Angleton, the county seat, twenty miles from the Gulf

Angleton sits about 20 miles from the Gulf of Mexico coastline, close enough that hurricane season belongs in every roof decision made here. It has been the Brazoria County seat since 1896, and most of the work we would do in town comes down to keeping wind and water on the outside of the house.

Working in Angleton

Angleton was founded in 1890 near the center of Brazoria County and named for the wife of the general manager of the Velasco Terminal Railway. It was chosen as county seat in 1896 and incorporated on November 12, 1912, and the 2020 census counted 19,429 people. Lake Jackson is about seven miles south. State Highway 288 runs along the western edge of town and leads 43 miles north to downtown Houston, while State Highway 35 passes through the center on its way 21 miles northeast to Alvin. Bailey’s Prairie, Holiday Lakes, Danbury, Richwood and Bonney are the smaller places around it.

Twenty miles of flat ground between a house and the Gulf does little to slow a hurricane. Wind hits the edges of a roof hardest, so the drip edge, the starter strip at the eaves and rakes, and the ridge cap are where a shingle roof here either holds or starts to peel. Rain arriving sideways tests the step flashing and counterflashing where a roof meets a wall, and a joint sealed only with caulk is the one that lets go. Between storms, heat and humidity grow algae on the shaded slopes and cook shingles from underneath when the attic cannot breathe, so ventilation is part of every Angleton roof we look at.

Angleton keeps eight parks, Brushy Bayou Park, Lakeside Park and Freedom Park among them, and every October it hosts the Brazoria County Fair, the largest county fair in Texas. The public schools are run by the Angleton Independent School District. Under the town is the same expansive clay found across Greater Houston, and it matters the moment a remodel touches the slab: a new shower drain, a wall that comes out, a floor that has to stay flat under large tile. We read the cracks in the drywall and the doors that drag before we draw anything, because those are the slab telling you how it moves.

As an incorporated city, Angleton runs its own permitting, so a re-roof, a remodel or an addition inside the limits answers to the City of Angleton’s permit office. The county’s offices are in town too, since Angleton is the seat, and a county building down the street does not change which office handles a lot inside the city. Beyond the city limits there is no city permit to pull, though a floodplain, a septic field or a new culvert can each bring a county or state rule into the job. We sort out which apply to your address before the material is ordered and write the answer into the scope.

The jobs that come up here

For a house this close to the coast, impact-resistant shingles and a careful nailing pattern are worth talking through before a roof goes back on, and so is the edge metal that keeps wind from getting a grip. Wind damage roof replacement is the job when gusts have creased or torn shingles across a slope; a few lifted tabs on one corner are a repair, and we say which it is from the photos. Emergency roofing is the tarp-and-dry-in work after a storm opens the roof, done to stop water tonight so the real repair can be planned in daylight. If you want to know whether a better shingle lowers your premium, ask your carrier.

Inside, bathroom renovation keeps the layout and replaces what is worn: tile, fixtures, the vanity, the exhaust fan that was never ducted outside. Kitchen renovation works the same way, refreshing cabinets, counters and lighting inside the footprint you already have, which keeps plumbing and gas where they are and the job shorter. When a business building in town needs its roof looked at, commercial roof inspection gives the owner a written, photographed picture of the roof before anybody talks replacement. Each scope lists the work line by line, and a line that says no work needed is one we are glad to write.

  • Bathroom renovation If the tub, toilet and vanity are already in the right places, nothing has to move.
  • Commercial roof inspection A commercial roof inspection earns its keep before you buy a building and after a storm you’re not sure about.
  • Emergency roofing When a limb comes through the roof or a storm opens it up, the first job is keeping more water out.

Leave it?

Plenty of roofs we look at need a repair or nothing at all. If that is yours, you will hear it from us first.

Angleton is twenty miles from the Gulf. Does that change which shingle you would put on?

It changes the conversation. We talk about Impact-Resistant Shingles, the wind rating printed on the bundle wrapper and how the edges get fastened, then let you decide what makes sense for the house and the money. A heavier roof is worth it only if it fits both, and we will tell you when it does not.

Since Angleton is the county seat, does the county issue my roof permit?

Inside the city limits, any permit requirement comes from the City of Angleton’s permit office, wherever the county offices happen to be. Outside the limits there is no city permit, and only the county or state rules tied to floodplain, septic or driveway work would come into it. We check your address before the job is scheduled.

What do you do when a storm tears open an Angleton roof at night?

Call us. Emergency Roofing means a tarp or a temporary dry-in as soon as it is safe to get on the roof, and nobody climbs in lightning or a high wind. The permanent fix gets planned once the storm has passed and we can see the whole roof in daylight.

Why does the north slope of my Angleton roof have dark streaks?

That is algae, and it grows where a roof stays shaded and damp in humid weather. It looks bad and rarely means the roof is failing on its own account. If you are replacing the roof anyway, algae-resistant shingles are worth asking about, and if you are not, the streaks are cosmetic.

Can you look at the roof on a small business building in Angleton?

Yes. A Commercial Roof Inspection walks a flat or low-slope roof as carefully as a shingle one: seams, drains, the flashing at rooftop equipment and the deck underneath where we can see it. You get photos and a written report, and if the roof needs only routine upkeep, the report says exactly that.
