Needville: the town named on a joke, built on cotton gins
Needville got its name in 1894 from a post office application that asked, as a joke, for the name Needmore. More than a century later it is a city of 3,089 people, forty-one miles from downtown Houston, and the work here is country work done properly.
Working in Needville
August Schendel started the place in 1891 as Schendelville, with his house, a store and a cotton gin. The Galveston, Harrisburg and San Antonio Railway built through in 1918, and by 1920 the town reported 500 people, four cotton gins and an electric power plant. That is a lot of ginning for a town of five hundred, and it tells you what the land around it was for. FM 36 was completed in 1932 and gave Needville all-weather road access, and the Needville Harvest Festival, founded in 1983, still comes around every October.
State Highway 36 runs through town and leads eleven miles north to Rosenberg; FM 360, FM 1236 and Needville-Fairchilds Road carry most of the rest of the traffic. Fairchilds, Pleak and Beasley are the nearest neighbors. A small town in farm country tends to have open ground around it, and on open ground a building takes the wind without much to slow it down. Ridges, rakes and eaves fail first on a roof out here, so we nail the edges to the manufacturer’s high-wind pattern and pay attention to the starter course. FM 360 and FM 1236 run out into farm country, and many properties along roads like those carry a house, a shop and a barn on one piece of land.
Needville is an incorporated city, so permits for work inside the limits go through the City of Needville. Farm and acreage property around town is often outside those limits, where no city permit applies; county floodplain, septic, driveway and culvert rules and state rules can, and some of that land may carry flood-zone requirements, so we ask the county before we set a slab. A house on acreage can also mean a well and a septic system, which matter if a remodel adds a bathroom, and we ask about both before drawing anything. Needville ISD serves the town. Forty-one miles from downtown also means a missing part is a long drive, so we check the order against the measurements before the truck leaves.
The jobs that come up here
Needville is barndominium country if you own the land for it. Custom barndominium construction covers the whole build, from barndominium site preparation on the pad through the shell and the finish, and ranch-style barndominiums suit the setting with a long, low roofline, a deep porch and rooms laid out on one level. Barndominium steel framing gives wide open spans for a shop bay on the same slab. We will tell you plainly what the clay under your site needs before a single column goes up, and if the land is wrong for the building you want, we will say that too.
For houses in town, roof replacement and architectural shingle replacement are the usual roof jobs, and metal roof installation is worth considering on a new house or addition where the roof should last as long as the owner. On shops, barns and equipment sheds, R-Panel metal roofing is quick, durable and simple to repair. Inside, bathroom remodeling and veteran ADA remodeling cover the conversions families need as people age in a house they love. Sunroom construction is another reasonable add on a country house with a view worth sitting in, and it needs the same care at the roof tie-in as any addition. After a hailstorm, hail damage roof replacement is the job only if the photos show bruised shingles; if they do not, you keep your roof.
- Architectural shingle replacement Plenty of older Houston subdivisions were built with three-tab shingles, and many of those roofs are at the end of their run.
- Barndominium site preparation A barndo slab is only as good as the ground under it, and the ground around Houston is flat, wet half the year and full of clay that swells and shrinks.
- Barndominium steel framing Red iron is the structural steel skeleton of a barndominium: heavy columns and rafters bolted into rigid frames that carry the roof, the walls and the wind.

Plenty of roofs we look at need a repair or nothing at all. If that is yours, you will hear it from us first.
What should I ask the county before pouring a barndominium slab outside Needville?
Whether the land carries flood-zone requirements, and what permits a new home on rural property needs. Those answers set the slab height and the paperwork. We design to them; we do not guess.
Can a Needville barndominium have a shop bay and living quarters on one slab?
Yes. Steel framing allows a wide clear span for the shop, and a solid insulated wall with separate air conditioning keeps the living side comfortable. We plan the slab with both uses in mind, including a thicker section where heavy equipment will sit.
Will you schedule around the Needville Harvest Festival in October?
If your street sees festival traffic, yes, we will keep tear-off days off that week. Mention it when you call and we will plan delivery around it. The festival has come around every October since 1983, so it is an easy date to plan around.
What roof should go on a Needville equipment shed?
R-panel metal on purlins in most cases. It installs quickly, sheds water well and can be fixed one panel at a time. If the shed is enclosed and stores anything sensitive to moisture, we add a vapor barrier under the panels.
Can you add a bathroom to a Needville house on a septic system?
Possibly. A new bathroom adds load to the septic system, so the system’s size and condition come first, and the county may need to weigh in. We will not plan the room until we know the system can take it. If the system is undersized, you hear that before you spend anything on design.

We also work in Fairchilds, Pleak, Beasley, Damon. The whole list is on the Fort Bend County page.
Two owners, both veterans, one phone number. We inspect, photograph and tell you what the job really needs, including when it needs nothing yet. Military families and first responders take 10% off.
