separate lines, and you choose the order. If the house roof is leaking, it usually goes first, and the barn follows when its frame is ready for panels. Both can share one dumpster if the timing lines up.
