Friendswood’s roofs and remodels, in Galveston and Harris counties
Friendswood was a fig-growing farm town of fewer than 500 people into the 1940s. It now holds 41,213, reaching from Galveston County into Harris County, and two hurricanes in seven years have taught it a lot about what a house has to withstand.
Working in Friendswood
A group led by T. Hadley Lewis and Frank J. Brown established Friendswood in 1895. Through the 1940s it stayed a small, remote farming community, and its economy rested largely on growing and preserving Magnolia figs. After 1950 the farmland gave way to subdivision home sites, the town became a suburban bedroom community, and it incorporated as a city in 1960. Today it covers 20.9 square miles in northwestern Galveston County, extending into Harris County, and the 2020 census counted 41,213 residents. Friendswood Independent School District serves the city. Pearland, League City, Webster and Nassau Bay are the closest neighbors.
Hurricane Harvey devastated Friendswood in 2017, and Hurricane Beryl did it again in 2024. The city’s major flooding comes from Clear Creek rising, and after storm upon storm, residents began building houses up off the ground to stay above the water. That changes the roofing and remodeling conversation in practical ways. A raised house has taller walls catching the wind and a longer climb between the driveway and the front door, and both of those become part of the job we plan. A raised entry also wants a roof over its stairs and landing, or every rain turns the climb into a slick one.
Wind does its own damage, apart from any water on the ground. Shingles creased at the tab line, ridge caps blown loose and gutters pulled away from the fascia are the usual marks after a hard blow, and many of them are hard to see from the yard. Some shingles lose their seal without tearing off at all, and those are the ones that let go in the next storm. We go up, photograph each slope and show you the pictures at the kitchen table before anyone talks about a full replacement.
Friendswood is an incorporated city, and work inside its limits goes through the City of Friendswood’s permit office, on either side of the county line. The city decides what a re-roof, an addition or a plumbing change requires, and we confirm it before ordering material. Because the floodplain matters so much along Clear Creek, any addition or major remodel here starts with a look at where your lot sits, and we do that before a single drawing. If your neighborhood has a homeowners association, its rules on roof color and material go on the schedule too.
The jobs that come up here
After a wind event, wind damage roof replacement is the line we write when the shingles have lost their grip over most of the roof, so that every new gust tears off a few more. A roof with one damaged slope and a sound remainder gets a repair price instead. Architectural shingle replacement suits a worn three-tab roof on a house whose owners want a heavier shingle going back up. Before choosing between shingle grades, ask your insurance carrier whether the choice matters to your policy, and we will hand you the product sheets they ask for. If the roof has years in it, we reseal what needs it and tell you so in writing.
Inside, the work that makes sense depends on where the house sits relative to the creek. For a raised house or one that has flooded before, bathroom remodeling and kitchen remodeling are chances to move plumbing and cabinets into a layout that works, using materials that tolerate moisture. Home renovation covers the lighter refresh, with new floors, paint, lighting and fixtures in the existing footprint. If someone in the house uses a wheelchair or a walker, veteran ADA remodeling can add a ramp, wider doors and a curbless shower, and on a raised house the way in is the first thing we plan.
- Architectural shingle replacement Plenty of older Houston subdivisions were built with three-tab shingles, and many of those roofs are at the end of their run.
- Bathroom remodeling A remodel changes the bathroom’s layout: the corner garden tub comes out for a walk-in shower, the toilet moves to its own room, a wall shifts to borrow space from a closet.
- Kitchen remodeling A kitchen remodel changes the layout: the sink moves to an island, the wall to the family room comes out, the range gets a hood that actually vents outdoors.

Plenty of roofs we look at need a repair or nothing at all. If that is yours, you will hear it from us first.
Part of Friendswood is in Harris County. Does that change who reviews my project?
Not inside the city. The City of Friendswood’s permit office reviews work within its limits on both sides of the county line. We confirm your address is inside the limits before we start and note it in the scope. If the lot turned out to sit outside the limits, we would check which county and state rules reach it instead.
We are thinking about raising our house. Can you handle the work around the lift?
Lifting the house itself is specialty work outside our trade. The work around it is ours: the roof, accessible entries, and the bathrooms and kitchen on the living floor. We plan that part with you so it fits the lift schedule.
Could Hurricane Beryl have damaged my Friendswood roof if no shingles are missing?
It could have. Wind can break the seal under a shingle without tearing it off, and those shingles lift and fail in the next storm. Gently lifting a few tabs on each slope shows whether the seal held, and we photograph what we find.
After a Clear Creek flood, what should we fix first, the roof or the inside?
Whatever is letting water in now. If the roof is sound, the inside comes first, starting with drying out walls and floors before anything is closed up. If the roof is leaking too, we dry it in first so the interior work is not done twice. Wet drywall and insulation should come out quickly, before mold gets a start.
Is a walk-in shower practical in a raised Friendswood house?
Yes, with planning. The shower pan needs a proper slope to the drain and the floor framing has to carry tile and water, so we check what is under the bathroom before quoting. On a raised house the plumbing below the floor can be easier to reach, which sometimes helps.
