Oak Ridge North: one subdivision that became a city on I-45
Oak Ridge North began in 1964 as a subdivision along Interstate 45 and voted to become a city in 1979 to keep Houston from annexing it. It is 1.1 square miles and about three thousand people, ten miles south of Conroe.
Working in Oak Ridge North
The Spring Pines Corporation bought the land in 1964 to build a subdivision beside the interstate. In 1971 Associated Properties Company took over as the chief developer and added more ground. By 1979 residents were worried about annexation by Houston, and they voted to incorporate. The city covers 1.1 square miles, all land, and counted 3,057 residents at the 2020 census. It sits along Interstate 45 about 10 miles south of Conroe and 35 miles north of Houston, with The Woodlands, Shenandoah, Woodloch, Porter Heights and Spring around it. The Conroe Independent School District serves the town.
Because it incorporated, Oak Ridge North has its own city government, and a re-roof or a remodel inside the limits starts with the City of Oak Ridge North’s permit office. It is a small city, so the line is never far away in any direction, and an address on the other side of it may belong to a neighboring city or to unincorporated land with no city review at all. We check the lot before we write the scope. It is a five-minute job that keeps a permit from landing on the wrong desk.
An inspection here starts in the attic as often as on the roof. Daylight through the decking, dark rings around nail tips and a musty smell in August all tell us more than a shingle does. A roof can look tidy from the street and still be rotting at the eaves because the soffit vents were painted shut years ago. We check intake and exhaust ventilation together, and we fix the airflow as part of any new roof, because a new roof over a stuffy attic ages fast. You see the attic photos alongside the roof photos, so the reasoning is on the table.
Hail in spring, summer thunderstorms with wind ahead of them and Gulf storms that reach Montgomery County between June and November all wear on a roof here. Add long humid summers and a roof has four different ways to wear out. Hail bruises show as soft spots and missing granules. Wind shows as creased or lifted tabs. Heat shows as brittle, curling shingles even where no storm touched them. We note which one is doing the damage on your roof, because the fix and the paperwork depend on it.
The jobs that come up here
Roof replacement is the job when an Oak Ridge North roof has worn through on several slopes or the decking is soft at the eaves. Impact-resistant shingles are worth discussing before you pick a product, since they are rated to take hail better than a standard shingle; whether they change your insurance premium is a question for your carrier. Either way, ventilation gets corrected as part of the job, and any rotten decking is photographed before it is replaced so you know exactly what you paid for. Architectural shingle replacement is the middle path for a house that does not need impact ratings: a heavier dimensional shingle over new underlayment, with the flashing redone at every wall and pipe. We lay the options out on one page so the trade-offs are easy to compare.
Inside, bathroom renovation updates tile, fixtures and lighting without moving walls. Veteran ADA remodeling is the job when someone in the house needs a zero-threshold shower, grab bars set into solid blocking, wider doors or a lower vanity, built around the person who will use the room. Family room remodeling opens up or reshapes the main living space when the old layout boxes you in. We walk the house with you first and tell you which of these will make the biggest difference, and which can wait. On accessible work, the person who will use the room has the final say on heights and clearances, so we measure from their chair, walker or reach before anything is framed. Grab bars go into blocking we install inside the wall, never into drywall anchors.
- Architectural shingle replacement Plenty of older Houston subdivisions were built with three-tab shingles, and many of those roofs are at the end of their run.
- Family room remodeling The family room is where the TV, the kids, the dog and the Saturday game all end up.
- Impact-resistant shingles Impact-resistant shingles are built to take a hailstone without cracking through.

Plenty of roofs we look at need a repair or nothing at all. If that is yours, you will hear it from us first.
Why did Oak Ridge North become a city?
Residents voted to incorporate in 1979 because they were concerned about being annexed by Houston. That vote is why the town has its own permit office today. For a building job, it means the city reviews work inside its limits. The line is close in every direction, so we check which side of it your lot is on.
Can you tell if my attic is cooking my shingles?
Usually within a few minutes in the attic. We look for blocked soffits, too little exhaust at the ridge, dark rings around nail tips and brittle shingles on the sunny slopes. If ventilation is the problem, it gets fixed with the new roof, or the new roof will not last. A thermometer in the attic on a sunny afternoon tells the same story in numbers.
Will impact-resistant shingles lower my insurance in Oak Ridge North?
Ask your carrier before you decide. Some carriers offer a discount for impact-rated roofs and some do not, and the terms change. We give you the product rating in writing so you have it for that conversation. If your carrier does offer a discount, it may ask for that paperwork after the roof is on.
Can you widen doorways for a wheelchair in an existing house here?
Usually, yes. Interior doorways can often be widened by reframing the opening and moving the switch or outlet beside it. Load-bearing walls need a header sized for the new span, and we confirm that before we cut. A wider door also wants a lever handle and clear floor space beside it, and we plan for both.
Do you cover the I-45 corridor between Spring and Conroe?
Yes, the whole stretch. Oak Ridge North, Shenandoah, The Woodlands and Conroe are all on our map, and we group visits along the corridor when we can. That keeps the wait for an inspection short. After a bad storm, open roofs get crews before anything else.
