South Frydek, Austin County’s city since 2019

South Frydek incorporated in May 2019 under the name Gloster and changed to its current name seven months later. It is a city of 207 people in Austin County, and most of what follows is about the work itself and how we would go about it on your property.

Working in South Frydek

The 2020 census counted 207 residents in South Frydek, and the Sealy Independent School District serves the city. Brazos Country, San Felipe, Sealy, Simonton and Wallis are its neighbors. It belongs to Austin County, which is mostly agricultural and is crossed by Interstate 10, U.S. Highway 90 and State Highways 36 and 60. The record names no roads inside South Frydek itself and says nothing about its houses, so we do not either. For a builder, a short record is no problem; it just means the homework happens on your lot instead of in a file.

Being a city, even a young one, South Frydek has its own government, and that government is the first one we ask about a re-roof, a remodel or a new building inside its limits. We put the question to the City of South Frydek for your lot before scheduling, and if county or state rules on floodplain, septic or culverts apply as well, we find those at the same time. Every answer, including any that says nothing is required, is written into the scope.

The useful facts for a roof or a building on your property are the ones we collect on site: the pitch and condition of each roof, the state of the decking at the eaves, how the attic breathes, where the yard drains and what the soil looks like where a slab would go. Our first visit gathers all of that, with photos, and the scope that follows is built from it. You see the same photos we do, so the recommendation is something you can check. A first visit runs an hour or so for a house and one outbuilding, longer if there is more to see.

Austin County gets the weather that crosses the rest of Greater Houston’s western edge: spring hail, summer storms with straight-line wind out front, and Gulf systems that reach inland between June and November. Flat ground and clay soil mean water and slab movement are part of any new building plan here. On an existing roof, those same storms leave bruises, creased tabs and lifted flashing, and the attic heat between storms ages shingles faster when ventilation is short. We check every one of those on a first visit, however new or old the roof looks from the street.

The jobs that come up here

Modern barndominiums suit an owner who wants clean lines on open ground: a low-slope or single-pitch roof, large windows protected by deep overhangs and simple metal siding. In Gulf Coast heat the glass has to be low-E and shaded, or the big windows turn the house into a greenhouse by June. Barndominium site preparation comes before any of it, a pad built up and graded so water leaves the building, and the slab is designed for the clay instead of copied from a plan book. If the site needs a soil test, it happens before the slab is drawn.

For an existing house, roof replacement covers the shingle roof worn out across its slopes, with new underlayment, flashing and ventilation. Deck installation adds a deck off the back with footings set in firm soil, framing spaced for the boards you choose and hardware rated for humid weather. Home renovation covers the interior refresh that keeps the layout, floors, paint, trim, fixtures and lighting, done room by room so you can live in the house while it happens. Each of these is priced as its own line, so a deck can wait a season if the roof cannot. If a roof needs only a few shingles, a repair is what we write up.

  • Barndominium site preparation A barndo slab is only as good as the ground under it, and the ground around Houston is flat, wet half the year and full of clay that swells and shrinks.
  • Deck installation A new deck in a Houston backyard has to deal with soil that moves, air that stays damp and termites that never take a season off.
  • Home renovation Most houses we walk through don’t need a single wall moved.

Leave it?

Plenty of roofs we look at need a repair or nothing at all. If that is yours, you will hear it from us first.

Why did South Frydek change its name from Gloster?

The record says the change came seven months after the 2019 incorporation, and it does not give the reason, so we will not make one up. For a building job, what matters is that the City of South Frydek is the government to ask, and we ask it for you before scheduling.

Does the City of South Frydek have rules for a new steel building?

We ask the city before anything is drawn and put the answer in writing. County and state rules on floodplain, septic and culverts can apply too, and we check those at the same time, so the design starts from the real requirements instead of a guess.

What does a modern barndominium look like on a South Frydek lot?

Clean lines, a low-slope or single-pitch roof, big windows under deep overhangs and simple metal siding. We draw it against your lot so the windows face where the shade is, and we spec glass that keeps the heat out instead of letting it in. Ceiling fans and a vented roof help in July.

Do you build decks in South Frydek?

Yes. Deck Installation starts with footings in firm soil, framing spaced for the boards you pick and corrosion-resistant hardware. Composite boards cost more up front and skip the staining, and treated wood costs less and needs sealing every couple of years. We price both.

What will you check first on a South Frydek roof?

The edges and the flashing, since that is where wind and water start. Then the slopes for hail bruising, and the attic for stains and ventilation. You get the photos with the written report and a plain statement of what the roof needs, if anything. If the roof is fine, the report is short.

We also work in Brazos Country, San Felipe, Sealy, Simonton, Wallis. The whole list is on the Austin County page.

Two owners, both veterans, one phone number. We inspect, photograph and tell you what the job really needs, including when it needs nothing yet. Military families and first responders take 10% off.
