Hunters Creek Village homes and the craft they call for

A 2010 BusinessWeek study named Hunters Creek Village the most expensive suburb in Texas. Houses at that level carry expensive mistakes too, which is why every roof and remodel here gets planned in detail and written down before anyone swings a hammer.

Working in Hunters Creek Village

German farmers settled the land that became Hunters Creek Village and opened sawmills there, and by 1936 the community had a sawmill and several residences. It incorporated in 1954. Between 1960 and 1980 its population climbed from 2,478 to 4,580, and the 2020 census counted 4,385, so the village has held close to that size for four decades. It is one of the Memorial Villages, a collection of upscale residential communities in west Houston, and its 1.9 square miles make it larger than Hedwig, Hilshire, Bunker Hill or Spring Valley Village.

Most of the village lies north of Buffalo Bayou, and homes closer to the water deserve extra attention to drainage, gutters and the grade around the house. On a house in this price range, the details are the job: painted or copper flashing, valleys cut clean, custom millwork protected during work, and stone and tile set by people who do nothing else. If a contractor quotes a high-end job in a single line, ask what is missing. We would rather take longer than redo anything.

Hunters Creek Village is a separate city with its own government, so roofing and remodeling permits come from the City of Hunters Creek Village and not from Houston. We ask the city about work hours and parking rules before the first truck shows up. Get that wrong and the job stops. Students north of Buffalo Bayou attend the Spring Branch Independent School District. Neighbors include Piney Point Village, Hedwig Village, Spring Valley Village, Hilshire Village and Bunker Hill Village, each its own city with its own way of doing things.

Being named the most expensive suburb in Texas in a 2010 BusinessWeek study says something about the houses, and about the stakes of working on them. A mistake on a roof this size is a large mistake: a gutter sized too small, a valley cut short, a flashing detail skipped at a chimney. So we slow the front end down. Before a roof or a remodel starts here, you get a marked-up photo or drawing of every detail that matters, a list of materials by name, and a schedule showing which days the crew is on site and which days we are waiting on deliveries. If something changes, it changes in writing. That is how we would want it done on our own house.

The jobs that come up here

Luxury kitchen remodeling is where most of the planning time goes in a house like this: custom cabinetry, stone fabrication, appliance specifications that dictate cabinet dimensions, and ventilation that actually clears the room. Appliance panels, hood liners and cabinet fillers get measured from the actual specification sheets, never from a showroom brochure. Luxury bathroom remodeling gets the same treatment, with steam showers, heated floors and large-format tile that needs a flat, properly waterproofed substrate. We set allowances and lead times in writing so the showroom visits do not turn into surprises. Dust walls and floor protection go up on day one and stay until the punch list is done.

On the roof, standing seam metal roofing suits some of the newer architecture, laid over a high-temperature underlayment that we specify by name, while traditional houses usually call for a heavy architectural shingle, or Class 4 shingle replacement if hail resistance matters to you; ask your carrier about any premium credit before deciding. Whole home remodeling covers the bigger projects, from reworking an older floor plan to adding a primary suite. Luxury home renovation fits the owner who likes the layout and wants better materials throughout: new floors, millwork, lighting and fixtures, with no walls moved. Composite deck replacement can rebuild an aging backyard deck with boards that will not need staining. Leaving a sound roof alone is also an option we will put in writing. We would rather do one room exactly right than three rooms in a hurry.

Leave it?

Plenty of roofs we look at need a repair or nothing at all. If that is yours, you will hear it from us first.

Which office signs off on a remodel in Hunters Creek Village?

The City of Hunters Creek Village. It incorporated in 1954 and is separate from Houston, so permits and inspections go through the village. We confirm the city’s requirements for contractor parking and work hours when we apply.

How do you handle long lead times on a Hunters Creek kitchen?

We order cabinetry, appliances and stone once the design is final and before demolition, so the kitchen is not torn out while we wait. You get a schedule showing when each item is due and when the room goes out of service.

Is Class 4 shingle replacement worth it on a Hunters Creek Village home?

On a roof of that size and finish, a hailstorm can mean a large claim and weeks of disruption, so impact-rated shingles are worth pricing. Some carriers offer a premium credit for them; ask yours what applies. We put both options on one scope so the difference is clear.

Does a Hunters Creek home near Buffalo Bayou need special roofing?

The roof itself does not change much. What changes is the ground around the house, so we pay extra attention to gutters, downspout extensions and how water leaves the lot, because a roof that drains into a soggy yard ends up as a foundation problem.

What does a steam shower in a Hunters Creek bathroom require?

A fully sealed enclosure, a vapor-proof waterproofing system, a sloped ceiling so condensation runs off instead of dripping, and a dedicated circuit for the steam generator. Skip any of those and the moisture ends up in your walls. We build all of it into the plan from the start.
