Katy, where three counties meet on I-10

Katy began in the mid-1890s as a stop on the MKT Railroad, the line everyone called the K-T, and it took its name from those letters. Today the city sits where Harris, Fort Bend and Waller counties meet, 29 miles west of downtown Houston on Interstate 10.

Working in Katy

Three counties, one city. Part of Katy lies in Harris County, part in Fort Bend and part in Waller, and the appraisal and tax side of your house depends on which. For construction inside the city limits, the City of Katy is the authority no matter which county your lot is in, so a roof on one side of a county line goes through the same city process as a roof on the other. Outside the limits, in the unincorporated land around town, the county takes over, and that is the first thing we check. A Katy mailing address does not prove a house is inside the city, which is why we look it up every time.

The old town has a hard weather history. The Great Galveston Hurricane of 1900 destroyed all but three of Katy’s original homes. Rice built the place back up; the first concrete rice driers in Texas went up here in 1944, and the town incorporated the year after. Then Interstate 10 opened in 1966, Houston’s westward growth arrived, and the rice town around those driers became part of the metro area. The city had 21,894 residents at the 2020 census, and Katy ISD runs the schools.

Cane Island Creek, a branch of Buffalo Bayou, runs through the Katy area, and the land is as flat as the rice fields it used to be. Flat ground and heavy rain mean water has to be sent somewhere on purpose: gutters sized for the roof, downspouts that discharge well away from the slab, and a patio cover or deck that does not trap water against the house. We look at all of that on the same visit as the roof, because a dry attic over a wet slab is only half a job. Interstate 10, US 90, the Grand Parkway and Katy Fort Bend Road are the roads in, and Kingsland Boulevard is one of the main ones once you are here.

The jobs that come up here

On a Katy house the roof conversation usually starts after a storm. Hail damage roof replacement and wind damage roof replacement are different jobs with different evidence, and we document whichever one you actually have, with photos of each bruise or lifted tab. If the roof is simply worn out, roof replacement with impact-resistant shingles is worth pricing next to a standard architectural shingle, so you can decide with both numbers in hand. On a newer two-story house, the parts of the roof that fail first are usually the ones nobody can see from the yard: the low-slope sections over porches and the step flashing where a lower roof runs into a second-story wall.

The rest of the work that fits here is either out back or inside. On a flat lot, composite deck installation and a patio cover make an outdoor room that holds up to the heat without rotting. Inside, kitchen remodeling and bathroom remodeling come up in houses from the I-10 boom years that are now old enough for their original finishes to wear through. Outside the city limits, on larger rural lots toward Brookshire and the Waller County side, barndominium planning is a fair conversation to start, and barndominium site preparation matters more than usual on ground this flat, because the pad has to sit high enough that rain leaves the building instead of collecting around it.

  • Barndominium site preparation A barndo slab is only as good as the ground under it, and the ground around Houston is flat, wet half the year and full of clay that swells and shrinks.
  • Hail damage roof replacement Hail damage on a shingle is a bruise in the mat, soft when you press it, usually with the granules knocked off in a rough circle.
  • Impact-resistant shingles Impact-resistant shingles are built to take a hailstone without cracking through.

Leave it?

Plenty of roofs we look at need a repair or nothing at all. If that is yours, you will hear it from us first.

My Katy house is on the Waller County side. Does that change anything?

For a home inside the City of Katy, the city is still the authority for the work, so the process looks the same. What changes is the county your appraisal and taxes go through. If you are outside the city limits in Waller County, the county seat is Hempstead, and we sort out what applies there before the job starts.

Why did so few of Katy’s first houses survive?

The Great Galveston Hurricane of 1900 took all but three of them. It is a good reminder that the storm that matters most is the one that has not shown up yet. That is why we fasten a new roof with the nailing pattern the shingle maker specifies for high wind, even when the old roof was not.

Is an impact-rated shingle worth it out here on the west side?

It can be. An impact-rated shingle costs more than a standard one, and whether it pays you back depends partly on your insurance carrier, so ask them first. We price both options on the same scope so the difference is plain.

Can you build a barndominium near Katy?

On a rural lot outside town, possibly, and we would start with planning and site preparation. Inside the city on a subdivision lot, lot size and deed restrictions usually rule it out, and we will say so early. Bring your survey and we will tell you which side of that line you are on.

How do you keep water away from the slab on a flat Katy lot?

Gutters sized to the roof area, downspouts carried out past the foundation, and ground that falls away from the house. If a deck or patio cover is part of the job, we pitch it so water leaves instead of pooling against the wall. The roof is only half of any drainage plan.

Two owners, both veterans, one phone number. We inspect, photograph and tell you what the job really needs, including when it needs nothing yet. Military families and first responders take 10% off.
