Alvin’s roofs and remodels, from Highway 35 to Highway 6

In July 1979 Tropical Storm Claudette stalled over Alvin and dropped 45 inches of rain in 42 hours. That is why water comes first in every Alvin job we look at, from a tired shingle roof to a bathroom where the shower has to move six feet across a slab.

Working in Alvin

Alvin was incorporated in 1893, which makes it the oldest incorporated settlement in Brazoria County. Bull ranches took up the open ground here in the middle of the 1800s, and the town grew along the Santa Fe Railroad, taking its name from Alvin Morgan, a Santa Fe employee and the settlement’s first resident. The 2020 census counted 27,098 people on 25.6 square miles, 1.4 of them water. Texas State Highway 35 leads 25 miles north to downtown Houston, State Highway 6 is the other state road through the area, and Hillcrest Village, Liverpool, Manvel, Iowa Colony and Friendswood are the nearest neighbors. Schools here belong to the Alvin Independent School District.

A storm that parks overhead tests a roof differently from one that blows through. The shingles themselves rarely give up first. The weak spots are where water slows down and stacks up: valleys, the joint where a roof meets a wall, the rubber boots around plumbing vents, and the first few feet above the gutters. When gutters overflow in a long rain, water climbs back under the starter course and into the decking, and the damage shows up months later as a soft spot underfoot or a stain in a closet ceiling. On an Alvin roof we check those places first and photograph them, so you see what we see.

Gulf storms reach this far inland as well. The Alvin Library closed in 2010 to repair damage from Hurricane Ike and did not reopen until June 2011. Spring hail, summer wind and the long humid heat do the slower work: algae streaks on north slopes, shingles that go brittle over a hot attic, nails that back out a little more each season. Under the house sits the expansive clay found across Greater Houston, which swells when wet and shrinks when dry, and a slab riding on it moves enough to crack tile grout and make an interior door drag in late summer.

Alvin is an incorporated city, so work inside its limits that needs a permit goes through the City of Alvin’s permit office and its inspectors. Not every Alvin mailing address sits inside those limits. Past the line, city permit rules stop, while county floodplain, septic and driveway rules and state rules can still apply, and we check which of them touch your lot before anything is ordered. If a remodel changes plumbing or adds square footage, plan for an inspection or two; we write those dates into the schedule so nobody is surprised when the crew waits a morning for a sign-off.

The jobs that come up here

Roof replacement is the answer when the shingles have lost their granules across whole slopes or the decking has gone soft, and if your roof has years left, we will say so and leave it alone. Storm damage roof replacement is a narrower job built on photographs of what one storm did, and it is where most insurance questions start; what a carrier pays is between you and the carrier. On an Alvin re-roof we put extra attention into the underlayment at the eaves and valleys and into a leak barrier around every penetration, because that layer is what stands between a stalled storm and your ceiling once water gets past the shingle.

Inside, bathroom remodeling is the job that moves things: the shower, the vanity wall, the drain lines under the slab. Whole home remodeling rethinks a floor plan, and on Alvin clay it starts with a look at whether the slab has moved before any wall comes out, since a wall that seems to be in the way is sometimes the one holding the ceiling flat. Veteran ADA remodeling belongs on this list too, for a curbless shower, grab bars set into solid blocking and doorways wide enough for a chair. Each of these gets a written scope broken out room by room, so you can choose what happens this year and what can wait.

  • Bathroom remodeling A remodel changes the bathroom’s layout: the corner garden tub comes out for a walk-in shower, the toilet moves to its own room, a wall shifts to borrow space from a closet.
  • Roof replacement Plenty of roofs that look tired only need a repair.
  • Storm damage roof replacement After a big storm, Houston neighborhoods fill with trucks and yard signs and people knocking on doors.

Leave it?

Plenty of roofs we look at need a repair or nothing at all. If that is yours, you will hear it from us first.

After a stalled storm, what should an Alvin homeowner check first?

Start indoors: look for stains on ceilings along exterior walls and inside any closet that sits under a roof valley. Outside, notice whether the gutters overflowed instead of draining, because that water works back under the first course of shingles. Then have us get on the roof and photograph what actually took water, so you are dealing in facts rather than guesses.

Who signs off on a re-roof inside Alvin’s city limits?

The City of Alvin’s permit office sets what is required inside the limits, and its inspectors do the sign-off where one is needed. We confirm the requirement for your address before the job goes on the calendar. If your lot turns out to sit outside the city, city rules drop away, though county floodplain and drainage rules can still matter.

Will Alvin’s clay soil cause trouble for a new tile shower?

It can if nobody plans for it. Clay that swells and shrinks moves the slab slightly, and large tile and a mortar-bed shower pan show that movement first. We look for cracked drywall and sticking doors before pricing tile, and if the slab needs a foundation specialist, you hear it from us before any demolition.

Is Alvin too far from Cypress for a roof inspection?

No. We plan an Alvin visit so the roof walk, the measurements and the photos all happen in one trip, and a written scope follows. If the roof does not need work, the scope says that in one line, and that is the end of it.

What does a Gulf storm usually do to an Alvin roof?

Wind gets under the shingle edges at the rakes and the ridge first, and rain driven sideways finds any gap in the flashing around walls and chimneys. After a named storm we check those spots, photograph them and tell you plainly if you need a repair, a section replaced or a full Wind Damage Roof Replacement.

We also work in Hillcrest Village, Liverpool, Manvel, Iowa Colony, Friendswood. The whole list is on the Brazoria County page.

Two owners, both veterans, one phone number. We inspect, photograph and tell you what the job really needs, including when it needs nothing yet. Military families and first responders take 10% off.
