Cinco Ranch roofs, from the first 1991 houses to the newest streets

The first Cinco Ranch homes sold in 1991, thirty-five of them, with 110 more framing up behind. Thousands of houses later, the oldest ones out here have stood through more than three decades of Gulf weather, and plenty of them are due for an honest look.

Working in Cinco Ranch

Cinco Ranch is a planned community about 25 miles west of Houston, and its 15,098 homes spread across 8,092 acres in Cinco Ranch I and Cinco Ranch II. The 2020 census counted 16,899 people in the census-designated place. Before any of it was houses, it was part of the Blakely Ranch, whose hands drove ten thousand head of cattle a year to Kansas railheads. In 1937 five Houston oil men bought about 4,880 acres of it, named it Cinco Ranch, and ran it as a working ranch for cattle, rice and peanuts. It was cattle and row crops long before it was streets of houses, which is why the ground is so flat and open. Katy, Mission Bend, Four Corners, Pecan Grove and Fulshear surround it.

Water shaped this place long before the first slab. In 1949 the owners sold 2,500 acres to the Army Corps of Engineers to enlarge Barker Reservoir for Houston flood control, and the Cinco Ranch Bayou Trail runs through a wetlands preserve along the Willow Fork of Buffalo Bayou. For a house here, that history is a reminder to take drainage seriously at the roofline: gutters sized for a summer downpour, downspouts that discharge away from the slab, and valleys that do not dam up. A roof that sheds water well is half the defense of the foundation underneath it.

Cinco Ranch is unincorporated and straddles two counties: most of the land is in Fort Bend County and a slice is in Harris County. There is no city government here, so city building permits do not apply to a re-roof or a remodel. County rules on floodplain, septic, driveways and culverts can, along with state rules, and which county your lot sits in decides which set we read. We check what applies to your address before work starts. A master-planned community this size also tends to have architectural review for exterior changes, so check with your association on shingle colors and patio cover rules before you choose. Pupils here are zoned to Katy ISD, and State Highway 99 is the main road through. The practical constraint on a job here is usually the driveway and the street out front, so we plan where the trailer and dumpster sit to keep the street open for the neighbors.

The jobs that come up here

Houses from the 1990s and early 2000s are the heart of the Cinco Ranch roof conversation. A house that age may be on its original roof or its second, and second roofs were sometimes put on in a hurry after a storm, so we look at the install as closely as the shingles. Roof replacement is the job when the field shingles are worn out. Class 4 shingle replacement is worth asking about if hail keeps finding you; before you decide, ask your carrier what an impact-rated roof does to your premium. We will not promise you a discount we do not control.

Inside, the common call in a neighborhood of thirty-year-old houses is the bathroom. Bathroom remodeling is the right word when walls move or the tub comes out for a large shower; bathroom renovation keeps the footprint and replaces the tile, fixtures and vanity. For a family member who needs grab bars, a zero-threshold shower or a wider doorway, veteran ADA remodeling is the kind of work Geoff Schardien has done for veterans for years. Kitchen remodeling follows the same rule as the bath: if the layout stays, it is a renovation, and the written scope should call it that. Family room remodeling comes up in houses where the original layout split the living space into rooms nobody uses the way the builder pictured.

  • Bathroom remodeling A remodel changes the bathroom’s layout: the corner garden tub comes out for a walk-in shower, the toilet moves to its own room, a wall shifts to borrow space from a closet.
  • Class 4 shingle replacement Switching an existing roof to Class 4 usually comes up after a hail claim or when the old roof is due anyway.
  • Family room remodeling The family room is where the TV, the kids, the dog and the Saturday game all end up.

Leave it?

Plenty of roofs we look at need a repair or nothing at all. If that is yours, you will hear it from us first.

My Cinco Ranch house is on the Harris County side. Does that change anything?

It changes which county’s floodplain, driveway and drainage rules touch your lot, if any touch the job at all. The roof itself is built the same way on either side of the line. Before the job goes on the calendar, we pull up your parcel and read the rules that actually apply to it.

Do I need my association’s approval before replacing a Cinco Ranch roof?

Most master-planned communities review exterior changes, including shingle color, so ask your association before you pick. We can give you the exact product and color name to submit. Material is not ordered until you have the answer.

Is a 1990s Cinco Ranch roof automatically due for replacement?

No. Age is a reason to look, not a verdict. If the shingles still hold their granules and the decking is sound, we will tell you to leave it alone and have it checked again after the next hail season. A 1991 house that already got a new roof after a storm can be in better shape up top than a 2005 house still on its first one.

Why does drainage come up on a roof job near the Willow Fork of Buffalo Bayou?

Because the roof decides where a big summer rain lands. Gutters and downspouts that dump next to the slab put water where clay soil does the most damage. We look at the whole path from ridge to yard.

Can you turn a Cinco Ranch tub into a walk-in shower for a veteran?

Yes. That is accessibility work, and we plan it around the person using it: curb height, grab bar backing, a seat, valve location and door width. It is a different job from a cosmetic refresh, and we scope it that way.
