Rosharon, where FM 521 meets FM 1462

Rosharon is a census designated place of 1,362 people at the crossing of Farm to Market Roads 521 and 1462 in Brazoria County. It has no city government, so the first thing to settle on any job here is which county and state rules touch your property, and the second is usually the roof.

Working in Rosharon

Cotton and sugar plantations settled the Rosharon area before the Civil War. The stop on the Houston Tap and Brazoria Railway, completed in 1859, was first named Masterson’s Station after a nearby plantation. Around 1900 an estate near Rosharon was named the Rose of Sharon Garden Ranch for the many Cherokee roses growing there, and in 1935 the South Texas Water Company set up in Rosharon, digging canals to irrigate rice that brought some seventy-five to eighty rice farmers to the area.

Neighborhoods in the area include Savannah Plantation, Lakes of Savannah, Sterling Lakes and Sierra Vista. Most residents commute to jobs in nearby towns, and students in the census designated place attend Angleton Independent School District schools. Sandy Point, Bonney, Iowa Colony, Sienna and Arcola are the neighbors, and Chocolate Bayou is the nearby water. That mix of planned neighborhoods and open rural ground means the questions on one lot can be very different from the questions on the next.

Rosharon is unincorporated. No city government sits over it, so city permit rules are not part of a roof or remodel here. County floodplain, septic and driveway culvert rules and state rules can still apply to a given lot, and in a neighborhood with an HOA, its rules apply on top of those. We work out what touches your address before anything is ordered, and the answers go into the scope in writing, so the HOA letter and the county question are settled before the crew is scheduled.

Since most Rosharon residents commute to jobs in other towns, we plan around an empty house: an access arrangement you are comfortable with, photos sent at the end of each day, and a call if anything turns up under the shingles that changes the plan. The roof work itself is what you would expect on flat Gulf Coast ground: spring hail, summer wind at the edges, and heat that ages a roof from the attic side. We show you which of those your roof has seen and how much life it has left.

The jobs that come up here

Asphalt shingle replacement is the standard re-roof for a worn shingle roof in Rosharon’s neighborhoods, tearing down to the decking and rebuilding with new underlayment, flashing and shingles in the color your HOA approves. Hail damage roof replacement is the narrower job after a specific storm, documented slope by slope before anything comes off. If the hail missed your roof, the photos will show that too, and the answer is no. On rural ground, a barn or shop roof can be priced on its own line during the same visit as the house. Underlayment, starter strip, drip edge and ridge vent are spelled out in the scope, so you can see what goes under the shingles you will never look at again.

Kitchen remodeling reworks a kitchen whose layout fights you: an island added, a wall opened to the living room, the sink moved to the window. On a slab, moving the sink or adding an island sink means trenching for drain lines, and we plan that cut before the cabinets are ordered. Bedroom remodeling covers the primary suite that needs a larger closet, a reworked bath connection or a wall moved, and it often pairs with a bathroom job done at the same time so the dust happens once. Each gets a measured drawing before demolition. Where an island sink goes in, we also plan the vent for its drain, which island plumbing needs and which is easy to forget until a slow drain finds it.

Plenty of roofs we look at need a repair or nothing at all. If that is yours, you will hear it from us first.

Rosharon is unincorporated. Do I still need anything approved for a re-roof?

No city permit rules apply here. County floodplain, septic and culvert rules and state rules can apply to some projects, and if your neighborhood has an HOA, it will likely want to approve the roof color. We check all of that before ordering. A shed or barn on acreage can raise a different question than the house does, so we ask about each structure separately.

I commute and I am gone all day. Can you work on my Rosharon house while I am at work?

Yes. We agree on access ahead of time, send photos at the end of each day and call if we find something that changes the plan. You come home to a clean driveway and a roof that is closed up for the night. If you prefer, we text the photos instead.

Does my Rosharon neighborhood HOA have to approve a new roof?

If your home is under an HOA, it usually approves color and material. Check your community’s rules or ask the HOA directly, and we will price from whatever it approves and hand you the spec sheet to submit. If the HOA asks for a sample board, we bring one to the house.

How much of a Rosharon kitchen remodel is plumbing under the slab?

Only as much as moves. If the sink stays put, none. If it moves to an island or across the room, we saw-cut and trench the slab for the drain, then patch it before the cabinets go in. The patched floor gets leveled before new flooring goes over it.

Can you tell if hail actually hit my Rosharon roof?

Yes, by getting on it. Hail leaves bruises that break the shingle mat, usually on the slopes facing the storm, plus dents in vents and gutters. If we do not find them, we say so and leave it there. If we do find them, you get the photos for your own records and for your carrier.
