West Columbia, where the first Texas Congress met in 1836

On October 3, 1836, the First Congress of the Republic of Texas met in West Columbia, then called Columbia. Today the city of 3,644 sits at the intersection of Texas Highways 35 and 36, 55 miles southwest of downtown Houston and about 2 miles west of the Brazos River.

Working in West Columbia

Josiah Hughes Bell established Columbia in 1826. Growth picked up again after the large West Columbia oil field was discovered in 1918, and the town became a local center for rice and cotton farming, petroleum and sulfur production. A replica of the first capitol was built here in 1977, and the Varner-Hogg Plantation operates as a state historic site just outside town. Students attend the Columbia-Brazoria Independent School District, and East Columbia, Holiday Lakes, Bailey’s Prairie, Damon and Angleton are the neighbors. The town’s history runs back to the Republic of Texas, and the work its houses and shops need today is the same work any Gulf Coast roof needs.

West Columbia is an incorporated city, so a re-roof, a remodel or a storefront renovation inside its limits answers to the City of West Columbia’s permit office. We check what the city requires before scheduling. Past the city limits the city’s rules end, and what remains are county and state rules on things like floodplain building, septic fields and culverts; a lot near the river gets the floodplain map checked first. Every answer goes into the scope so the job does not stop for a question we could have asked up front.

A small commercial building has different roof problems from a house. Low-slope roofs hold water longer, the seams and the penetrations for rooftop equipment are where leaks start, and a flat roof that ponds after a rain is wearing faster than one that drains. A house roof here faces the familiar Gulf Coast list: spring hail, summer wind at the edges, and tropical storms between June and November. We inspect each kind on its own terms, and the report you get says which kind of trouble you have and how urgent it is.

Clay soil and flat ground are under everything here, and they matter most when a remodel touches the slab or a new structure goes up. Before a bathroom or kitchen gets new tile, we check for the cracks and sticking doors that show a slab has moved. Before a new building is designed, we look at the drainage and the floodplain status of the lot. That order saves money and arguments, and it means the expensive decisions are made with the facts in hand. If a remodel uncovers something that changes the plan, such as rotten framing behind a tub, you see a photo and a price before we go on.

The jobs that come up here

Commercial roof repair is the right first call for a business roof with a leak at a seam, a curb or a drain, and we will say so when the roof needs only a repair. Commercial roof inspection gives an owner a written picture of the roof’s condition with photos, useful before buying a building or budgeting for next year; an inspection before closing is roof money well spent. Retail remodeling reworks a storefront or sales floor, phased so the doors can stay open where that is possible, and we plan the noisy work around your hours. When the business owner and the building owner are different people, the report goes to both so the repair decision does not stall.

For houses, roof replacement covers the roof that has worn out across its slopes, and storm damage roof replacement the one a specific storm tore up, documented with photos before tear-off. Bathroom remodeling handles a bath where things need to move, and on a slab that means planning where the drains will run before the first tile is chosen. On houses near the Brazos, we also check that downspouts carry water well clear of the foundation, since that is the easiest drainage fix there is. If the house only needs a tune-up, a few shingles and a pipe boot, that is what we write. A storm-damaged roof also gets its gutters checked, since a dented gutter that holds water pulls away from the fascia over time.

  • Bathroom remodeling A remodel changes the bathroom’s layout: the corner garden tub comes out for a walk-in shower, the toilet moves to its own room, a wall shifts to borrow space from a closet.
  • Commercial roof inspection A commercial roof inspection earns its keep before you buy a building and after a storm you’re not sure about.
  • Commercial roof repair Water on a ceiling tile is almost never directly under the hole that let it in.

Plenty of roofs we look at need a repair or nothing at all. If that is yours, you will hear it from us first.

Does the City of West Columbia need a permit for a storefront remodel?

Commercial work that changes walls, plumbing or electrical often needs one, and the City of West Columbia’s permit office sets the requirement. We check before scheduling and build any inspections into the plan so the store is not left waiting on a sign-off.

The flat roof on my West Columbia building ponds after rain. Is that a problem?

Standing water that stays more than a couple of days wears a flat roof faster and finds every weak seam. Sometimes a new drain or a cricket fixes it, and sometimes the roof needs replacing. We inspect and tell you which, with photos of where the water sits.

Can you keep my West Columbia shop open during a retail remodel?

Often, by phasing the work and doing the loud parts outside business hours. We lay out the phases in writing before work starts, and if closing for a few days is the better option, we tell you that instead. Either way, the store is left clean at the end of each day.

What should a West Columbia homeowner expect during a roof replacement?

One day of tear-off and dry-in for most houses, and a second for shingles and cleanup if the roof is large or complicated. The crew covers landscaping, runs a magnet for nails and hauls everything away. You get photos of the decking before it is covered.

Is a commercial roof inspection worth it before I buy a building in West Columbia?

Yes. A written report with photos tells you what you are buying and gives you something concrete to negotiate with. If the roof is sound, you buy knowing that, and if it is not, you know the size of the problem before you sign.
